@Badgerbadger88 I can't believe the EA said that! If they don't want or can't be bothered to work with people at your price point then they shouldn't represent houses at that price point! Do the vendors know their EA is treating you that way? As a seller I would be mortified and renegotiating my % fee as they obviously aren't doing their job properly!!

After a lot of conversations with vendor, neighbour, solicitor, tree surgeons, architect friends, builder friends and my FIL who is a landscape Gardner we have decided to proceed with the purchase! Neighbour has agreed to deal with the tree, we are going to dig a trench along side of property and put in root defences and house seems structurally sound so we can definitely insure it. So fingers crossed we are back on track. It will cost us a little bit extra to do the trenching but thankfully we have family and my DH and his best mate who are very handy and can do most of the work themselves.

I don’t think the vendor is mature enough to care. I can’t say too much about the situation as it’ll be quite outing.

But the vendor seems clueless and spoilt Sad we’re literally waiting for one piece of paper and then we won’t need the estate agents (hopefully) as much in the future.

Our buyers are so lovely. We are lucky and we’d be silly to lose them.

We’re going to give it until the end of the week & see what happens probably nothing

Gosh this thread has moved so fast.
Just a quick update and then I'm going to put the kettle on and have a proper read and reply to everyone.

I've appointed a solicitor and our sale is going ahead.
After seeing some horrible disgusting houses that estate agents have the nerve to call ready to move in to, this morning I finally found one that actually was.
Viewed it with one of my DD's and she was even more impressed than I was which given her dislike of everything is a miracle. I think the abundance of very nice bars and restaurants within staggering distance helped.
The house is part a deceased estate of over 30 properties so I have offered 5k off the asking price. I figured it would be a drop in the ocean to the beneficiaries.
I am sat here biting my nails waiting for a phone call - it's nothing like Kirsty & Phil with an instant call back us it?
DH hasn't even seen it but he will love it - tbh he's past caring.

@maybenexttime08 Wow 8 weeks just to port is a lot! We’ve been told now it’ll take at least another fortnight taking us up to 10 since we put our application in. So frustrating when there’s nothing you can do isn’t it!

@Badgerbadger22 I usually raise a first set of enquiries on the title documents/Property Info Form etc. whilst waiting for searches, some solicitors do all their enquiries at once when the searches arrive, so depends how yours works Smile

Joining the thread!

We’re 10 weeks into our offer being accepted on a place, 9 weeks since instructing a mortgage broker and 8 since the mortgage application went in. Still no mortgage offer and we were told today the earliest we could even go to underwriting stage is next week, so who knows how much longer an offer take. We’re at 80% LTV. Is anyone else having such massive delays with the mortgage?

We offered 6 weeks ago, instructed broker the next week & applied for mortgage 23rd Sep.

Sent all docs off on 6th Oct, got confirmation of their receipt same day & were told they’d be assessed within 5 working days & theyd let us know if anything else was required.

The valuation was done yesterday and was satisfactory & they have come back & said they will now assess the documents and update us after 6 working days. So it appears nothing we submitted has actually been looked at 🙄

We are on week 12, all searches and enquiries are done, mortgage has all been signed and now it's just a case of waiting until the rest of the chain are ready to exchange. I'm hoping we have a date by the end of the week. 3/4 of the house is packed up and I don't want to live in cardboard city anymore.

After chasing our solicitor for what felt like ages they have finally sent the draft contract to our new buyers so they can apply for searches. Seeing as I thought this was done two weeks ago I'm not pleased. I can only hope that the two weeks I've been quoted for searches locally is correct and there aren't endless queries resulting from them. Everyone else in our (three house) chain is ready and eager to go. But buyers also now want a survey for which first available date is mid November. Then it takes time for the report so realistically not looking at an imminent exchange. Really frustrating. We are now 17 weeks in although we have changed buyers in that time.

Completion date agreed today of 3rd November, 14 weeks after we had our offer accepted. We waited an eye watering 8 weeks for searches to come back.

We've signed everything today and exchange should be happening very soon. The end of the road is nigh. Would have moved next week but all the removals firms are fully booked.

What would you do in our situation. We are ready to exchange. The chain above us has crashed. But our vendors are willing to go into rented. They're finding somewhere but don't appear to be in a rush.

Our house is quite niche in that it's a large, highly specced semi. We've sold at a brilliant price.

Today, a no chain property has come up £100k less than what we're buying. The close isn't as prestigious but it's detached, in a quiet close and needs work, which is what we want.
We've booked a viewing for tomorrow.. we're going to give our vendors a timescale of a few days or we're going to complete and go into rented and/or buy this other house.

It feels out of order but I feel like we need to do something..

My mortgage consultant from nationwide called today for a chat before my proper appointment to apply next week and said they are averaging 20 working days to complete applications! Not sure if this was just for porting though. Hope it stays that way 🤞especially as we've gone into lockdown in Wales 😫

@baxdream wouldn't you be starting again with searches, solicitors, mortgage etc.? Not to mention the money your vendor has spent on solicitors too..
The chain above you hasn't collapsed if the vendor is willing to go into rented.

We are 8 weeks into our sale process, waiting on HSBC to confirm our offer, which is now sitting on the underwriters desk for the final final final check and sign off - roll on Monday!

Our survey was done on Monday, searches should be returned by Friday and aside from a couple of outstanding queries we are pretty much done.

Still hoping to exchange early November and be in our new house by the end of November.

I must remember to be patient!

@NewHouseNewMe I don't want to go into too much detail but trust me when I say the top of the chain collapsed.
I'm willing to buy our vendors house but I cannot wait forever. Our mortgage offer runs out soon, which he knows.
The rental is the last option for our chain to have a chance of working. Please don't make me out to be the bad guy. I'd lose far more money here.

We seem to be in mortgage hell.

Pressure continues from top of chain , and every couple of days our mortgage asks for more documents (Santander).

Everything that is asked for we send in the same day. We then have to wait a week for a response and the new documents get approved , but then further documentation is asked for.

My broker is pulling his hair at. Last weeks request was to reword "dear sir/Madam" to "dear who whom it may concern " ?!?!?

Sad oh gosh what a shit week for lots of people.

We still have a buyer for now - we have a week to find elsewhere. There are only two properties in our price range within 5 miles radius of DC’s school.

We’re literally at the bottom of the market and prices for property has shot up.

We’re looking at house ASAP that I’d never usually consider in a location I’d never usually consider. it isn’t “forever home” and it needs a lot of love and work to make it nice Sad
