Our vendors estate agent couldn’t even be arsed to show up for a 2nd viewing and then they got arsey with me because I got arsey with them!

Not impressed at all. And they’re still lying about progress Sad

We have no reason to trust the vendor, their solicitors or their estate agents.

Sounds like the entire purchase will be a drawn out hellish battle.

Sad and I can’t arsed!!

Oh @Badgerbadger88 I’m so sorry to read that. Can’t believe they said they have more expensive clients, what an arse!

If it makes you feel any better we had an arsehole vendor and estate agent with the last house. Dragged everything out for months and never seemed to get anywhere. We only stuck it out as long as we did as we loved the house, but eventually decided enough was enough and resumed our search. The house we’re now buying is absolutely perfect for us, far better than the first one and the sellers are utterly lovely and have been a pleasure to deal with so far. So if it does go pear-shaped I’m absolutely certain it’ll be because there’s something better out there for you x

@PointyMcguire we thought this one was going to be a house we could live in for years and years. Dare I say “forever home”. Blergh I usually hate that phrase but it’s how we felt.

We don’t know what to do! Anyone have any advice? Sad

Thing is - we will lose our buyers and we won’t get this much ££ for our property again. We were very lucky and she’s so lovely. It’s just so unfair

Bloody hell @Badgerbadger88 I can't believe he actually said that Shock mind blown! Is there anybody there you can complain to?

You're definitely not unreasonable chasing a contract pack after 3 weeks, although sadly a lot of people are veeeery laid back at returning their paperwork to their solicitors Hmm (unless they have and their solicitor is the slow one!)

Honestly, if the house really is "the one", I think I'd grit my teeth and carry on with it. You need your solicitor to be on side and on the ball with keeping the pressure on the other parties though.

My solicitor is amazing. She really truly is! Smile

EA wise there’s nobody to complain to as there are just two partners. And they’re both horrible.

The Vendors solicitors were supposed to be amazing but I can’t see any proof of this yet - just lots of fibbing and they’re VERY slow.

Imagine what it’ll be like getting the enquiries answered for that house Sad literally sobbing at the thought!

@Badgerbadger88 how often do you get updates from your solicitor? Not sure if I should just email once a week asking for an update in sale and purchase. When I filled in my initial client forms it asked how often I wanted updates and I wrote 'whenever there is one'. So far don't get any info unless I ask.

@lollypop345 our solicitor contact us everyday with the lack of update (because we’re waiting for paperwork). She’s amazing.

Until that happens - she’s contacting us daily to let us know that she still hasn’t received the stuff she’s expecting. We aren’t chasing her Smile

@Badgerbadger88 can you do what we’re doing and move into rented in the meantime so you don’t lose your buyers? I know it’s not ideal, and it’s an added stress but might be worth it in the long run.

Joining the thread!

We’re 10 weeks into our offer being accepted on a place, 9 weeks since instructing a mortgage broker and 8 since the mortgage application went in. Still no mortgage offer and we were told today the earliest we could even go to underwriting stage is next week, so who knows how much longer an offer take. We’re at 80% LTV. Is anyone else having such massive delays with the mortgage?

I want to move up North nearer family, DH wants a bigger house locally. So many decisions.

@ScottishDream congratulations! I think 15k below asking is really decent in the current climate. It’s so tricky deciding what to do isn’t it! But you’ll have loads of places to look at and consider on Rightmove, which is so exciting!

So we finally exchanged yesterday! No idea what was actually going on as when the EA finally got hold of our buyer they asked why we hadn’t exchanged yet?! We suspect the solicitor had missed the highway searches and was doing a certain amount of arse covering, but hey it doesn’t matter now as we’re finally sold! Grin

According to our solicitor and broker we’re expecting the searches back and the official mortgage offer by the middle of next month so hopefully still on track for our December completion date.

@PointyMcguire that’s great, but I’m really confused - how come you’ve exchanged without having a mortgage offer. I’m guessing it’s mortgage in principle?

@Lilothblos We ported our mortgage with TSB and it took 8 weeks! We finally got the green light this week.

I think it's taking a lot longer for most mortgages at the moment..

@tigerbear our buyer wasn’t willing to wait to let us link the sale to our new purchase so we’ve exchanged on the house we are selling to avoid losing our buyer.

We have an AIP for the house we’re buying and we’re only borrowing 40% of the new house value as the rest is covered by the sale of our house so we’re relatively confident the formal offer won’t be an issue.

Is this not the normal approach? We’ve never sold before so have just followed our solicitor and broker’s advice but now I’m worrying we’ve missed something Blush

We had an offer accepted 6 weeks ago, in a 5 house chain 😭 We are beginning of chain as we sold our property 2 years ago and have been living in rented since.

Unfortunately estate agents are who I used to sell my last property and were useless (& liars!) then as well as this time round it seems

We have used on online conveyancer who are great, sellers solicitor very slow though!

Would love to exchange by 1st December as that is when I return to work from mat leave and I need to know where on earth to send my baby to nursery (as we are moving into a different area) I can see we are going to have to register in 2 places and pay 2 lots of nursery fees for one month as cant risk being without a place 😑

We applied for a mortgage with Natwest 23rd September via a broker (who is also useless & requires constant chasing!) but have heard nothing yet, building survey was done yesterday and all our documents received by them 6th October.
Anyone any experience with them?
Broker said 1 calendar month for an offer.

When I sold my last property it was no chain, buyer was buying to let & we were moving to rented but it still took 5 months.
However the buyer was actually another estate agent who needed to remortgage one property to buy mine .... my estate agents told me he was a FTB with a MIP.

My friend completed last month in a 5 chain in 12 weeks so hoping for the same.
Although your stories and previous experience doesnt bode well.

2 house we viewed and lost out on have also come back onto the market after 3 months under offer which makes me nervous!

Where we are buying houses are selling at 'best and finals' over asking, which seems odd in current economic climate, but we want to get on with life and not sit around waiting.

We are basically waiting on conveyancing now.

No idea why estate agents lie. Our vendors estate agents lie so much they can’t keep with themselves.

I’ve already been in tears today because of them.

I hope NatWest's ears are burning. Our buyers are waiting for them to get their fingers out also, and our estate agent has said it's not unusual for NatWest to be unreasonably slow

I know having the same thing. it's now coming up to five months. my agent told me a month ago that the buyers had started the searches and last week that they had started the enquiries. According to my lawyer they have yet to hear anything from then.
