We just found out that our vendors estate agent has outright lied to us about the progress our vendor has made with sending her info to her solicitors.

Why do estate agents do this? Sad and how do we trust them again??

We had the opposite. Our vendor told me they were ready but the EA told us there was an outstanding issue

Joining here. We are week 14 in selling my late FIL’s house, so a probate sell. It sold on the first viewing for full asking price, no chain first time buyers with a good deposit. It took us a while to get deeds from Solicitors, mortgage inspection, home buyers inspection and now the hold up is our end with a problem at land registry, apparently my in laws were noted as tenants, so the property now has to be put in our names before contracts can be done. It’s taken over 4 weeks since this was requested and hopefully it should be changed this week. It should have been a very straightforward sale. My Solicitor is very good, but has had 4 one week holidays since August, so it’s getting frustrating at the moment.

I don’t think it’ll be getting any easier for any of us with local lockdowns etc

Sad I bet Land Registry are more clogged up than usual. And banks etc.

I feel really down about it all.

So our buyers continue to dick about. Last week they threatened to walk if we wouldn’t exchange by Friday so we bent over backwards to meet their deadline and had contracts back to the solicitor within an hour of receiving them. Friday comes and the EA calls to check in and proceeds to tell us the buyers will try to get their paperwork back before the end of the day but it may now be Monday, not ideal but in the grand scheme of things fine.

We check in with the solicitor today who confirms everything is on track for us to exchange today. 4pm comes and the solicitor drops us a line to say they are now querying a small strip of grass that runs between our drive and the pavement (council owned and every house on the street has it) as they’re worried someone could block access to the property. We have a dropped kerb giving access to the drive so no issues with access. Solicitor has asked why this is coming up so late in the day when it would have shown on highway searches, EA is equally unimpressed as he’s been dealing with their endless demands and watching us do everything we can to accommodate even when it’s adding more stress to our load.

We’ve just instructed the removals company for 2 weeks time and booked someone to come in and do a deep clean ahead of completion and now I’m stressing that they’re about to pull out just when it felt like everything was coming together Sad

@Badgerbadger88 thank you! I honestly don’t understand what they’re playing at. The solicitor has said if they haven’t done highway searches it’ll be at least another 2 weeks until they get them, which could be a silver lining as we could potentially then link the purchase. BUT I worry that just gives them more time to change their mind.

DH is threatening to stop picking up the dog poo in the garden Grin

Update from the solicitor, it seems they skipped the highway search which would have flagged the small strip of land is local authority land and doesn’t heed access in any way! They’re currently demanding we split the cost of indemnity insurance, solicitor has advised it’s on them to do the appropriate searches and prove it could pose an access risk so we are under no obligation to contribute to the frankly unnecessary insurance. Will see what tomorrow brings, hopefully we’ll get to exchange but after who knows after their latest stunt!

Hope it's ok to join 😊 sold my house 2 weeks ago and had an offer accepted on a home 4 days ago! So far all good. House we are buying had already sold but chain fell through so went back up, contract has already been sent to my solicitor and searches started today. the vendor is chain free forward and my buyer is chain free so really hoping the process is simple and straightforward, reading through this thread has given me loads of anxiety 😱🙈 my buyer wants to complete 2nd December.

@Lurchermom we’re going into rented with 2 greyhounds in tow assuming our buyers get their act together. It should only be for 4-6 weeks so we’re looking at dog friendly airbnbs and trying to make a bit of an adventure of it.

@lollypop345 same as us!! Christmas is unlikely for us Sad our searches are 6-8 weeks. Gutted (our buyer wants to be in for a Christmas though....)

@lollypop345 we have a similar chain and are hoping to be in by Christmas assuming our buyers stop messing around.

@Badgerbadger88 ahh that sucks. Never realised how stressful selling and buying was! I was a first time buyer in a new build with my current home and it was so easy and quick. I'm 25 weeks pregnant too, so would just love to be in before I get too big to function and especially before baby arrives 😱😱

@PointyMcguire. What is it about pathways and little strips of land. We have had a whole load of questions relating to a little alleyway that serves the back of 4 houses, just to take bins out. Who owns it, who looks after it, what is paid out for it and how much it costs with the monthly upkeep. It’s a small concrete path with small low weeds either side.

Oh @Mindymomo I so feel your pain. We’ve been here 6 years and never given it the blindest but of notice until now. It formerly had a very dilapidated bit of wall that ran alongside it but when we had the driveway done we got rid as we were terrified it would one day fall on a passing child or dog. Perhaps we should have left it so everyone was clear it wasn’t part of the access.

Have you managed to come to an agreement on your alleyway yet?

So we have an update. It looks like our vendors might go into rented after all..

If that happens, we can exchange.

I still feel like this is all about to collapse. I guess I'll know within the week. I've been awake since 530am. It's very hard not to feel the stresses of this process! I'm just grateful we love our current house. If we end up staying, it's not a disaster (but I'll be sad!)

Quite a few viewings on our house but no second viewings requested and certainly no offers. Feedback is garden too small for house. I think lots of people are moving out of London and demanding football pitch sized gardens. It will bite them on the bum when they realise the upkeep! Especially in the spring and summer. Personally I want a garden smaller than this one!

Both our solicitor and our buyer have contacted the our buyers solicitor to chase/get an update on timescales for exchange. Hopefully we hear something this afternoon or tomorrow. I would love to exchange this week.
