Hi everyone,

Glad to hear of some people making progress.

We're still waiting for the contract pack from the sellers' solicitors, I asked mine to chase today which she has done. I know the sellers handed in their documents on Monday so it's annoying waiting. Our water and drainage search arrived today and local is now due 28/10.

I'm going to make an absolute nuisance of myself chasing until this move is done, I'm sure of it!

According to my broker apparently I’m getting a completion date tonight or tomorrow I’ll believe it when it rains pink dots :)

Hi I'm popping back as things may finally be progressing. Buyers want to exchange and wanted to complete by the end of the month.
But we may be about to reach a financial agreement in the Divorce which means I can progress my purchase. I want to get a surveyor in before any lockdown - and at least I don't need a mortgage.

Hello all.

Please may I join, we accepted an offer on our house yesterday after 5 days on Rightmove. And going to final offers between 2 potential buyers. Accepted.

This afternoon the buyer has requested a second viewing and not presenting there paperwork to the agent. ID checks etc.

I'm just wondering if anyone has experienced this or if it's normal.

  1. can we order searches for the property we’re buying before our vendors solicitors has sent our solicitor the contract pack.

  2. has anyone bought a new build that’s approx 5 years old? It’s freehold. Just wondering what the enquiries are like for those? I know there’s often a lot of section 106 & road ownership enquires though!

Had our mortgage appointment with the bank and they're happy with our figures so that's that sorted! Also our survey should get done a couple weeks earlier than initially expected!

@Nervousseller2020 I've not experienced that personally but how did the second viewing go yesterday? I was going to say that perhaps you should question your Agent about that - they should know what's going on with the people who have made the offer.

We don't have any offers yet but does anyone know if it's a good idea to go with the solicitors we used last time? Will that make things quicker because they will have lots of stuff about our house on file? Or do they get rid of that kind of thing after a few years - we've lived here for 11 years now.

Stuff that can be fixed, but it's more the number of things that need doing. And some things that might cause ongoing problems based on things done poorly in past.

Dh doesn't want to have a house that has ongoing problems.

I spoke to some friends who said stuff like this is common on Surveys though and advised just getting money off.

I do think we would prefer a more modern house, but there aren't many in the area we like, and they tend to have smaller gardens. There was one with a big garden actually but I didn't see how we could extend to put an extra bedroom on it ever.

Anyway we will think about it for a few days. I'm more inclined to just go for it, but I'm aware it is dh who will be fixing any problems!!!

I guess we need to just hold our nerve and be grateful if they are having niggles they are having them now not in 6 weeks time.

Hopefully they are just excited

Oh sorry, I see you meant they made the request for the viewing yesterday, not that they did the viewing yesterday!

I expect it will be fine - most people view twice before making an offer so they probably just want to give it the once over again.

Congrats to all those who have completed. I was on a previous thread but things were going pretty well - until now!

Does anybody know what the minimum time needs to be between exchange and completion when your in a chain? There are four houses. We have tentatively agreed the end of the month to complete but some paperwork at the bottom of the chain is holding everything up and I'm starting to get annoyed. I wanted to exchange tomorrow!

@Baxdream - not really but I'm not prepared to exchange and complete unless I'm able to proceed with the purchase. Having the money agreement is the biggest necessity. If I got a devastating survey I might have to rethink everything hard, but the sale is probably the best we will get, so I have a big investment in it going ahead.
Ideally there won't be more than a couple/few weeks gap, but I am expecting a gap.

That's fair enough. Unfortunately our vendor has decided to join the purchase onto an established chain. I genuinely think our chain is going to collapse. We have a cut of date of 8 more weeks when our mortgage offer runs out. Otherwise I'm not moving. I'd have to pay a higher mortgage rate due to her and, out of principal, I refuse.

Thankfully we don't need to move. Our house is lovely, it's just not detached.

Our best and final bid deadline has just passed. Feeling worried this morning that the reason we had so many viewings and initial offers was because our asking price was too low.
DH says we don't have to accept any of them if we don't want which is a bit of a relief as he is the one who has mostly been driving this move.

Does anyone know how to hurry up a vendor who still hasn’t had ID certified?? He’s delaying everything because without certified ID as the contract pack can’t be sent to our solicitors and we can’t order searches.

And searches are taking a very long time here at the moment

@Baxdream that's so frustrating! I wish people would realise the implications of their actions and know what they plan to do right from the start!

We've had our survey on the new property back. Generally we are pretty good with buildings (Ive got a RICS accredited degree, but not a surveyor, DH is an ex-sparky) so most of it is absolutely fine - electrics need doing, moss off the roof blah blah. Only one issue worrying us slightly is a large tree next door which hasn't caused any issue to our property but *may in the future and has caused issues to the tree owners garage which backs onto our land and may possibly collapse at some point. Whether it would fall on our land we aren't sure. Surveyor has suggested we get solicitors to talk and see if vendor can discuss tree removal with neighbour. Just what we want - to piss off a neighbour before we even move in Confused oh well, will see what everyone says. Don't think it will be a deal breaker but is annoying.

Actually edit that - we've now spoken to solicitor and a builder friend and we think if the neighbour doesn't agree to tree removal prior to sale, we won't be going ahead. Not sure house is actually insurable in current circumstances and solicitor has recommended we pull out if it can't be solved. Devastated currently but praying the neighbour is realistic.

Does anyone know if the rule of 6 applies on moving day? We're tier 1 and will be moving ourselves so presume we can only have 6 of us there?

I know I'm actually fuming about the whole thing . We are ready to exchange, it's not like we are only a couple of weeks in. I genuinely think everyone thinks we'll change our mind. I think if we pull out, she'll struggle to complete before March depending on what chain they end up with. I hope she realises that..

I think moves are going ahead in tier 1 just like they did during the full lockdown Flowers would your solicitors know?
