Had a chat with dh and we are going to continue with purchase. Just will get works priced up to do prior to moving in, and discuss price with vendor as some of the things picked up on survey were unexpected.

Feeling much better now.

Iamtheonewithsocks · 15/10/2020 14:34

I think was just a post-survey wobble. House buying is an emotional rollercoaster!

Badgerbadger88 · 15/10/2020 15:34

We’ve had some progress today!

.Vendors contract pack has been sent.
.Our mortgage offer has been received via email already - valuation was only done this morning Shock
.Searches will be instructed tomorrow or Monday!

There’s a long wait for searches at the moment. Do the solicitors work on the enquiries in the meantime? Or are the enquiries after the searches?

Smile feeling optimistic but I know it can go wrong at any time.

Notyetthere · 15/10/2020 15:52

We have EXCHANGED!

Completion is for tomorrow. Our solicitor has received the mortgage funds into their account so hopefully completion takes place nice early tomorrow morning.

Now for home insurance and then packing up our hotel room ready for checking out tomorrow.

Brilliant news @notyetthere!

Brilliant news @Notyetthere !!

I’m cautiously dipping a toe back into this thread after bowing out in thread 9 due to my house being valued at £0. The bank’s surveyor reported a horizontal crack. Lots of time, money and stress later we have proved that there was never a crack and so we seem to be back on track.

Just waiting for our buyers solicitor to receive their mortgage offer and then I think everything is done. Hoping for some news in the next few days.

Badgerbadger88 · 15/10/2020 16:41

@Notyetthere congrats!! How exciting for you. Do I dare ask how long it took you? Smile

Baxdream · 15/10/2020 16:47

Congratulations @Notyetthere !!!

Bells3032 · 15/10/2020 16:52

@Notyetthere hurrah!!! congrats. You'll have to change your username now!!!

Update for me:
Sale: the buyers have finally raised enquries yippee. Nearly there. My tenants have also found a new flat just waiting for them to confirm the date they are moving. But now my solicitor has massively slowed down.

Purchase: slowed down massively. they are waiting on the boiler cert for their purchase but the seller being difficult about letting anyone in so taking ages.

Thankfully don't have to line up can do them in either order. TG!!!

Yippeeforme · 15/10/2020 18:00

@#&£@ The bank is stalling on our mortgage application just because of one missing payslip! DH's workplace is notoriously slow for admin so it could take them weeks just to get a copy of that one payslip to him. Ugh!!

Does he get them emailed? Would they accept an email copy or can dh workplace email / fax / scan them one?

@Notyetthere congratulations! That must be such a relief.

@Iamtheonewithsocks it is definitely an emotional rollercoaster, I had a wobble today worrying that the house we're buying is too much money (it isn't, I think it's just the fact we're moving to a larger and more expensive property that made me suddenly panic.)

Progress today although still right at the start of the process. Memorandum of sales now issued for our house and the one we're buying and all three in our chain are using proper solicitors firms. Thank goodness as it was one of the online conveyancing firms that our previous buyer was using that caused it all to collapse last time!

Badgerbadger88 · 15/10/2020 19:04

@Pepperwand was it DC Law? They’re horrendous

Jujuball · 15/10/2020 19:05

@Notyetthere woohoo!! Congratulations Smile I bet you're so relieved! Good luck with the move Smile

Received the contract pack for the new house today. Sellers are taking every single curtain which I'd hoped they wouldn't Grin never mind! Going to go round next weekend to measure things. It'll be good to see it again, it's been months since we last went round as we found it long before we'd sold ours. I've resigned myself to the reality that we probably won't be in for Christmas but as long as we get in at all I'll be happy Smile

Jujuball · 15/10/2020 19:06

I'm glad that people on this thread appreciate the perils of those online conveyancing firms Grin

tigerbear · 15/10/2020 19:34

Congratulations @Notyetthere!!! Excellent news!

I’m def losing the will now.
I reduced my house for a second time this week, had new photos done and up on Rightmove. Had two viewings on Tuesday night, both seemed really positive, asked loads of questions, stayed half an hour each... and NOTHING, no feedback at all from the agent (he seemed to think at least one was really interested during the viewing).
Sick of the whole thing now.

Talia78 · 15/10/2020 19:44

Is it normal for part of the chain to get huffy and start threatening pulling out due to the fact someone in the chain's mortgage isn't yet back?

Surely there is no logic in this as starting from scratch would take far longer??

Talia78 · 15/10/2020 19:47

Congratulations @Notyetthere !

When people exchange and complete the day later - how do people prepare with no notice? How are vans booked in time? (I feel like my exchange will never happen..!)

Badgerbadger88 · 15/10/2020 19:50

@talia78 that isn’t normal at all! Are they wanting to be in for Christmas?

I do wonder if EA’s are trying to hurry things up on the sly by worrying people to hurry along - as it’ll mean they get paid your fee before Christmas. Or am I too cynical? Blush

Talia78 · 15/10/2020 19:57

We were all hoping for half term - but I am not holding my breath.

The estate agent did sound very stressed and I think he was trying to scare me into making something out of my control hurry along Confused

Jujuball · 15/10/2020 20:00

@Talia78 very normal in my experience (and very ridiculous!)

EAs quite often try and "hurry things along" with no understanding of what's holding people up or that it's not in their control I find.

Badgerbadger88 · 15/10/2020 20:07

Could your EA be twisting the truth a little and making it sound more dramatic than it actually is? Maybe someone is worried that someone else is unmortgageable.

We last completed and exchanged on the same day (don’t ask why) and we had to book the van ahead of exchange and just hope for the best. It was a weird day. And so stressful!

I refuse to do it again. This time I want a week or two between exchange and completion. And then I’m never moving again! Grin

(Providing the neighbours aren’t dicks this time)

Yippeeforme · 15/10/2020 20:07

@kerrymucklowe2020 he gets them by snail mail normally but I think they can email copies out, it's just that his employers are painfully slow about everything so he's worried they'll take longer than everything else in the house sale.

Badgerbadger88 · 15/10/2020 20:09

I’m worried about our searches taking 6-8 weeks Sad

What goes on in the meantime while the solicitors wait for searches? Enquiries?

Just don’t want things to slow down for 6-8 weeks and then everything start up upon receipt of searches.
