Oh I'm not interested in doing any gazumping - just want to make sure the vendor knows we are out here if their sale falls through. Don't trust their agent - they don't have a great reputation locally!

@SirCloudesley Oh in that case I'd put a note through their door, definitely. Though of course you'd have to get on with your house search anyway. Just something along the lines of "We were very sad to miss out on your property as we weren't processable at the time. We now are, so should your current sale fall through please feel free to contact us on xxxx"
I wouldnt be put out about that at all.

Hmm that's annoying, I guess options limited there.

We heard a property was going to come on the market with a particular agent soon, and I told two agents in that firm that we are interested in it and left our contact details and they said they would call as soon as it's available. I'm bemused to see that it has been on their website for weeks and they haven't contacted us! In the intervening time we have had an offer accepted for a property with a different agent so I'm not at all interested in the other property now, I'm just finding it odd that the Agent hasn't bothered to follow up on two expressions of interest.

@IamtheOnewithSocks Yes what's that all about? It's almost like some Agents have their own secret agenda that we don't know about. Surely they want sales!! Luckily I do trust my own agent. Sounds a bit unlikely I know but I used to work for him and he's very proactive.

@Talia78 perhaps they've decided to give you a £5k gift 😊
Not a helpful comment to you I know. The mistakes some of these people make, honestly.

Update. Still waiting for the deed of covenant to be able to exchange.

Took it in my own hands today to contact the management company - apparently I should hear back within 1 working day so I guess today or Monday. I’ve emailed my solicitor they are probably not happy that I have done this... I’m fed up though 4 months of conveyancing and no completion date?!

Our update, after 15 full weeks, the vendors solicitor has said they aren't ready for exchange yet and are asking for more time. How much bloody longer do they need?

Into our 16th week and today managed to receive the deed of covenant finally! Got it signed witnessed and sent special delivery so hoping we can discuss dates on Monday!

@Zebrahooves have you not set a date ? :(

Slightly losing the will to live. We have been seriously messed about by the people who offered on our house in JUNE!!! They are still pissing about and making excuses to avoid exchange dates.

We are so close to telling them where to go but then of course have to start all over again. The people we are buying from are at the end of their tether too.

I swear there must be a better system for house buying than this!

We had some progress today after chasing the solicitor a couple of times during the week. We have been sent all of our searches and our contracts to sign and return. We have made some enquiries but they are just to get additional paperwork regarding an extension. It looks we are at the same stage with our purchase and sale which is good. There is only two properties in the chain so does anyone know how long it might be until we can exchange?

I'm so fed up of the whole process. We have the money to buy our new house ready and waiting, our sellers were really putting pressure on 6 weeks ago as our searches took a few weeks to come back then as soon as we were ready it turned out they hadn't even applied for all of their searches Angry.

I think the house they were buying has fallen through as they were buying a house and now the estate agent let it slip that they're buying a flat. This has been going on since May!!!! I honestly feel like pulling out of the whole process and staying put. I'm so sick of the sleepless nights from worrying about it.

Oh no about the buyer! Why haven't you been able to find anywhere? We haven't either. The market has slowed down here. First-time buyer houses still selling, but everyone with a reasonably sized property is staying put, sigh. And prices are going up. I leafleted more houses today!

We've received our agreement in principle from the mortgage lender today and put an offer on a house this afternoon, have to wait until tomorrow to hear the vendors response so just trying to keep calm.... it's the only house on the market we're really interested in currently so keeping everything crossed.

@DeeplyMovingExperience, I agree SURELY the must be simpler ways to buy and sell! The whole process is just nuts, with the number of things that can - and do - go wrong.
This thread is proof that the buying and selling process is totally flawed.

I’m totally losing the Will with it all too.
The photographer came today to do some new photos, as two of our bedrooms look different to how they were when we first had photos done (all the way back in Feb, pre lockdown!)
Our agent is going to take it off the market for a few days, then relaunch it with new photos and a reduced price via one of their other offices, so that it looks like a new listing.
All of the houses I’ve ‘saved’ on Rightmove are going under offer really quickly ☹️

@Catmummyof2 sorry that happened with your buyer. Same thing happened to us - had a first time buyer offer on ours, then all fell through as they couldn’t get their mortgage. They went to two different lenders and both rejected them.

Up bright and early today because we have 7 viewings lined up on our house. At least it is good to get them all in one go so only one session of cleaning and tidying for me.

We shall see whether any offers are forthcoming, but even if they are, we can't find a house we want to move to. I mentioned one which was perfect but now under offer. We specifically. Red somewhere with an annexe or separate flat on the lower ground floor, that kind of thing.

Hope the weather isn't too bad today as will be spending a lot of time out of the house with DH, DD and DDog !!

Good luck to everyone else on thread which all your different concerns. I think frustration is a good word to sum up a lot of it!

We exchanged yesterday! The house is filthy and stuck in the 70's but we have scrubbed and torn up carpets and it's ours!

Can I join? Put our house on the market for a specific house (new build). Received an offer within a week but it was too low. Spent all week renegotiating, received an offer on the Friday but our house was reserved. Spent 2 weeks looking for somewhere else and the new build became available again 🥳 applied for mortgage, instructed Solicitors. Spent over £1k already. One if our buyers (who didn’t see the house originally) now wants to view it next week as works away, which although is completely reasonable has put the fear of god in me.

I’m not fairing well with this process, everything sets me into a state of panic!
