Why do searches take so long? Surely its a click of mouse? I have always wondered that but accepted with all the other stuff going on we might as well wait for the searches.

They arent doing them via post are they?

@burninglikefire I think you can always ask the question but tbh as a seller I'd just go with the fact that they've let you know and it is what it is. You could always reduce your offer by £500 or whatever to cover the cost but of course they don't have to accept it.
Alternatively could it be fixed?
I generally think you get the house as seen. Our house's garage could do with a new roof and the back door is rotten...but they were like that when we marketed the house so that's the buyer's choice. Same as our house we are buying has some questionable electrics etc and a giant fishpond in the garden we don't want. I think the satellite dish query was a bit cheeky Wink but it never hurts to ask. Though they might be less willing to accept the cooker hood cost if they think you're just the type to try your luck.

Mines going to fall apart - sellers solicitors apparently STILL haven't got an indemnity policy ( they were asked by mine mid August that dale couldn't complete without one ) they only applied last week ( apparently) and it STILL hasn't materialised! I'm.gettimg suspicious that something else is going on . Thoughts?

@kerrymucklowe2020 - I was under the impression that an indemnity policy is relatively inexpensive and quick to purchase. The vendors of our current house were required to purchase one as a chimney had been removed and they had no documentation for it. They stated it had been done before they bought the property. They had no problem providing the policy along with all other certificates etc.

@kerrymucklowe2020 I'm afraid I know nothing about indemnities so can't really advise on that, but could it simply be a slow solicitor on the part of the vendor - and now they have finally made the application, well, i can imagine things taking longer than a week to materialise ? Especially if they are doing it by post, which weirdly some people still do?

@Notyetthere I think your solicitor is probably right about the Land Registry, they're picky buggers sometimes! Totally depends on the bank how quick they'll get the new one to you though. What a palaver, you poor thing!

@Bathroom12345 in my area our search agents physically go to the council and each house has a literal pigeon hole with all the documents for it - not joking! Properly in the dark ages Grin so the search agent books an appointment, goes through everything and compiled all of the results. The council obviously have a limited capacity for these appointments to take place but 2/3 weeks is average in my area, probably more like 3/4 at the moment.

@Bumpandus not really anything you can do other than try and chase the management company direct, although 99% of management companies are extremely difficult to get hold of in my experience.

@kerrymucklowe2020 even unusual bespoke indemnity policies shouldn't be taking over a week to come back with a draft policy. It is weird but not a lot you or your solicitor can do other than continue pushing and chasing unfortunately.

@Bumpandus have your sellers tried to chase? I would also point out to the estate agent that this is the only thing you are waiting for. We had a long wait for paperwork ourselves. I know how frustrating it is.

@burninglikefire I've been involved in many purchases and sales and have never been asked to fix anything nor asked to do so. I would expect to sort out any planning issue but no more. It's one of those Mumsnet things that doesn't happen in practice, at least where I live and in my experience.

@kerrymucklowe2020 Thank you. It was a final mad rush to get out by 12 noon but we just about finished with the house at 11.30am. Now it is a race to get to completion on our purchase next week. I think it's a slim chance but a chance nonetheless.

I would also be spooked by that indemnity business. What is the real hold up they are hiding?

@Jujuball thank you for your thoughts. Our bank sent our solicitor the corrected offer today by dx Mail so they should have it tomorrow. We really hoped we could sign it and fax it back to the bank tomorrow and agree completion by latest Friday next week but I doubt we will make it. I will be badgering our solicitor to get it through as quickly as we can as we really would like to get DD settled asap in the new home as she has really been thrown by the move. Seeing her things disappear off and her not fully understanding why they have to go to storage.

@Jujuball how can I chase them direct? Like who do I need to speak to. It’s a housing association.

@Zebrahooves sellers haven’t tried to chase as they believe they have already got it and sent to my solicitor honestly it’s been a nightmare
And I remember your wait! We had the same amount of weeks

Could anyone tell me if it would be a good idea to put a note through the door of the house we like? OK so the agent said it's under offer, but if I accept an offer on my house I'm not going to overlook interest from other potential buyers if they're in a good position. The agent didn't even ask me what position I'm in! I really like the house and it seems the buyer won't ever know we're out hereSad

I'd like to (re)join. Backstory is that we had our house sale fall through last year with FTB getting cold feet right before exchange. We went back on the market in July and it's been fairly quiet since then but today accepted an asking price offer on our house from a chain free buyer. I'm delighted but also trying not to get my hopes up too much as we've been in this position before.

The house we really like is still on the market so we're going to book in a second viewing. Keeping my fingers crossed that we're due some good luck.

Our buyer's mortgage survey is tomorrow, kinda wish i hadn't relaxed quite so much and turned into such a slob since coming off the market lol.

I wouldn't gazump or accept a gazump @SirCloudesley, unless I didn't think my buyer was actually proceeding, as a poster on here had when a hadn't returned their scanned ID a week after making an offer. I've seen lots of friends and family negative affected by gazumping. Personally I'd just let the Agent know you'd be interested if the house came back on the market, and if you really love it maybe leaflet the other houses on the street?

I think it depends. If it's really early days and the current buyers are in a chain I'd consider a chain free buyer.
Now I'm part of a very long chain I can see the benefits of no chain even if it upsets people.
Don't judge me, I'm in a chain that's at huge risk of collapsing. If we didn't have a certain vendor in it, we'd be exchanging...

I'm with you on this, just because I know how I would have felt (would feel!) If our vendor had accepted our offer and then accepted another one instead. I'd be totally devastated and so I wouldn't want to cause that to anyone else. But then house buying is business and I know I let myself get way too personally involved in the process!

Our buyer's surveyor said yesterday there wasn't much to report, just a few bits of decoration Hmm I mean, I don't disagree but I didn't realise surveyors usually commented on that. Apparently my DH struggled to get our old front door open (swells in heavy rain) to let him in so that might feature Grin but a relief to know nothing major should be appearing on the report to scare off our buyers.

Haven't heard back from our surveyor on the new property, hoping he might give me a call today to give.me the down low before he writes his report. He said he'd get it done in a week.

Our contracts have arrived today - but says we our selling for 5k more than what was sale agreed.

As much as I would love an extra 5k this must be an error - aka another delay
