On this point I do think it makes a difference how the new house was billed. The one we are going to is a modernisation job so was priced accordingly. It would be unfair to complain it needs a new roof!

But if sold as good to go, I would agree.

Sorry to hear your predicament @InescapableDeath, very frustrating and I don't think you're being negative about the situation. Will stamp duty next year make it difficult for you to move? If Boris' plan for first time buyer mortgages goes ahead next year, you will probably still have lots of interest from people wanting to buy your house.

@NewHouseNewMe how do you know when a place is priced for modernisation?

@notangelinajolie I think damp survey is a good idea as then you don't waste yours and their time, hopefully the damp survey will show it's a simple problem to fix.

Despair last week now our house went under offer on Monday and we had an offer accepted on our future house today. So things can change so quickly. Now I am worrying about surveys! Pretty sure ours is fine but you never know. Expecting something to come back on purchase and then we will have to have a discussion on price but I do not want that to happen on sale!!!
We have friends in Scotland where the Seller gets a basic survey done before marketing - makes so much more sense! Then the buyer can make an informed offer, and if they wish get a more detailed survey of any problem areas.

@AmandaHugenkiss yay finally!! so happy you've finally exchanged.

@Happydaysandhappysmiles don't worry. surveys usually pick something up but it's rare it's something that can't be overcome - unless the person has been living there for like 40 years plus when there was little requirements for paperwork it's likely that they had to deal with all major issues when they moved.

As for me it's been some forward and back:

For our purchase of our house we are hopefully just days away from exchange. Just waiting for our seller to finalise everything with their purchase.

For the sale of my (tenanted flat) my buyers finally have their butts in gear. My tenants had a flat lined up to move out the 26th October but not the flat they were moving to has fallen through - apparently the landlord has completely ghosted the tenants and agents. They're seeing if they can sort something else out before the deadline but tech their contract runs to Nov 26th and they were being nice moving out earlier. I was so close but exchange is still a little out my reach.

So my buyers' searches are in already (contract pack sent to their solicitor 23/09) and they're just waiting for their mortgage offer now... looks like we're going to be homeless for a while! Grin

@Baxdream every area/local council is different, I'd say yes in my area but everywhere has different timescales!

@IamtheOnewithSocks In my experience only, it is priced for modernisation when it is cheaper than similar houses which have been modernised already and is going to be a difficult place to live in for a while Grin. Remind me in 6 months why I thought this was a good idea..

@Bells3032 Do you need to exchange on both properties on the same day or can you break chain?

@NewHouseNewMe thankfully we don't have to exchange on the same day. My in laws are lending us the cash to cover the additional stamp duty etc until my flat is sold.

We have moved out. Our solicitor called at 11am to confirm that completion was done and that we should hand in the keys. We had already cleaned the house but at the last minute I remembered I had my training folders in the shed. Then it was manic for a while. I then cried my eyes out as I locked all the doors. It was unexpected. I will miss that house. It was a 'love' house.

We finally got the mortgage offer for our purchase yesterday. We were then badgering our solicitor to go and sign the deed of title so that we can have the 5 days to request the funds to complete next week. However, the bank put the wrong address on the offer! Gaaaaaaahhhhhhhh! Bank were happy for us to cross out the wrong address and put the correct one in pen, sign and return it to them. Our solicitor isn't convinced land registry will accept it. Now they have had to send another which our solicitor should receive tomorrow. I am desperate to sign this final bit just so that we aren't stuck in a hotel any longer than next week. @Jujuball what is your take on this?

First night in the premier inn and I think the toddler is ok. For now. She has asked about her bed for a bit. We drove past our old house from preschool and she wanted to go 'home' to her bed. Poor thing I really felt for her. I hope she likes her next home.

Grrrrr Angry We are meant to be having a surveyor round today for our buyers. Got up early to tidy up and make sure all cupboards etc were accessible. They'd told us mid-morning - finally got a call from our EA saying they'd ring to say it would now be three-thirty!! Well it's come and gone that now and no sign. At least my DH is WFH today and hadn't taken the day off especially. Raging! If they aren't here in half an hour I can't see it's going to happen today as it will be too late!

Just gone on market and have 4 viewings lined up for Saturday. After having looked for ages we found a house we would love to move to - phoned up today and it's just gone under offer after being on the market for ages and ages. So I feel I've got off to a depressing start Sad

Can I join too? Getting really fed up. We accepted an offer on our house a few weeks ago. Feeling under pressure to find something. We're relocating, from an area with local restrictions to a different area 3 hours drive away with local restrictions and it's such a nightmare. Due to the restrictions family can't look after the children for us so we need to bring them with us to view anything and either drag them round or take it in turns to view while one of us waits with the children.

We found a lovely house and were planning to put an offer in, had discussed this with the agent and arranged a second viewing. Apparently they had confirmed this with us but not with the vendor so in the meantime the vendor has accepted another offer as apparently they didn't know we were still interested. Feeling absolutely gutted as nothing else on the market that we like as much within budget and we are fast running out of time to get moved in time for me starting new job and also primary school admissions deadline mid-January for my eldest. Thinking we will need to go into rented but there isn't a lot available so am worried we will rent in one area and get him into school there but then if we can't find anything to buy the could end up buying elsewhere miles from school. Such a stressful time to be moving!

Can i join the thread? I've been lurking on these last few threads. We've been on the market for 3 weeks. Unfortunately we couldn't have photos taken of our home for 2 of those weeks due to photographer self isolating. Property went on rightmove etc with 2 photos a rubbish walk through and no floorplan. Been on for a week now with proper photos and floorplan etc but feel that the people looking for our type of property will already have looked and been put off in the first fortnight. Feeling a bit disheartened. So glad to hear about sales going through. It's such an unpredictable market right now.

Hi, hope it is OK if I join. I heard this morning that my move might be taking place as soon as mid-early Nov - very exciting.

There are a couple of minor issues that I would appreciate other people's views on. The vendors have a satellite dish which I don't want: my solicitors have asked if it could be removed and the surface made good, which has been met with a flat "no". The other issue is that the vendors report that the cooker hood is broken.

I have been asked by my solicitors how I would like them to respond to both points. This is only the second property I have purchased and I am unsure whether to just go along with the vendors (or at least their solicitors) or whether it would be reasonable, for example, to ask them to go halves towards the estimated cost of a cooker hood. The cooker is an unusually wide one and so I suspect the hood might be pricy but I would be happy with a contribution towards the cost. I am prepared to let the satellite dish remain and sort this out myself.

It feels important to me that the sale is conducted in as cordial a manner as possible, so not sure whether I should just let the cooker hood go as well. What do others think?

Typing this out, it sounds very trivial!

Well I think I am at my wits end.

Still waiting for this deed of covenant this has been going on for weeks now. It’s paid for but the management company (home group) just hasn’t responded once this is sent to us we are able to exchange so I’ve been literally waiting for weeks just for this.. I am so annoyed there’s nothing I can do except sit and wait every day and hope it’s been sent that day.

Has anyone here had experience of deed of covenant or advise on how to chase it myself ???

Burning - you sound very sensible. Could you price up a new cooker hood and see what ££ you are looking at. The sat dish I would live with.

As an aside - I sold my DF's house last year. It needed complete modernisation. Literally everything. He was a hoarder. We were overwhelmed with offers (it was in a desirable part of London). We didnt even clean it, EA told us to clear it and then leave it. The buyer of course did have a survey but we didnt hear a peep out of him although the EA said the survey was bad but nothing he wasnt expecting.
