After our vendor going MIA last Friday, on the day we were meant to exchange and complete, we exchanged last Monday and should be completing on Friday! I am now overwhelmed with boxes and chaos!

I have searches in my possession, solicitor sent half of the searches to the house I am hoping to buy so luckily the vendors found my address and personally delivered them to me Blush just waiting for solicitor to ring to discuss searches and get a completion date in mind, don't know how much longer it could take

@IheartNiles the solicitors for our vendor have been so slow, it is unreal. Ours have had their moments too, despite us doing everything they have asked us to do as fast as we possibly could.

WE EXCHANGED!!!! At 5pm on the nose, what a relief. Even our solicitor was whooping down the phone that’s how hard a slog this has been. She said she doesn’t normally get this excited for a client 😂😂

Thank you all for listening to me whinge up to this point, you have genuinely kept me sane. Fingers crossed for a smooth completion next week now. I’m off for a large glass of wine!

@ChristmasTree999 we were all ready to exchange and complete on an empty house but the vendors solicitor forgot to tell him that he needed to give a final ok before we could exchange. So the seller went away on holiday and no one could find him! It turned out he was up a mountain in Albania!

Sorry for constantly bringing negative energy in.

When we went on sale, there were 31 properties in our price range in our town. Now there are 17, and I have either seen them (and found them unsuitable) or they are too far away/too small or back onto an A road.

We are finding that the sellers of nicer houses are willing to try for a high price and just go off the market if they don't get it, because they don't neeeed to move. Whereas there are loads of houses like my own, and they do turn over because they are first-time buyer level - there's just nowhere to go once you do sell!

I'm so upset. At this rate we will need to come off the market and wait until next year, at which point there will be stamp duty to think about.

@Jujuball our solicitor has slogged to get this through, and she’s been genuinely brilliant going above and beyond for us. We’ve got a bottle of bubbles with her name on it, and the same for our estate agent. They both kept us afloat when it looked like falling through.

Despair last week now our house went under offer on Monday and we had an offer accepted on our future house today. So things can change so quickly. Now I am worrying about surveys! Pretty sure ours is fine but you never know. Expecting something to come back on purchase and then we will have to have a discussion on price but I do not want that to happen on sale!!!

We didn’t manage to get exchange dates discussed until the day before it happened. It’s been a big rush at the end. I think it must depend on the solicitor. I suspect ours took the attitude of not worth discussing it until we know everything is in place, so as not to disappoint anyone.
