Hi 😊 Our house just went 'live' on Rightmove this afternoon so I hope it's ok if I join you all? Hoping for a quick sale because we live on a very sought after road which is minutes from the best secondary schools in the country. I think selling will be easy but from previous housemoves I know that after that it will be anything but. Our house looks stunning on estate agents photos but it is all a front. We have damp, a cheap B&Q kitchen, laminate floors, manky carpets, shitty gravel on the drive, no building regs for the garage conversion and the bifold doors need serious 'adjusting' Confused . We may be in a desirable location but surveyors will suss us out in an instant. We are the ultimate fake house. Fur coat and no knickers as my late mum would say. In our defence we have a very private, large spectacular back garden which looks out onto open countryside and a new boiler and a new roof so hoping for buyers with children that like hot water, gardening and non leaky roofs. I have cleaned, polished and scrubbed everything within a inch if it's life - I can do no more except hope and pray we can buy but the forever house we have seen that somebody has already had a third viewing on Shock I am so out of the loop - is 3 viewings a thing now? What is wrong with it?
Any idea what is causing the damp? Often can be an easy fix and will certainly help the survey if you can get it sorted!

Christ’s sake. Our buyer is still dicking about with the completion date!! 🤬🤬🤬 we tried for days to get her to agree to the 23rd Oct, she wouldn’t have it and suggested the 6th nov. Fine we agreed, only now she wants the 23rd after all. She is taking the absolute piss! So now I’m acting as the go-between to sort it whilst trying to work all day too. Fucking fucks sake!!!

I’m sure my work has suffered so much through our house sale, it’s ridiculous how much time and stress the whole process takes up in the working day.

I couldn’t be a conveyancer. My solicitor must be a saint, all that stress and still lovely.

Solicitor has caused me a complete panic attack by suggesting we could genuinely exchange today and complete next week. I now can’t move from my phone I’m so nervous. 🤢

@ChristmasTree999 I swear some people don't actually want to move house Confused they certainly seem to make it as difficult as possible. How hard is it to pick a date and stick with it! We're keeping most our Fridays and weekends free from now until December on the assumption (hope!) we will be moving and unpacking on one of them...

I’ve been told I’m unlikely to complete until next year. Solicitors are taking an age to do anything.

@IheartNiles we had two fall through!

First buyer changed his mind after two weeks of dithering. Second buyer wasted four weeks querying the epc (which was fine! She thought the suggestions were requirements and wanted us to install underfloor insulation) before she finally applied for her mortgage only to find out her bank had pulled all of its 90% products. We didn’t realise she hadn’t put her mortgage app in as she had lied, and we were furious. We were told the bank was being slow.

Apparently she was heartbroken and wanted us to wait for 2 months while she raised the rest of the money for a 15% deposit. We declined. We almost lost our vendor but he’s been a superstar.

I’m keeping everything crossed we exchange this week.

Why are we selling? I've been asking myself that very same question today [sigh] No pension so we've moved a few times with the aim of climbing the property ladder to hopefully build a big enought pot of money to retire on. We've done ok so far but I'm getting weary of it all and I'm looking forward to the day when I can buy a kitchen for me instead of a neutral one for total strangers when we come to sell. We haven't been here long but we've done all the big stuff - roof, electrics, boiler, kitchen, bathroom etc Everything done except the damp so no doubt a surveyor will spot it. Hopefully having to pay less stamp duty will help soften the blow for our buyers.

Don't know what is causing the damp. The garden was very overgrown when we moved in and we have cleared it all away, we have also had a new roof and guttering so it could possibly be as simple as waiting for it to dry out. DH says we should pay for a damp survey so that we know exactly what the cause and remedy is. At least that way we will know how much to drop the price by if it comes to it. He has a big mistrust of damp proof contractors after they quoted us a small fortune for work on our last house for hacking of plaster and injecting all kinds of nasty chemicals when all we needed to do was fix the leaking drainpipe which was splashing on the wall and making it wet.

@Yippeeforme that sounds hopeful re the building regs. I think when we sold my mum's house the purchasers were happy with an indemnity policy but that was just a beam between the kitchen and morning room. Ours is a bit of a bigger project than that. Not sure whether to call the council and set the ball rolling or just do nothing and hope we get nice buyers like you did.

On the bright side - the estate agents have called and they have had lots of requests for viewings and are going to block book Sunday to get them all in on the same day. They have suggested it may go to sealed bids which I have no clue about Confused A quick sale slightly terrifies me as apart from 'forever house' there isn't a single other house I want to buy. I've told DH I am not moving into the Travel Lodge like we did last time. If we can't find anything then we aren't going anywhere.

This could be our last move so everything is crossed for the weekend - if we can pull this off it will be a miracle.

@IheartNiles when we were selling our sale fell through twice due to no fault of ours.
We moved into rented and are buying an empty property. It will be 16 weeks next week.

We had our mortgage approved today- 9 days from application- Barclays are fast!!

Our sellers have found an empty property. Keen to move quickly.

Need an update on our buyers, I know they have their mortgage. Our joint solicitor firm is slooooowwwwww
