Why are we selling? I've been asking myself that very same question today [sigh] No pension so we've moved a few times with the aim of climbing the property ladder to hopefully build a big enought pot of money to retire on. We've done ok so far but I'm getting weary of it all and I'm looking forward to the day when I can buy a kitchen for me instead of a neutral one for total strangers when we come to sell. We haven't been here long but we've done all the big stuff - roof, electrics, boiler, kitchen, bathroom etc Everything done except the damp so no doubt a surveyor will spot it. Hopefully having to pay less stamp duty will help soften the blow for our buyers.

Don't know what is causing the damp. The garden was very overgrown when we moved in and we have cleared it all away, we have also had a new roof and guttering so it could possibly be as simple as waiting for it to dry out. DH says we should pay for a damp survey so that we know exactly what the cause and remedy is. At least that way we will know how much to drop the price by if it comes to it. He has a big mistrust of damp proof contractors after they quoted us a small fortune for work on our last house for hacking of plaster and injecting all kinds of nasty chemicals when all we needed to do was fix the leaking drainpipe which was splashing on the wall and making it wet.
@Yippeeforme that sounds hopeful re the building regs. I think when we sold my mum's house the purchasers were happy with an indemnity policy but that was just a beam between the kitchen and morning room. Ours is a bit of a bigger project than that. Not sure whether to call the council and set the ball rolling or just do nothing and hope we get nice buyers like you did.
On the bright side - the estate agents have called and they have had lots of requests for viewings and are going to block book Sunday to get them all in on the same day. They have suggested it may go to sealed bids which I have no clue about
A quick sale slightly terrifies me as apart from 'forever house' there isn't a single other house I want to buy. I've told DH I am not moving into the Travel Lodge like we did last time. If we can't find anything then we aren't going anywhere.

This could be our last move so everything is crossed for the weekend - if we can pull this off it will be a miracle.
Something tells me it's not going to be plain sailing.
