Have you had the survey yet *@Techno56*? We are waiting on the survey too. I am crossing all my fingers and toes that there isn't anything dreadful on the survey. I don't think there will be as it's not very old and the other identical houses on the street all look in good condition. But as there has been a delay in getting the survey as surveyors backed up, we have ended up getting quite far along emotionally and practically before the survey is even done.
We are the same - almost everything else is done apart from the survey, so long as they come back clear I cant see there being much wait to exchange afterwards. So just fingers crossed (for you as well!) for clear surveys!

Can I join please. Im awake worrying about getting my mortgage. I sold my property to an investor two weeks ago. I had an offer accepted on my first rural cottage. I have good equity but wanted to use a good chunk to pay debts. Spoke to my current mortgage provider today who said if earned just £40 more a month I would only need 10% deposit. I’m sure 15% deposit would be fine but I’m thinking of offering 20% Deposit for my own peace of mind. I’m so rubbish with all things money. I feel ashamed of how rubbish I’ve been with money. If I didn’t have debt all would be so smooth. The stress!!!

How common is it to find something really unexpected on the survey? I guess that's my worry. It's a house in a street with other similar houses that all look in good condition, so it's very likely to be ok. Small things would be fine - we can renegotiate and do the work. Just if something massive like subsidence! Or there was post recently from a woman whose survey showed there was a sewage processing station under their back garden that could spill sewage out if it got backed up. That kind of unexpected problem I hope is rare!

A lot of people have walked away from a purchase based on survey - at least I have. In that case, a terraced house had had subsidence before which was rectified but only that insurer would quote at a cost of £2K per annum. (This was 20 years ago).

Our chain is potentially about to crumble.. top of the chain who has always been no chain now wants to add a purchase...!
Our buyers have been great but we're 10/11 weeks in. I can't see that they'll accept that. It'll add another 8 weeks at least.
What on earth do we do!

Oh @Baxdream that's awful! Can they not chain break and complete their purchase afterwards?

Just missed a call from a surveyor wanting to arrange access for our buyers' survey. Panicking now that they'll find something dreadfully wrong that we don't know about! Confused

That's what we want @Jujuball . We're in crisis talks with our vendor today as we're hoping she'll go into rented/family etc.
Our buyers are none the wiser at the moment!

The only positive is we don't need to move. Our house is lovely we just wanted another project on a quieter road.
Everyone else needs to move so that might swing it in our favour..! Who knows!

Finally some news on our mortgage (Wk 6) "everything is now satisfied and your case is now in the queue for final offer checks".. another 6 days!

I presume this means we can breathe a bit easier? What are these final checks?

That's so ridiculous. Maybe your vendors can push the EA to have a sensible chat with the top of the chain and explain the likelihood of it all collapsing now they've changed their game plan so late in the day! We offered higher to have the chain broken, if ours turned round and did this we would immediately reduce our offer as a result. To me it's a breach of an agreement but obviously until you exchange nothing is confirmed! I hope they see their error soon enough!

We've just had it confirmed we don't need the certificate and the indemnity we were being asked to pay for a second time is in perpetuity so no need to buy again. One less thing to argue about and has saved us £150! Just looked at the calendar and we are on week 7, surveys on Thursday.

Question: if my buyers solicitor has gone on holiday but we are ready to exchange, will they have someone else handle the file or do we just have to wait?? It’s making me cry with stress that our buyer is holding us up for months now.

@IamtheOnewithSocks Many properties will have foul drains going through the back or front gardens so the potential for any of them to spill with sewage is there if the drains are blocked. We are looking to add an extension on the house we are buying and I think we might have a step in the design to skirt around the foul drain manhole as we don't fancy paying to a new one installed and relocated. The sewer runs along the backs of the garden on that whole road.

@Maybenexttime08 We had this too. They told us we had offer approved and that they needed 14 working days for the offer issuing team to send it to us. We have just been told today that it was put in the post yesterday evening; on working day 15. Hopefully we receive it tomorrow. We have asked our bank to fax the offer to our solicitor too so that if she gets it before us we can sign her copy and have it sent off immediately so that we can agree exchange and completion asap.

DP and I are going back to the house later today to check a few measurements that we need to order stuff. Panicking that I'll suddenly hate the place and it'll be too late!

I've sorted out buildings and contents insurance. I have boxes, packing materials and stuff everywhere and I am cursing how long it takes to get furniture delivered. Other than that I'm fine and dandy Grin

IT’S COMPLETION DAY HERE!!!

Waiting to have any official notification of anything though, but DP is working till 6, so can’t go to the house till 7 anyway, plan is for me to collect keys and meet him there this evening.

Not heard anything from anyone yet though....I logged onto the solicitor portal and the completion statement is there, so using that I’ve gone onto our new councils website to register for council tax, so at least using time a little productively!

Other than that doggo and I are twiddling thumbs/paws and waiting for someone to call me to say we have a house.

Flitting between excitement and disbelief it’s actually all coming off.

We have finally got everyone in our chain to agree to exchange tomorrow with completion Friday 6th nov. Which is obviously quite a way off but I’m past caring now!!

Any kind of exchange/completion seems like such a long way off for me.
Following 3 disappointing viewings at the weekend, where none of the buyers liked my house, we’re now considering ANOTHER reduction in price 😱
It was originally on for £675k, now on for 650, and considering taking it down to £639k. So frustrating, especially as the first offer we had post-lockdown was for £655k ☹️
We’ve done the maths, and could still do what we set out to achieve (free up some equity) on the lower figures, as we’ve seen loads of relatively cheap places on Rightmove that we’d like view, as soon as we’re proceedable.
