Another week goes by for us, waiting for that mortgage offer. How long can it possibly take when porting! Then who knows we might even start talking about exchange. Feels like it never ends!

Week 15 for us (I never thought it would take this long), buying an empty house and we went into rented after our sale.

Hopefully we will start to talk dates this week as I believe all our paperwork is now back.

Our vendors solicitors have been so painfully slow.

@Maybenexttime08 You and I both. We are also porting. We have to be out of here on Wednesday. I have another tab open ready to book the premier inn today. I am currently on the phone to our bank to see if they can send the offer to our solicitor so that we can agree dates on our purchase. We started the porting process on 23rd July and they had everything required in the application pack on 7th August. Offer was approved on 8th Sept so we have been in the queue since then for the offer team to sent it out.

@IamtheOnewithSocks there is your lesson learnt. Check with your mortgage advisor first as several banks have hideously massive backlogs.

Everything else in the chain has gone smoothly even the awkward requests our buyers made on C1 rated electrical issues from their survey have not been as painfully slow as our mortgage application.

@bumpandus what are you waiting for if your searches were back so long ago? I've been told that once the buyer's solicitor has done their report (usually takes about 3 days) and sent out the contract for my buyer then it's all ready to exchange.

In our case the delay has been with the vendors solicitors being so slow to turn paperwork around. We got ours done and returned on the day we received it. We even merged searches as we knew a coal mining one would be needed.

It took their solicitors over 4 weeks to send out the draft contract and every piece of paperwork since has had to be chased several times by us, our solicitor, the estate agent and the vendor.

On their website they state that they can complete the process in under 5 weeks. Confused

That's horrendous! If I were the vendor I'd be looking for a reduction in feeds unless they could justify the delays!

@moveandmove believe it or not all enquiries the vendors solicitor was so slow to answer all these I signed my contract on 29th July. Then been waiting for a deed of covenant once enquiries were done this is now done by my solicitors ignored me all last week then lied so hopefully get a date this week as there’s nothing more to be done....

I’ve emailed this morning and not had a reply yet.

I'm in the same position as just waiting for results of searches and whatever happens after that now. Our solicitor says they should be back soon and we've had a look at all the other paperwork. Everything seems to be going smoothly on both sides, but I'm aware that anything can happen till we exchange! I need to apply for secondary schools in a completely different area so I really hope we are getting closer to exchanging by the end of the month.

We are going to have another look at the property we are buying tomorrow. There's a tree preservation order we didn't know about and the vendor is offering to sell us some furniture! Unfortunately, our central heating has stopped working so hoping we don't have to fork out too much to get that fixed when we might be leaving in a month or so!

Grrr trying to do this online file submission thing for the mortgage application, but the bank keeps rejecting one of my tax year overviews saying it's the sa302. It literally says "tax year overview" on the page, I have double- triple- and quadruple-checked that it's the right file, and they keep saying it's not! Wtf? Is a human being actually reading it at all I wonder?

Argh how frustrating! Do you know how long he is gone for?

We have sent off the answers to buyers queries. Still can't find our bloomin' insurance certificate so we've contacted the original company to see if it's possible to get another copy. Fingers crossed. Waiting on surveys on Thursday (ours and our buyers'). Feels like so long as they come back good we can't start to get a move on after that.

It gets worse...

Today solicitor finally replied after a week of ignoring she was on annual leave I’ve just found out.. anyway asked for update. Deed of covenant was thought to be received but hasn’t they want the payment for it so I’ve sent over £200 odd quid for that and now waiting for a response of how long it will take to get it.

I feel like I can’t get excited anymore one thing after another!

Everyone seems to have so many issues getting completion. Such a stressful process.
My buyers solicitor now says everything is ready except that they can't send put contracts for my buyer to sign until she's off the deeds of her current house (her dh is buying her out of their current home). This is the first I've heard of it. Nobody knows when that's due to be completed. Stress!

@Zebrahooves. Arghh! Our buyer asked us to up our offer to complete in 6 weeks ( mid September). They were contacted by our solicitors mid August who said without an indemnity policy we could not proceed. They fobbed of our solicitors with answers like "I don't see why you need it" for some questions. mine send out a reminder 2 weeks later. Buyer told us last Tuesday' that " policy " went to underwriter.Still waiting for it. Plus I've paid extra ££ for them to complete by mid September - it's now October....... Haven't caught up with all the posts yet. How's yours?

Sounds like everyone's hitting hurdles at the moment! Hope we all see some good progress this week.

I instructed my solicitor (boss Grin) to order our searches today, even though we wouldn't usually until we have the contract paperwork from the seller's solicitors. I don't think the seller's solicitors have even sent their opening paperwork to the sellers to complete, a week on from the sale being agreed Hmm and I don't want to hold the chain up.

We are in about the same position .. offer accepted on our house on 4/9 and we had already offered on the property we want to move to.

The only thing we are waiting for is searches to come back and any enquiries from these and then the reports from the solicitor etc.

Mortgages are both approved, vendors going into rented (or their new build if the timing is right)

If it falls through there is literally nowhere else even close to what we want so will be devastated. We have cleared out every weekend for the last month, only the loft left to do. My son is autistic as well so very unsettling time for him so I really really hope it doesn't fall through as I doubt we would persuade him again that it's a good idea to move! :) Same goes for my husband too I think..

Have you had the survey yet @Techno56? We are waiting on the survey too. I am crossing all my fingers and toes that there isn't anything dreadful on the survey. I don't think there will be as it's not very old and the other identical houses on the street all look in good condition. But as there has been a delay in getting the survey as surveyors backed up, we have ended up getting quite far along emotionally and practically before the survey is even done.
