@IamtheOnewithSocks we're leaving behind all the curtains, blinds and light fittings and taking everything else. Our appliances are all freestanding so they'll be coming with us (except the cooker which is staying).

Yopa house people came back to us. They think it is worth 580 because it has five parking spaces and an extension. The extension was built in the 80s (so has been taken into account in every price since then, as have the parking spaces). The only thing they've done since listing it for £500 in 2012 is paint one bedroom and add a summer house (which is very nice but not what we are buying the house for).

We are just waiting on the final two searches to return on our purchase now to complete the entire chain. One is due on Monday, and the solicitor mentioned there would be an option to take our search insurance on the other if we didn't want to wait for it. Has anybody done or heard of doing this? Any idea what the cost might be?
I couldn’t see a reply to @caffeinebuzz but was wondering the same thing. One search (our buyers-on our property that we are selling) is due back 19 Oct. I was really hoping we could move on 23rd (pre half term) but am I being utterly unrealistic?

If the answer is yes, how long after do you reckon? It’s been a long time since we last moved and I can’t remember the chain of events.

It’s so stressful not being able to plan. I’m trying to coincide annual leave from work for DH and I.

We are leaving all appliances because they are integrated, fitted blinds and curtain rails (but not the curtains themselves) and one set of shelving that isn't fitted but would be very difficult to remove intact.

Our vendors are taking every single appliance, so we've got to buy everything from scratch! I'm not wanting to order anything before exchange, but it is going to leave us without essentials for a couple of weeks due to the lead time on delivery.

@Jedstre I find it so annoying that you can't plan anything until the last minute - annual leave, book in workmen, etc. Then suddenly everything will need to be sorted very quickly. I guess this is why they say moving is one of the most stressful things you can do!!!

Bit stressed now!

We accepted an offer a week ago but our house wasn't taken off the market yet because we're still waiting for the buyer to send in their ID 🙄 Anyway because of this we ended up having 2 more viewings, and today we got a verbal offer on the spot, for 6k more than we had accepted! We had explained our situation before they offered and explained again after so they don't feel messed around. But it leaves us having to decide whether or not we think the first buyer is serious about this and whether we're being terrible for changing our minds. But then that's the whole point of keeping the house on the market right?

And then after those viewers left, we found a friggin' damp patch near the ceiling!! Presume it's a leak in the roof, which we've been trying for months to get fixed, but it seems nobody's available. Now that we're into wet soggy autumn weather, this damp is going to get worse and worse until a repair is done. So now we're panicking about that too!

TL;DR: we now have a leak causing damp and nobody to repair it, but we have an offer accepted, but our house isn't off the market until the buyer shows agent their ID, and we have since received a much higher offer from someone who's totally smitten with the place, and we don't know what to do! My little brain is overwhelmed Confused

@InescapableDeath Do you know why these people are moving? Are they habitual movers who never actually go because they are price blind?
I would reply and say "Okay thanks for the information. Good luck with the sale. Do get in touch if the price materially changes".
They could be time wasters.

I think I'd go with second buyer as first hasn't sent in their ID, unless there is a very good reason why not, e.g. agent forgot to ask for it. Normally I hate people backing out after accepting an offer, but taking over a week to scan your passport is very slow, and may give an indication of how the buyer will be throughout!

Damp - how come nobody available to fix it, workmen just very busy?

@IamtheOnewithSocks yes roofing companies are up the walls here, I'm just going to have to spend tomorrow frantically calling round until we find someone to do it! I'll try further afield, maybe a larger company will get it done sooner.

Yeah I assumed at first it was just the current difficulty in getting FTB mortgages, and that that must have been the holdup, but when it turns out they're procrastinating on something as silly as this then are they going to cope with the process at all, given how much paperwork is ahead?

@NewHouseNewMe they want to move within town closer to the station. I think they have their eye on a specific property and must need £560-80 to get it. But (as you will know!) just because they want something doesn't mean they will be able to put any price on their house and get it. And who's to say that house won't have sold by tomorrow. It worries me that if we bought theirs, they actually won't be able to find a property. I just think they're (lovely but) nuts - nothing goes up by 80k in a year... they bought it in 2012 for 277 and they think it's gone up by 300k since then? My final message was to let us know when they are willing to sell for £500.

@Yippeeforme I'd go with the new offer. If buyer 1 hasn't even returned ID to the agent yet, knowing the house would remain on the market in the meantime, he'll be a nightmare getting his paperwork to his solicitors/paying to start searches/submitting a mortgage application etc!

@Jujuball Good point, it's not like he didn't know it was staying on the market in the meantime, they will have been told that quite clearly. The new buyers are so keen and have their stuff in order. Probably because they're buying it to live in, whereas the first buyer is buying it as an investment property, I think to live in too but to rent out the other rooms or something.

I'll see what DH days, we both feel like nasty gazumpers thinking of doing this but it's the very beginning of the process and otherwise we wouldn't dare.

I wouldn't say you are horrible gazumpers as you are changing to get a keen buyer who is actually going to get things done. Your main motivation isn't the higher offer, it's a buyer who will bother to do the most basic admin tasks!

We have spent all weekend thinking about and talking about ‘our’ new house and how we will move everything in etc. Even discussing the location of all the furniture and this is before we have exchanged...I really hope we make some decent progress this week, the solicitors get a move on and all the searches come back. This will be the beginning of week 8 of our sale and week 6 of our purchase. Anyone else in the same boat?

Yes we are just waiting too @islandtime. On the one hand, discussing furniture, getting quotes for work, finding out which schools have places, doing a clear out. On the other - aware nothing is guaranteed! It's a strange time.

@IamtheOnewithSocks it is odd isn’t it! All of this time and effort could thing could be for nothing or we could be sitting in our new house in a few weeks time. If only we knew which! Our buyer is still v keen as far as we know and vendor trying to move as quickly as possible but still can’t shake the feeling that something will go wrong! If you are moving schools then does that mean you are moving to a whole new areas? We will only be going 5 mins down the road.

Yes we are moving to a new area. Close to extended family, so they are helping with practicalities.

But yes very strange thinking in a month we could be living in new area with whole new Iives. Or,if something goes wrong, we could be here and back to browsing Rightmove!

Ours should be straightforward but I am really wary of being disappointed if I get too excited.

Good luck & fingers crossed to everyone waiting for things to happen. I’ve got one day working today then tomorrow is completion day and we get keys! Managed to wangle a few days off last minute so will be able to play a bit Smile Not moving immediately as there’s work to do, but still, I cannot concentrate on anything! Still things to worry about at this stage even though the sale is legally locked in.... what state are they going to leave the place in?!? What if I’m remembering it all wrong?!? Some of us are just worriers I guess!

This is now week 14 for us. Last week we were waiting for our buyer's solicitor to review the searches, write their report and send the contracts out for my buyer to sign.
Wonder if I'm being too optimistic that we might exchange this week?
