How quickly after listing did you get viewings?

Put my house on the market last week.

Have listed in the past and within a few days had multiple requests to view, but this time nothing whatsoever despite the local market apparently being buoyant.

I am using a different agent this time, and not sure if it's that which is making a difference, though I'd assume just being on rightmove would be enough, regardless of agent.

Would appreciate others' experiences in current market.

Viewings arranged within hours, sold within an hour of first viewing.

Have you checked the listing is good/accurate/online? How does your property match up to others?

First viewings within a couple of days, more the first weekend. Week 2 we had maybe 5 or 6 viewings, including 2 second viewings, one of which resulted in an offer we accepted. In my experience of selling, price is always the main factor in a lack of viewings (assuming the market conditions are ok)

I'm mid terrace. Have listed at £200k - my end terrace neighbour who recently sold had theirs up for £230k. They are end terrace and have a garage. Thought this would be about right. And this is the same price I listed at previously and had a lot of interest (albeit using a more local agent). Will sit tight and see what happens in a week or so.

Fingers crossed for you. Think there's quite a small window to sell this year. A family member is an EA and he advised us to price very realistically to make sure we sell before winter, which may bring a second peak (as is looking likely), further restrictions and poor employment figures as furlough ends which would reduce confidence.

Another agent said to us that they are just starting to see the beginning of a slowdown, and expect prices to start to fall by the end of October. Who knows ....

2 viewings booked within hours of listing going live. 7 viewings in total over 2.5 weeks and we sold just into week 3. We're midlands and rural.

We're Yorkshire, photos done today, listing is going up at the end of the week. We are having a bit of an open house the week we go on holiday though so don't have experience of viewings and listings just yet. I will say though the houses I've been looking at aren't selling as quick as they were and a lot of estate agents aren't letting us see anything until we get an offer on our house.

No, not with PB. We are with a "real" agent but their speciality is more the next town rather than this town. The agents in our town are fab and got me loads of viewings last time but I can't go with them unfortunately.

I have had a really nice, 2 bed 2 bath flat, with entry phone and parking, up for sale in Norfolk for a few weeks. I've had two viewings, nothing since. However I've noticed other, similar flats, one in same complex, have been sold and they were on the market before mine so am hopeful.

Marketing at week 9 now. Totally and utterly fed up. Realistically priced at the start (lower end of 3 valuations) but have now lowered by a considerable amount but still no buyers. 10 viewings in 9 weeks. Half won’t even take the call from the agent to give feedback. The other half are a mix of flimsy excuses (size of their sofa, as an example) and nothing consistent we can work on.

I suspect the shit tip of a house opposite (which lets the whole street down) with its rubbish filled drive and patriotic flags flapping out of every window are probably the issue but we hoped lowering the price so much (£35k/15%) would have compensated for that. Maybe nothing will.

Gosh @Austereorange that sounds tough for you. That sort of thing is so unfair. Did any viewers hint at that being the issue, eg I might have asked a question about the neighbours to see what you said?

Not a thing @LividLaughLovely. We’ve also had a second viewing which postponed twice then just failed to show (I have a thread on this in the property board). Totally deflated and defeated. Not one has said it’s price. Every one has said ‘it’s a lovely house....but.....’ including the sofa excuse, ‘it’s too far from the next town where I work‘ (which it always was, so why view it), the living room is ‘poky’ (17ft x 17ft), ‘I’d need to rip that multifuel stove out’ (fill your boots), ‘it’s on the same road as a nursing home and I work in adult social care so maybe that’s not a good idea’ (nursing home is a tiny 12 bed place, several houses down in a converted Victorian house with its own car park and never causes us a single issue, and I have no idea what that comment even means anyway), ‘not enough space for the kids’ (4 double bedrooms, living room, playroom, sitting room, kitchen diner, large child friendly garden and a garage which could be converted....)

Anyway, I don’t want to derail but you get the idea!!

We have been on for a week also with no viewings. Looks like it's had plenty of interest on RIghtmove but nothing booked.

Is there something we should know about PB?

One hour but our house is a popular type.

We went on last week, two viewings so far. I do wonder if we’ve left it a bit late as getting close to secondary school application deadline and the uptick in Covid cases.

Our EA has said that they are still very busy though in our price bracket.

Some people are put off by PB as it doesn't have the after sales that you get with a traditional agent. I've read people that have said they wouldn't view if a house was up with PB.

Hi we've been on a week and only one viewing so far. We had another cancelled as the person had to have a COVID test and they haven't rearranged as yet.
One thing - our agent is only doing viewings for really serious buyers, to limit the number of people accessing the property. It makes sense in one way, but I do worry that we are missing out on potential buyers,

Having the same issue as @Austereorange with flimsy excuses from viewings and a neighbour's shit tip garden (sadly it's the adjoining house ).
Smaller houses have sold for the same money mine is on for, similar properties but more expensive have sold and nothing happening with mine at all.
We had an offer but they withdrew it the next day.

Viewings booked before it even went online, sold 4 days later after 15 viewings, had a bidding war and was very shocked! Had to find a house to buy very quickly.

On market for 2 weeks, first viewing booked for tomorrow, my late FiL’s house- It’s priced £15k too high thanks to SiL insisting that her ‘valuation’ is right and the EA / us are wrong, despite us living just around the corner for the last 20odd years.
It’s a fixer upper so that limits the number of buyers, but not so bad that a property developer would be interested.

The estate agents telephoned me today and asked if I would be prepared to let it, furnished, on a six month contract; they will organise viewings, take up references, etc, and manage the tenancy for 8% and think I will get £800 a month for it. Woo hoo! I am delighted. The mortgage will be paid and I'll have the rest. That is a relief to me.

Ours went on market on Saturday, we've not been told about any viewings yet though not living there and communicating doesn't seem to be estate agents strong point. Will call them end of week if no news. It's on at EA suggested price but quite a few are reducing though others selling quickly.

Been on about six weeks. About six viewings.

We are south west. Most of our viewings have been people relocating to the area. They love our house. Then they drive into town. Or drive In to town before the viewing and knock on the door just to say they’ve been into town and are now not interested.

So we need to move the bloody house!

We did have a viewing from people in the area today. They also viewed our neighbour’s very different house and requested a second viewing but neighbours decided not to move. So we are hoping that the area won’t put these people off.

We are waiting for feedback from them and will reduce the price. They know we are very keen to sell and that there is room to negotiate. So I’m keeping my fingers crossed.

Was tempted to lock them in a room this morning and not let them out until they agreed to buy!
