How quickly after listing did you get viewings?

Put my house on the market last week.

Have listed in the past and within a few days had multiple requests to view, but this time nothing whatsoever despite the local market apparently being buoyant.

I am using a different agent this time, and not sure if it's that which is making a difference, though I'd assume just being on rightmove would be enough, regardless of agent.

Would appreciate others' experiences in current market.

I'm now 4 days in with no viewings booked and no whisper of interest.

An identical house round the corner has just gone on the market. They are a semi and I'm mid terrace, that's the only difference. They are on at 10% more than me. Hoping that will help me!

On market in W3 London put on at £550k dropped to £499950 now £460k since yesterday. Market flooded apparently.

Ours has been up for 2 months but 1 of those months it was priced too high. We had 1 viewing in the first month.

Reduced the price to what we know it will sell to 4 weeks ago. Booked 5 viewings, only 2 bothered to turn up. Getting really sick of it and downhearted now. I wanted to move before Christmas but that is looking more and more unlikely. Plus there are at least 3 houses I want to buy at the minute. I’ve actually deleted my Rightmove and Zoopla apps As I’m driving myself crazy looking at things I can’t have because no one wants our bloody house.

The market is hot where I am. Had a viewing on one flat the day I signed the contract with the agent. My other flat went under offer to first viewer a couple days after being advertised - no details had been written yet. But I'm putting my large house on the market shortly and it will have alot fewer potential buyers so I expect a longer time on the market.

I was wondering if it was due to mine being a first time buyer property: have heard a lot about 90% mortgages being withdrawn.

Getting a bit disheartened even though it's early days, all I seem to be hearing is how quickly things are being snapped up!

6 viewings in the first 2 days, 3 offers and sold for £4K over the asking price on the 3rd day

It is shared ownership though and really in demand to get onto the property ladder

jessstan but where will you go? Or where you not looking to buy but moving in with an OH / were going to rent? For most people who aer selling, renting out instead isn't an option - but glad it all worked out with yours! good, proactive agents.

OP well, 4 days isn't long enough to get disheartened - I think some people are too busy just now with kids going back to school and getting used to all the new rules, ad some are going back to offices too. It should pick up a bit from now.
Also bear in mind some buyers with appear due to their prevous offers/purchases falling through due to others in the chain - so even if potential people aer tied up now, some will re-appear. If it's not a large citym the number of buyers is always limited so more patience needed. I'm back on the market after buyer couldn;r proceed, and it is quiter with viewings than it was back in June, for sure!

It could be the agent. I was selling my property and got viewings for the next day,

The house I was interested in, it took a week and a half to book a viewing with them. The ea just kept fobbing me off. I think maybe they knew someone who wanted to go for the property and were gatekeeping. In the end I went to branch and complained and I finally got my viewing. Sale is going through now :)

We are getting rid of our agent the day after tomorrow.

They have been totally useless.

They show the house the wrong way round.

Can only explain it that they show the garden first, then the out buildings and almost do the house as an after thought.
It is an unconventional house and I think the ea wants people to think that the house is an inconvenient building on a very nice plot so people aren’t seeing the house in the light of buying a house with a nice garden and there are some useful outbuildings.

Of course that just makes the house look very over priced.

It is already at a very low price just because we wanted to get rid of it but it hasn’t gone

We were in 2 minds as to hiring an EA but sat on our misgivings.

Wish we had listened to our gut.

Went on market last Weds, had about 12 viewings from Thurs-Mon, 3 proceedable offers, 2 second viewings last night from families offering on it, and going to best and final offer today

Spoke to agent this morning, they said it's been quieter next week and particularly in the FTB segment. FTBs don't have the same urgency to move (no stamp duty for them even after March!) and some lenders are not considering anyone with less than 15% deposit. Gahhhh.

Hope you get viewings soon. Ours went on this Saturday and heard nothing from estate agent. Husband just phoned and they've had three viewings so far and he got the feedback, all ruled it out but at least there are viewings and we know reasons for ruling out. Interestingly 2 are garden which must be lockdown effect.

The whole process is so frustrating! Ours went up about 10 days ago- first couple of days total silence then a flurry of viewings, so far had 7 in total. One couple gushed about how much they loved it and told agent when leaving the house that they’d be making an offer the next day. Never materialised and think they’ve gone with another place. Appreciate people change their mind but why go so far to say you’re definitely offering?!

Another couple booked a second viewing then cancelled it as decided not enough in village. No feedback from the others yet except one who’s looking at another place tomorrow then making a decision.

We made the mistake of assuming people wouldn’t profess how much they loved it etc if they weren’t seriously interested. Although it’s still early days I’m feeling disheartened today. On top of the covid crap everything just feels negative at the moment 😔

We’ve been on the market 2 weeks today and not had a single viewing yet. We think we’re realistically priced (2 similar hoses on our road have sold in the last year for about the same, and another is on the market for 25k more than ours). Feedback is that people are put off that we only have on street parking. Unfortunately it’s par for the course with Victorian semis. Sigh....

Some good news from here - finally have a viewing!

Bad news is I think it might be someone just wanting a nose around?! They have told the agent that they are currently renting nearby and ready to move quickly.

The strange thing about that is that I remembered seeing posts from them on a local Facebook group about their owned house. Recently. Double checked and sure enough, they own their house down the road. So not sure what's going on there. Will see tomorrow. In the meantime, I'm going on a cleaning spree!

I have a viewer tomorrow.

Probably the last viewer sent by the estate agent.

I have said I am showing them round but if they say anything that annoys me they will be shown the door.

I don’t have patience with viewers. I have shown enough round to spot complete time wasters.

For those on the thread with the neighbours with the rubbish in the garden... that put me off a house. Happened to walk past when they were dumping the sofa out of the house, then 4 weeks later on viewing the sofa still there. Another set of neighbours played loud music every time we walked passed including 9.30am. Told the agent it wasn’t for us... because it’s not like they can change the neighbours or tidy the neighbours garden so I don’t feel that would be useful.
