How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

At least 3. And I find toilets without a basin completely useless. You need to fit even a small basin in.

Oh yes to this! Before we renovated our house the downstairs toilet was off the kitchen but didn’t have a sink so you’d have to use the loo then wash your hands in the kitchen sink 🤢🤮

Two but it depends on the market - we had one at old house and managed fine, we have two in this one. Maybe look at Rightmove if thinking of selling and see what similar houses have.

We have 4, which is too many (bedroom 5 is a loft conversion with toilet).

I'd expect a family bathroom, ensuite and downstairs toilet.

We have 4, I'd expect 3 (downstairs, en-suite, family bathroom). 4 is great for when there is a fmiy trip t;o the pub and we all get home bursting.

We live in a 2 bedroom HA house. It has a proper bathroom & a decent sized downstairs loo with a basin. I am always confused by toilets with no basin, it seems like very poor planning TBH.

You need a downstairs loo in a 5 bed house. I’d want one in any house, but a 5 bed without one is odd.

Downstairs loo would be non-negotiable, a must! Most houses around us of that size are now built with an en suite for every bedroom or at least two of the bedrooms with an en suite and then the last two sharing a family bathroom. So downstairs loo + 3-5 bathrooms.

I’d expect 3 as a minimum in a 5 bed house. 1 downstair, family bathroom and master bedroom ensuite. I have a 6 bed house and it has 5 toilets (3 ensuites, family bathroom and downstairs loo).

Downstairs loo is a must then ideally a good sized family bathroom plus en suite. Prefer downstairs loo over en suite

I dislike ensuites. I think they would put me off a house!

There are en suites and there are en suites.

A corner chopped off a room to create a tiny cubicle with stud walls and no soundpoofing is likely to devalue a property. A large ensuite with solid walls and good soundproofing in a large bedroom (even better if its separated by a dressing area) is very desirable.

My en suite is currently my favourite room in the house.

We have 4 in a 3-bed house and I think it's overkill, but it's only because we have the above, plus an extra en suite. I wouldn't want any loos which didn't have at least a basin...

Our house is a four bed. There are two upstairs - bathroom and shower room - and one downstairs. I think a ground floor loo is essential and I detest en-suites, I’d rather have a decent sized bedroom.

We live in a four bed house and have three loos: en-suite, main bathroom and downstairs cloakroom. So at least that in a five-bed I would have thought.

  1. We've got 5 beds, 2 family bathrooms upstairs ( no en suite) and a downstairs loo in the garage. I'd love the downstairs loo to be in the house proper, but it's still worth having.

We have downstairs cloakroom, main bathroom and two ensuites in five bed. Couldn't live without the downstairs loo and it saves visitors going upstairs too.

At a minimum I'd expect

  • a downstairs loo (with hand basin/sink to wash hands after using the loo)
  • a master bathroom upstairs with bath and shower (could be an over the bath shower not necessarily a separate shower cubicle) with toilet and hand basin)
  • an en suite with toilet, hand basin and possibly a shower cubicle.


If there was space, I might add a second en suite.

Also, for the downstairs toilet, if the property has a side entrance, I'd try and position the loo close to that and add a shower cubicle. If you have kids coming home from training or cycle home yourself, it might be nice to strip off, and freshen up straight-away. Also if they/you are very muddy or have been splashed on by traffic and puddles, you don't want to be traipsing that dirt through the house to get to the master bathroom first.

I once visited a house that had an ensuite in the master bedroom, that had a huge window from the en suite into the bedroom right where the head board of the bed would go. The glass was a bit textured but not very. So odd.

3 toilets - 2 upstairs for the bedrooms (I always go buy the rule of 1 toilet for every 3 bedrooms or part thereof) and 1 downstairs.
