How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

My mum has a 5 bed it has - loo downstairs.

2 en suites

One main family bathroom so 4 toilets

We have 2 loos with 5 beds, 6 people, it has been enough. No en suite, though, that makes loo access so much more difficult.

A smaller utility sounds fine. Any chance you could also fit a shower cubicle in the downstairs loo room? Good for extra muddy people / excess house guests at Christmas

I’d expect 2, maybe 3, but would be put off by any more than that as I HATE en suites for the sake of en suites. One of those would absolutely have to be downstairs though, that’s a non-negotiable. In fact our downstairs shower also gets used far, far more often than upstairs. Small children!

Minimum of family bathroom and downstairs loo. Would anticipate an en-suite as well but that isn't a dealbreaker for me.

We have 3 in a 4 bed, downstairs shower room, upstairs bathroom and a loo on the top floor. If we weren't over 3 floors, 2 would probably do.
All our bedrooms are doubles and none en-suite, I've also always wondered how you diviflde the rooms between children where some are huge suites and some are box rooms.

Minimum of 3 including 1 downstairs. I’d really want 4.

Ideally, I would expect 2 ensuites, a family bathroom for the other 3 bedrooms to share, then a toilet downstairs.

But if there is a bedroom downstairs and it doesn't have an ensuite I would expect he downstairs toilet to be a wet room.

I wouldn't buy a house of any size without a downstairs loo.

We've got an outside loo at the moment, quite a nice one, that's going in the renovations. So I think we need to find the space for a downstairs loo.

It's an old house with big rooms so the en suite is a decent size and doesn't take away from bedroom space.

The family bathroom isn't huge. It's got an over the bath shower. Ensuite has shower.

No one uses the loo with no basin unless in extremis - and they wash hands in another basin (for someone who was worrying)

5 bed house I'd expect:

  • downstairs cloakroom with toilet and basin
  • Family bathroom
  • and at least one en-suite, if not two

I really don't like the idea of a downstairs shower. I just think traipsing through the house in a wet towel doesn't sound comfortable.

If you are looking at its resale value having a smaller utility and a downstairs toilet will be expected in a house that size. Trying to sell it without it would be difficult

Three toilets minimum.
Main bathroom upstairs, en-suite to main bedroom and a downstairs toilet. I’d be more interested if one of the bigger bedrooms had an en-suite too for guests or older child.

I’m in a two bed flat and it has three toilets.

In a five bed I would expect a downstairs toilet (not squashed under the stairs), at least one full family bathroom and two en-suites.

I would expect 2, one upstairs and one down, but I'm not particularly fussed about ensuites.

2 minimum. One downstairs toilet and a family bathroom. I'd maybe think there might be an en-suite nowadays, but it depends on space. It seems a lot of people cram them in for the sake of having one. I'd much rather a bigger bedroom. I think I would definitely expect a toilet downstairs though.

We have 4 in a period 5 bed house. Downstairs loo, ensuite to master bedroom, main bathroom, and a shower room on the top floor. It seems about right. I think we'd have still bought the house without the ensuite, but it seems pretty usual for the size of house and number of people it could accommodate. So a minimum of 3, with one of those being a downstairs loo.

Our elderly neighbours have six bedrooms and only one bathroom, so I can imagine that when/if they sell there will be a lot of replumbing going on.

I would definitely want 2, preferably 3 if 1 is en suite, and preferably having at least 1 downstairs and 1 communal 1 upstairs.

We had a single bathroom when we moved in here, (was a 3 bed), family bathroom upstairs. When we extended the downstairs to make a "family room" onto the kitchen/diner, we made space along the side wall to fit a utility cupboard (for the washing machine/tumble drier stacked on each other, ironing board and brush/mop slid alongside them, and high shelves over mop/board for washing powder/cleaning stuff etc) and a bathroom (loo, tiny sink, shower) - it took about 4' off the width of the room but is perfectly practical for our needs.

I would expect at least three

One downstairs, at least one upstairs in an en suite and then one communal loo upstairs. Depending on how large the house was I might expect another bedroom to have an en suite so therefore a forth loo

At least 3. And I find toilets without a basin completely useless. You need to fit even a small basin in.

I'd expect at least three, with one downstairs. You can get cistern lids which incorporate a small tap and sink
