What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

It’s a small three bedroom not a four bed.

It's being marketed as 4 bed. It isn't it's 3/4 or just 4. If it is priced as a 4 bed then that is your problem.

And yeah, soulless is the first thing that came to my mind.

I would remarket it as a 2 bed with a study/walk-in wardrobe and 2 reception rooms. Someone looking for a 4 bed or perhaps even a 3 bed would be disappointed when they saw the floor plan and not bother viewing. What appealed to you when you bought the house? Maybe emphasise those features?

Agree with all of the advice given. The main bathroom is confusing on the floorplan, is it under the stairs? It looks to be floating mid staircase on my phone! The photos need redoing as they look like they are being taken from the end of a tunnel.

You could try remarketing it as a 3 bedroom with office/potential additional bedroom at the next Rightmove search band. Also, I'm always suspicious when the first photo of a house isn't the outside, makes me wonder what is being hidden. A good photo of the front, face on, with some pots, would be much better and add kerb appeal (why are so many people saying the American 'curb' I wonder, the last thing you want is to curb appeal Grin ). I don't understand why there are 2 downstairs bathrooms.

You would be better turning that tiny bedroom into an upstairs bathroom and turning the downstairs office in a proper bedroom .

Photo 3 - it looks like a hand rail is blocking the door. It's actually a chair (looking at a later photo) but it looks awkward. Also, you have two different coloured doors in the room, with different styles. It's just a bit odd looking.

The photos are out of order, so unless you remember that photos 3 & 4 had a brown sofa, you wouldn't necessarily realise that photo 6 is of the same room.

Photo 7 shows one end of a room, but you can't see where the door is or where the seat that you can see, faces.

Photo 8 is strange - why would you take such a close up shot of a bathroom? What are you trying to hide?

The shots are all really close up and I think that some better shots from the doorways would be better to give a view of what you'd see when you walk in to the room. It makes the bedrooms seem really tiny (and I live in a house with a tiny bedroom, so that's saying something).

As others have said it's a 2 bedroom house with a dressing/box room (and a downstairs bedroom that you access through the utility room? Really?) and a downstairs bathroom. It's all very white and bland, which might be regarded as a blank canvas by some but doesn't really make me think I'd want to live there. And if I wouldn't want to live three the only thing that might make me interested is a much lower price.

This is essentially over the big road from your house. Can you see how the angle of the pictures and lighting make a huge difference? Again like yours this is a standard semi but it has been presented very well. It isn’t over the top but each room has something about it due to the decor, even simple things like accessories in the main bedroom all matching and the arrangement of cushions on the bed. That sort of thing can be achieved in any home without having to break the bank.

You have some very poor picture. Most of them need doing again. Making a room look longer and thinner is not a good thing, people will assume a weird angle has been used so it doesn't look short and thinner.

I agree with PP’s, it shouldn’t be classed as a 4 bed, it’s a 3 bed (and the 3rd bed is tiny) so those who are wanting a 4 bed are looking at it and thinking it’s way too small for a 4 bed. If it was classed as a 3 bed you’d maybe get more interest, but is it priced as a 3 bed or 4 bed?
The living room is also quite an unusual lay out and doesn’t appeal to me personally.
I would change to a 3 bed and amend price to be in line with 3 bed houses.

I also think it needs to be marketed as 3 bed with possible 4th bedroom/home office and not as a four bed. I’d consider lowering the price to the next price bracket for rightmove search results as like others have said as this point although you have reduced it buyers looking in the slightly lower price bracket won’t see it.
Add some splash of colour to rooms as some look very bland and white and some flowers in the kitchen and a plant in the bathroom with some colourful towels.
I think the key is the price and the fact it’s being marketed as a 4 bed when people looking for a four bed are generally looking for at least 2 double bedrooms and 2 smaller but not tiny bedrooms- not one double, one smaller, one box room and a bedroom downstairs.

Retake drive photos without cars. Does back garden ever get more sun than that? If yes take it at full sun and try a different angle.

Remove big photos.

Dress the downstairs room, it helps some people visualise it.

I agree that it's a bit soulless but I'm not sure what could be done at short notice, cushions, rugs etc. Some neutral things on the wall such as a clock.

Not many on the street have sold so that makes it difficult for people especially when prices have jumped so much. That makes people look further a field at which point you can get a house with more potential for the same price.

The photos are appalling. Have the agency used a proper photographer?

I don’t like the decor at all And the house feels both badly done and soulless (sorry!) but I don’t think that necessarily puts people off. The above issues will though.

Agree with others - it’s a 3 bed. Advertise it as a 3 bed - then people will be pleased with the additional room downstairs.

If you advertise as a 4 bed, people looking for 4 bedrooms will dismiss it. People looking for 3 beds won’t see it.

I think everyone has made really valid points but this sums it up for me. If I were looking for a 4 bed I would rule yours out straight away and wouldn't consider a viewing.

I don't think the photos are doing the size justice OP. It does look a bit cold also. I wouldn't lower the price yet, but I would def ask for a new set of photos to be taken, you need to add warmth, flowers etc. To make it look less cold and more homely

I can see why it has the valuation based on size, but people looking for a 4 bed family home are likely to be put off by the fact it's a 3 bed with a down stairs bathroom plus an extension. So maintain the price but describe and present it as what t it is: a well presented three bed home with a stand alone Granny/teen annex. I can't tell from the pictures if you can cook in the annex: if not a stand alone larder/ kitchenette unit may help define the space.

I think they’re counting the walk in wardrobe as a bedroom, it does have a window so it looks like it used to be the box room and the measurements show it is larger than OPs box room.

Yeah as others have said, for me I wouldn’t view as it’s not really a 4 bedroom house. Also the 3 bedrooms it does have look tiny!

Until I looked at the floor plan my thoughts were that it’s ok, but the rooms look dark and narrow, and I’d have to get rid of the wall paper.
