What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

As others have said. Kerb appeal is pretty poor. But tbh the photographer hasn't done you any favours at all. Can you take some yourself to submit?

Yea also if you advertise it in line with other 3 beds price wise and add in it has potential for an office or fourth bedroom people will think they are getting a bargain rather than a bit conned into thinking it’s a genuine 4 bed.

I think it is well presented, smart and not too cluttered. I think the only thing that could be putting people off is the layout (can't do anything about that), location (don't know if this is the case or not - again can't do anything about that) so it is probably the price (can do something about that). If people feel they can get something better in the area for the price you are offering they will.

The photos aren't great and your house isn't as "staged" as some but that is unlikely to be the reason.

The 4 bed thing is a huge clanger by the agents or they are trying to be clever and that's obviously failing.

The 3rd bedroom is so small that the dimensions aren't readable on the floor plan - its the crucial Xft which is obscured by the wall on the plan.

Could you stage it so that the tiny bedroom is an office and the room downstairs is a huge bedroom or at least a home office plus cost area - that room is a bit unclear.

But aside the misdescription............. it's always price.

I think the layout means it will only appeal to a certain number of buyers. Maybe a couple who have an elderly parent who might like the downstairs room as a sort of granny annex or a couple with a baby and maybe teen children/step children. It probably won't suit you average couple with 2.4 children due to the bedroom placements and sizes. And I agree - it needs to be marketed as a 3 bedroom house with a further room which could be another reception room or bedroom.

Yopa is an online estate agent. Did they send a photographer? If so, get a different one.

The estate agent has done a poor job with the photos, nothing at all about the individual rooms and even worse with the floorplan. The latter is just plain wrong judging by what the photos show, look at the extension shape and how it attaches to the house. It is not a standard house so needs much better selling. I suspect the price is off too.

Good luck OP, selling can be so awful. Your house is nice and perfectly livable in, just a bit different.

I’m always suspicious when the first photo is not one of the front of the house. Makes me think it’s probably hideous, in a rough area etc.

Put some planters at the front to give it more kerb appeal.

Apart from that, perfectly fine

Its nice. But some parts look abit closed in. I love the decor. The bedrooms look too small and the dining room bit also looks abit closed in. It's also well expensive compared to where I live. A house near me that size would be £170,000 max.

Is it purple bricks? The photos are awful , taken from a strange angle. It’s not four bed, as possible says stages the downstairs as an office. And maybe change the spider light fitting.

Just asked my 18 year old son, and is comment was the first picture wasn’t the front of the house either!

He said the outside ‘didn’t look great’.

Apart from that, said it was alright.

It’s clean and well presented so the reason you aren’t getting viewings is that it is overpriced. I don’t know whether it’s overpriced for the area or just overpriced for the combination accommodation and area but it’s definitely overpriced.

IME price is the only reason property doesn’t sell. It really is that simple. A tumbledown dump in a terrible area will sell if the price is pitched right and an immaculate mansion in a desirable neighbourhood won’t shift if the price is too high.

No upstairs bathroom is a killer, sorry.

Also, it's a 3 bed. Really it's almost a 2 and a half bed...

But you could do loads better on description and photos.

As others have said, everything looks long and thin. Try to break that up. It all needs to look warmer and lovelier - it does look a bit rental property, especially with the acres of laminate flooring - I personally hate this, it looks cheap and soulless. More rugs, more breakup. Borrow a big rug for largest room even.

Take the family photos down, but maybe some more stuff on some of the walls. And generally just more warmth and niceness.

Advertise as 3 bed with extended home office/potential 4th bedroom and really go to town on this. Move the furniture, those looooooong shelves opposite one another and angle of shot again makes everything look long to the extent that it looks narrow - not good.

The things that jump out at me;
The photos are absolutely shit and make the house look cold and boring
It’s a three bedroom not a four bedroom
Of the three bedrooms, one is basically a cupboard
No upstairs bathroom? That would be offputting for me
Outside there’s nothing to draw the eye, it’s very characterless (honestly, even a trellis or a plant in a pot would help!)
I’d suspect, altho I couldn’t be sure, the pricing is out of whack

I have a 3 bed with a converted garage as an extra reception room (currently a play/music room for the kids) and there is no way I would advertise it as a 4 bed, even though it would make a good bedroom if you wanted it to be. I wouldn't have thought many estate agents would advise it either. I think the rest of your house is fine as everyone has different tastes but you need more curb appeal at the front. That would put me off straight away I'm afraid.

It’s a little too decluttered for my taste but obviously that is down to preference. I agree with a pp that it looks very bare from the kerb, some planters with climbing plants would soften the look. Also the cars parked on the front which are visible in one of the photos is off putting. I see you have a cloakroom upstairs so not as bad as no bathroom at all. The green bar stools are a bit garish.

I agree with the pp who said about the first picture not being the exterior. The last picture with the plants is nice so I'd make that the first picture.

The floor plan doesn't match the description. It only shows 3 bedrooms, not 4. Either the floorplan needs to be changed to show the 4th bedroom downstairs or it needs to go on as a 3-bed house.

Realistically, there's nothing you can do about the layout but there are things you could do to help:

  • both of the above actions
  • get some more photos of the garden. The one on there makes it look tiny
  • take the stickers off the wardrobes or repaint

I don't think the photos are doing it any favours as it does not look at all homely, cosy or inviting. However, bigger issues are what people have already mentioned. It's not really a 4 bedder and if someone were desparate for 4 beds but unable to really afford one then of course they'd look at this but it needs to be a lot cheaper than real 4 bedders in order to appeal to that part of the market. Lack of upstairs bathroom is an issue for many people so in reality when you have something like this near you:

I think you are dramatically overpriced. I am no expert at your local market but unless you in a specially desirable area I think it may be worth more like £330, £335.

This may be a small factor OP, but you seem to have a lot of rather large family photos on the walls. I’ve read that:

“One of the biggest selling points on your home is another family being able to see themselves living there. Imagining that moment is what changes a house into a home in the eyes of the buyer. By removing pictures of the people who already live there, you make this easier.

They’ll be able to look around the living room and envisage themselves and their family in it instead. Coming across a photo of another family while doing this can shatter the illusion.”

I am in the market for a three bed with additional reception room (or small fourth room - we need an office). I don't mind the bathroom position or even the flow of the additional reception room. But the third bedroom is just too small. My daughter is already in a box room and always think to myself the next one must be the same size or bigger!

Overall too, photos are bad. Angles crap. Redo them, not by the same person.

Also the front! Bite the bullet and have first pic as front of house. To not do this screams 'This house looks shit from the otuside'. Own it. Get a couple of bay trees in pots/planters out front - the side photo looks so much better for the pots nad breakup of the bricks. Move the car off the drive and take a straight-on photo with the tree in a pot at the split between the houses and put more pots along the front.

Sorry OP, I wouldn’t view it either. You asked what was wrong with it, so apologies if you don’t like what I am going to say.

I like the size of the downstairs, but the upstairs is very small, compared to all the room downstairs. The third bedroom is absolutely tiny and only suitable for bunk beds. To me this isn’t a family home, because of the bedrooms. You have a downstairs reception room, which could be a 4th bedroom, but I wouldn’t use that as a bedroom as I wouldn’t want any of my children so far away.

This looks like it was originally a very small house, with the kitchen and reception room added on later, meaning more than half the downstairs is flat roofed, which I personally don’t like. The kitchen is a good size but looks to have no windows, just the patio doors, which could mean it being very dark.

To be honest, the house doesn’t have kerb appeal and looks very bland inside. Everyone has different tastes and, if I am being totally honest, I just don’t like it. I could say more, but...
