Sellers/Buyers Roll Call 8 and still going

Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

Boohoo, sorry to hear that, our sellers were pulled out originally then came back then now its still all with them, I am thinking they are having their second thoughts. Our purchase has been dragging on for 10 months since we offered. They are only having surveyors booked for their purchase this week though something we thought that they have done 4-5 months ago given they found the new property in January. So waiting game for us. There is a new property came into the market last week that very near by and we really like it. Thinking of booking for a view in case this purchase doesnt work out.

GherkinsOnToast · 29/06/2020 13:02

Theoretically we should exchange today (just like the last 3 Mondays!) but I haven't seem the flying pigs yet so I'm saying unlikely!

Karcheer · 29/06/2020 13:08

our buyer won't exchange today either, money taking ages to arrive in their bank account apparently...

thisstooshallpass · 29/06/2020 13:24

Juts exchanged! 21 months after making the decision to sell...

On we go!

bellyislikejelly · 29/06/2020 16:22

*offer 🙄

Boohoohoohooho · 29/06/2020 16:56

Thank you for the commiserations. Good luck with everyone else. It's so stressful to buy and sell houses.

Kelsoooo · 29/06/2020 18:28

@thistooshallpass

Yay! Congratulations!!1

Didicat · 29/06/2020 19:50

We’ve had confirmation of our buyers coming to do the survey on Wednesday so that feels like a positive step forward but going to need to do a mad clean! House is messy compared to when we were selling it. Our survey on the one we are buying is on the 7th as waiting on a particular surveyor. I hate this being in limbo land!

Poppiesandnettles · 30/06/2020 12:37

Rollercoaster ride is selling and buying - our buyer has had some issue with the mortgage and the solicitors have advised our EA there will be a 6 week delay to exchange. EA working hard to get clarity on the situation. Had to call the developer to see if they would allow the delay in exchange date from 10th July to August and would the incentives still be included. Not heard back yet.

Part of me wants to blitz the place in case we have to remarket. The other part is trying desperately to go with the flow.

Bells3032 · 30/06/2020 12:43

Can I join? Selling my 2 bed flat - tenants in situ (I moved into my husband's flat).

Flat went on the market two weeks ago. Offer was accepted last Tues. Buyer has given mortgage and lawyer details. My lawyer has sent me all the forms etc and have completed them and sent it all back yesterday. Now just have to sit back and wait. I am not sure if there's anything else i need to do?

Selling as it means we will then be chain free to buy a house later this year. so excited and anxious eeep

notheragain4 · 30/06/2020 12:50

@Poppiesandnettles I wonder what the delay is to the mortgage to be able to get so specific about a 6 week delay?

Lemonylemony · 30/06/2020 14:43

I just went for a lunchtime walk to check out the park behind the new house (it’s 5 mins from work but have always gone the other direction before) and I bumped into our vendor on the way back! One of those I’m not sure if she recognised me situations. Pleasantries exchanged and she likes my dog anyway Grin

FauxFox · 30/06/2020 14:48

We did it! Completed! Off to get the keys 🥂😊🎉

Kelsoooo · 30/06/2020 14:49

Yaaaaaay fab news @Fauxfox

I'm going to drive past my new (hopefully) house on my way home, for no reason at all haha.

Newhome321 · 30/06/2020 14:58

Great news Fauxfox, many congratulations.

Just got update from EA, apparently mortgage offer in but buyer's sols are advising 6 - 8 week before they will be ready to exchange! I cannot even begin to understand what would take 6 - 8 weeks? If needs be I will march down the council office and do the searches myself if I have to!

Congrats to all who have completed this week, totally jealous Smile

Bells3032 · 30/06/2020 15:11

@Poppiesandnettles sorry too hard to. Go through all the posts. When did you get the offer in and what has been done since then? If right at the start then 6 to 8 weeks is fairly normal. I had 10 weeks when buying my completely chain free flat.

notheragain4 · 30/06/2020 15:23

@Poppiesandnettles it's good the solicitors are being up front so hopefully your builders know what they're dealing with and can respond now. If your builders are like mine they will try to argue but they'd be ridiculous to lose a sale with the difficulty in getting mortgages atm.

Notyetthere · 30/06/2020 15:26

@LoisLittsLover I see you are buying a new build. I hanker for a new build but we are limited by our location. We are currently near to SIL and PIL so we would like to continue to be within walking distance of that support network. Our nearest new build development is 12 miles way which is too far for us.

As for the cleaning, we aren't with a cleaner so it's all DH and I whilst 3 year old DD undoes all the hard work.

For Sale sign went up this morning! Eeek. All of a sudden I feel exposed. The sign has been put on the most open part of the front garden so it can be seen for miles. I'm in two minds about it actually bu tour EA mentioned that 25% of enquiries that they get come from the signs.

Photos to be taken Thursday afternoon and hopefully online by Friday afternoon. The market has definitely slowed down here so I'm not holding my breath.

Notyetthere · 30/06/2020 15:30

@FauxFox Congratulations!

@Bells3032 Offer in May Half Term. Buyer has had valuation and survey done, same with us too, both mortgages in place, just awaiting draft contracts to sign and then can go for launch. For many folks I guess it takes a long time and have chains to deal with but I was stunned at the 6 - 8 weeks seeing as they've had 5 weeks already?
