Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

LemonyLemony - we asked ours to pay for boiler service and a solar panel service too. They happily did it and posted the service certificates through our door today. Definitely not too much to ask, especially if you have doubt over some of their answers.

Hello, please can I join you. Our house went on the market 10 days ago, no viewings yet. We have seen a new build house that we love, they were only going to be selling more in December but one sale fell through, best plot in our opinion, so we were hoping for a quick sale but it doesn't look hopeful I don't think.

@notheragain4 they don't do part ex unfortunately. They do an assisted buyers scheme but would want to price our house for a quick sale (about 25k lower than our current asking price) which we can't afford

LoisLittsLover it's worth having a conversation with them, if the sale has fallen through it's likely they will be very keen to sell, we have got over £20,000 of incentives including stamp duty paid and cash back after completion, you might find they can plug the gap quite significantly (it enabled us to take a lower offer than we would have ordinarily accepted).

@Lemonylemony we were in a very similar situation as you and our seller refused to budge. They said they would pull out rather than clarify the paperwork re contradictions in replies, covenants and extensions, and refused the gas safety check too. We walked away.

We have since put an offer in on a much better house.

Joined so I can join the thread! Selling and buying and finding it all rather stressful.

Accepted buyers offer Whitsun week, offered on a ready to move into new build and after asking for a discount on price and SD and waiting a few nervous hours they countered with 50% SD paid and full discount, offer was accepted.

Chain of 2, Solicitors and MIP in place prior to everything kicking off but it (for me) is going very slowly. Paid for searches, have mortgage offer in place, provided completed TA10 & 6 next day hand delivered, buyers surveys and valuation done. We are waiting for just anything to read from our solicitors for the new build or anything from the buyers.

I realise that the process goes as fast as it goes, but am desperate to plan and driving myself insane with overthinking everything to the point of feeling nauseous. Hopefully will get an update this week from the solicitors. Anyone else feel sick with worry things will go wrong?

I’ll join in!
I have posted a few threads on and off about our house and sale etc.
We’ve had a bit of a journey, house went on the market 18 months ago, took 8 months to find buyers, all ticking over, few delays waiting for our seller to find somewhere, all due to go ahead around Easter, Covid hits and delays everything!
Waiting during lockdown, hope to get moving once restrictions lifted, tedious few months, things are lifted hope we can all go ahead (chain of 3) our buyers pulled out!! Super stressful and gutting, so so upset.
But after some conversations and a miracle our seller agreed to buy our house! (She wanted to stay local and downsize) so now we are swapping!
Had to start conveyancing again for her on our house, but I think we are almost there. I cannot believe how long this has all taken and how stressful it’s been, never again!

@Poppiesandnettles welcome, have you been given a 28 day exchange deadline? We are in the processing of selling our house and buying a new build, finding the deadlines very daunting (although will be pleased if we pull off, happy to get exchanged ASAP!)

@poppiesandnettles definitely I’m so worried something is going to go wrong, we’ve now throw most of our furniture away/eBayed so we will be really screwed if everything falls through. Plus I’ve been busily mentally imagining how I’m going to decorate our new place, what I’m going to grow in my new greenhouse etc!!!!

@notheragain4 28 days! gosh, we have a local builder so luckily a 6 week exchange but they wrote and said we have to exchange by 10th July or we would lose the discounts we got. If I can get to exchange I may be able to relax.

@Karcheer I hear you, constant thinking about the new house and looking at the pictures we've taken. Been back again since reserving to measure up for curtains etc and now dreaming of decorating and placing furniture. Just praying buyers are happy still! The new garden has turf but also poppies and nettles, hence the username! Cannot wait to start designing and planting in the garden.

@Poppiesandnettles actually we have 6 weeks as we are using help to buy which gave us an additional 2 weeks. This is what I'm worried about as we got some very good incentives but the houses are now selling extremely well. We are due to exchange 9/7 but it won't happen, valuation on our house hasn't even happened yet! I'm praying they give us as extension.

When the FA said the valuation was booked, I advised the developer and the sales lady, who is lovely, advised she knew the valuation guy and he'd been and done quite a few of their houses. Maybe worth seeing if the site knows if someone is booked in to attend and value yours and on what date?

We did HTB to our current house, I think it added a week to the exchange deadline, 7 weeks rather than 6. We are buying from the same builder so fingers crossed if there are any delays they will honour the incentives. Let's both pray the next 2 weeks are productive!

May I join? We are right at the beginning of the process.

Congratulations to those who have exchanged.

We chose which EA to list our house with yesterday. DH will drop off IDs to them tomorrow so that contract can be signed.

Photos to be taken on Thursday and listing to be up and online by the weekend. I'm very nervous.

DH and I have spent the weekend finishing off DIYs and painting touch up and generally tidying the place ready for Viewings. Its amazing how I haven't really noticed or paid attention to the knocks and scratches in the hallway from 3yrs of prams in the space. It's all glaring now.

We are looking to move locally, but to hopefully a 'nicer' rd to a house that will be a project. Probably the only way we can afford these other rds.

Good luck to everyone still in this process.

@Whataracket I hope our vendors don’t do that, it would be a shame and nearly a grand down the pan in survey and search fees. We’re clearly serious buyers and they’re desperate to move (divorcing and already had 2 buyers fall through), they’d be shooting themselves in the foot for the sake of filling out some paperwork accurately and a couple of hundred quid. I guess that’s their choice though! Fingers crossed they’re more sensible than that.

@Notyetthere I definitely agree about those little marks/knocks that you just don't see. Luckily our cleaner used to work for a house builder staging houses, so she had some great tips for us. Good luck for having the photos taken, I found that part the most exciting bit (yes, I need to get out more! But they looked great and I was pleased with them)

@Kelsoooo My week is mainly about packing, ebaying and skip filling. The people buying our house may exchange on our house this week, but they were supposed to last week - so who knows... not really looking forward to that as our purchase is a few weeks behind, so if anything goes wrong we could be homeless...
We should get the structural survey back - but I've seen the management summary so not expecting any surprises...
We should get final ok on our mortgage, it's with the underwriter and (s)he had some questions on the annexe...
Our solicitor is reviewing the searches, so i guess we could hear if they are ok this week.
Oh and poo tv is being filmed Grin ...

we must be close to exchanging on our new house after that lot i guess Hmm

The bottom of our chain should exchange today or tomorrow which should clear the way for the top of the chain to exchange next week. Removal company are dropping off boxes tomorrow, aiming to move on 15th.

I can wait to not have to think about houses anymore. We've spent the last 5 years debating where do we want to live long term. Have started a number of attempted moves, looked across a huge distance and pictured different lives in each location. I am praying all this comes through for November, it's our forever/ish home and I just can't imagine what it's like not having to constantly think of locations and houses?! It's exhausting!

Boohoo sorry to hear that! Thjs is why I initially wanted to stage my mortgage application/solicitory stuff/survey, but I haven’t in the end, and now am getting nervous!

Have emailed off our mega question list to our solicitor. I can just imagine her heart sinking as she reads it! Should get the survey report back in the next few days so that’s our next big thing. DP & I have also agreed various points for our declaration of trust to get the solicitors to draw that up for us. Need to look at wills as well now!
