Sellers/Buyers Roll Call 8 and still going

Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

The sale process has been the most stressful ever, I’ve moved loads of times but this has been stupid! I don’t know if it’s because we are in the middle of two very wealthy men who are both just taking the piss but it’s exhausting.

So today I’m finishing packing the house for the “move” tomorrow but at this stage I’ve no idea if we are moving to the house or into storage.
It’s an absolute joke!

@GherkinsOnToast I agree with @Lemonylemony they should pay you for the disposal, but you may find that’s more hassle than just adding it all to your skip if you’re doing work anyway.

@Bells3032 that’s like the old man in Ozark isn’t it...

I don’t understand where people get these crazy ideas from and genuinely think they are reasonable requests...

Baldatbirth · 14/07/2020 08:59

Estate agent contacted us to confirm our solicitor. All feels a bit real now. Can I asked which solicitor some of you would recommend? I know someone up thread said they are using one with online conveyancing. We did this with our last sale!

I am tempted by coop as there is a no sale no fee and fixed price. Has anyone got any reviews on them?

Cheers.

Still need to find a house to buy though!

Fern204 · 14/07/2020 09:01

Hating the whole process just now. The woman who had offered before lockdown came back to view with her husband, and then decided not to offer. Hope's dashed for a quick sale. We have had three more viewings, but now have nothing booked in. Really hoping one of yesterday's viewings make an offer. Otherwise we are just waiting, and losing any hope of the house we were buying still being available.
We really want to move back to Brighton, our son starts 6th form in September and we will need to drive him there and back if we haven't moved by then. There are no buses. We started this whole process in May 2019, two chains have collapsed, the last one was the day before exchange and we should have been moving tomorrow. I'm so depressed by it all.

@Karcheer never heard of Ozark before. but people can be a bit bonkers.

@Fern204 sorry to hear it's all gone array. people wonder why i don't want a "middle house" and move again in a few years. it is a beyond stressful time and even more stressful when you end up in a long chain. I honestly don't know how people do it.

Itscoldouthere · 14/07/2020 09:41

We are exchanged and complete at the end of the month.
Auction house picked up a lot of things to sell yesterday and I’ve taken a storage unit.
We plan to leave a few days before completion as we are going in to temporary accommodation and don’t want to be running around on the last day, I need tight deadlines to get me motivated as this move has taken so long!!
At least it feels real now, but it’s going to be very weird not having a ‘home’. We will buy again but are going to wait to see what happens to the housing market in the next 6 months. If feels like things have gone a bit crazy at the moment, but I’m not sure if it will be the same in 6 months time. It’s a bit of a gamble really.

Melrose86 · 14/07/2020 10:26

Finally got feedback from the 2 viewings I've had. Feedback was the house is too small 😏. 2 more viewings arranged for Thursday so fingers crossed again. How can I make my house bigger before then 😂😂😂

Karcheer · 14/07/2020 11:44

@melrose86 i hate feedback like that, why don't they read the measurements on the floorplan.

Lemonylemony · 14/07/2020 12:22

EICR booked for next Tuesday and the mortgage valuation survey is booked as well apparently.

Still no response from vendors to our questions.

I’m impatient!

I’m going to start getting quotes for the house insurance though, have to have that in place for exchange don’t you.

Bells3032 · 14/07/2020 12:24

@Lemonylemony yeah should have insurance from the day of exchange but that takes like half an hour to do. You don't need it to exchange but it's highly reccomended you do it asap after exchange

Lemonylemony · 14/07/2020 12:56

I think it’s a condition of the mortgage as well though

Geepee71 · 14/07/2020 13:00

Lemony we contacted our current provider and they have covered current and new house for up to 30 days, as soon as we complete, it'll be solely covering new house only.
No extra charge at this point.
But yes recommended to have asap from exchange.

Didicat · 14/07/2020 14:31

Well we’ve spoken to the estate agents of our purchase, the manager phoned me straight back and is going to call the vendors to discuss the issues with them..... so it’s back to waiting for the phone to ring.

We got loads of you garden is a funny shape, it’s end of terrace on a triangular plot, google maps tells you that!

Karcheer · 14/07/2020 14:36

Yes we've ours starting at 12pm tonight. We went with Natwest insurance.

Baldatbirth · 14/07/2020 14:49

Feedback annoyed me too. We got the kitchen is a bit small and the garden. Is a new build style house and the garden is bigger than most!

I'm getting annoyed that I am trying to arrange viewings and the estate agent hasn't called me back, just tried to call again, they've taken my number but I doubt they'll phone. It's so annoying. I'd be annoyed if I was the vendor.

GherkinsOnToast · 14/07/2020 15:39

It's done! I am socked and surprised to say it all went to plane and we are now the proud owners of an acre of fixer upper and landscapers dream. we are also now the proud owners of all their crap, 4 chickens, all their coi carp! But it's ours and I may have cried big ugly tears of relief!

GherkinsOnToast · 14/07/2020 15:39

And with the purchase of new house I became totally unable to spell!

Pepperwand · 14/07/2020 16:00

Estate agent is arriving in 15 mins to sign the paperwork to get ours on the market, not sure how I feel. We've been wanting to move for a while but after the nightmare we had trying to move 18 months ago and it all falling through I feel a bit queasy about the thought of doing it all again!

Pepperwand · 14/07/2020 16:01

Congratulations @GherkinsOnToast!!

Bells3032 · 14/07/2020 16:07

@GherkinsOnToast congrats yay!!!!

SwayingInTime · 14/07/2020 16:13

I am learning so much from this thread, thank you!

The mortgage broker has found us some more money so I now have no idea what to offer at all on Thursday. Asking £230k, original offer of £218k was the highest of three and there's three more offers potentially coming in on Thursday. It's a classic worst house on the best street purchase so I can't help thinking even extra £ spent on the house means longer with a kitchen that's basically outside but equally I would like to pin it down Confused.

Didicat · 14/07/2020 16:32

@GherkinsOnToast congratulations

Kelsoooo · 14/07/2020 17:27

Congrats @gherkinsontoast

Our survey went through okay, official mortgage offer due in post.

Now what?

SollaSollew · 14/07/2020 18:07

Can I join it sounds like no one ever has a smooth, easy house move. I knew ours was too good to be true...House went on the market and sold within a week when the market reopened to a First Time Buyer. We managed to put in an offer on the house that we really want and it was excepted and end of chain, brilliant! Buyers have done a survey and now got their mortgage offer.

Except....We are an existing Nationwide customer and it has been an absolute nightmare. We have an £8k redemption penalty if we change so decided we'd go straight to them, we've always been pleased, rates are good and we've always been able to do everything on line.

However because we're porting our existing mortgage we can't do anything at all on line this time. 3 weeks ago today we did a decision in principle over the phone, took 2 hours and then they came back 2 days later with an approve from the underwriters. Told us we can go an do full application, had to wait over a week to get an appointment with a mortgage consultant to do the application which then took another 3 hours on the phone.

Then they asked for follow up information on two separate occasions which they should have asked us for in one of the previous 5 hours worth of conversations! So that took 3 further days.

We finally had everything to them at the end of last Thursday, it's now end of Tuesday and we still haven't heard anything. The mortgage adviser is off tomorrow and has said there's been no action on the file and hopefully they'll have done something by the time she gets back on Thursday.

I didn't want to start paying solicitors etc. until we had the full mortgage application approved but because we were delaying buyer/seller started worrying because we weren't making any progress so we've had to get that process going. I've been an absolute nervous wreck because we've requested a mortgage up to the maximum 85% that Nationwide will loan and is basically the top of what our earnings multiplier says as dh is self employed and now they won't take my bonus into account as they've changed the rules since Covid.

Has anyone else been in mortgage limbo? I keep telling myself it was only a week between DIP and full application and nothing's changed since then but I feel like I'm slightly loosing my mind!

Karcheer · 14/07/2020 18:09

Well done @GherkinsOnToast!

Looks like we are a gogo for tomorrow.

I was wondering if there was an appetite for a graduates of Sellers/Buyers thread - for the next stage - decorating/rebuilding etc...?

Didicat · 14/07/2020 18:13

@sollasollew we had to wait three weeks for our official offer it took ages to get from mortgage in principle to mortgage offer.

I think because of corona everyone wants everything done quickly in case there is another lockdown.
