Sellers/Buyers Roll Call 8 and still going

Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

We’ve had our survey report and my husband has got worry frown lines permanently on his face, on Rightmove it said it had been recently renovated. What they meant was the inside has been prettified, but wood and bricks on the outside need work...

It’s my dream home But not sure if it’s going to be a horrendous money pit sadly.

LoisLittsLover · 12/07/2020 17:24

Got home from being out to find a a couple wandering round the outside of our house talking about garden size etc, so fingers crossed they ask to view next week

Maybenexttime08 · 12/07/2020 21:17

Just reserved a new build property - exciting. Now crossing everything that our buyer doesn't go awol!

notheragain4 · 12/07/2020 22:26

@Maybenexttime08 congrats, a few of us on here are buying new builds atm. Have you been given a tight exchange turnaround? How far into your sale are you?

Maybenexttime08 · 13/07/2020 07:02

@notheragain4 We have someone in rented buying our property so theoretically it could be quick. She has booked in a survey though not sure about her mortgage situation. I am hoping the new build will show some flexibility as it won't be ready till November!

Karcheer · 13/07/2020 08:11

Morning all, dropping my cat off at The cattery this morning and arranging for the skip to be picked up.
Utter chaos here!

Anyone else hoping to exchange/complete this week?

notheragain4 · 13/07/2020 08:14

@Maybenexttime08 ours is ready in November too, so we are going to have to go into rented in between completion of our sale and purchase. We were supposed to exchange last week but our buyer's searches haven't even started so we're a long way off! All ready to exchange on the new build!

Didicat · 13/07/2020 09:18

We received a short list of questions from our buyers.

I have no idea how to go back to the people we are buying from to discuss changes in price due to the survey..... any suggestions?

Have got a permanent stress headache!

Very exciting Karcheer! Fingers crossed it all goes smoothly this week for you.

Bells3032 · 13/07/2020 09:38

So apparently my buyers are just waiting for the mortgage offer to come through before they send anything to the lawyer. The estate agent is very positive it will go through. but just feel a bit nervous until they start putting money down.

We have now seen 8 houses - nothing wrong with any of them but just don't like them. Feeling very disheartended on what a million buys you. I thought it was a lovely healthy budget but everyone seems to want a minimum of £1.1million for a basic 4 bed house just outside london in a decent condition.

GherkinsOnToast · 13/07/2020 09:49

Morning! We've been internet-less! We seem to be reaching the end of the process - tomorrow is D-day! We exchange and complete, the sellers are packing up today and taking the first of their loads to their new property, they have the keys today even though they haven't completed yet!

The delay has been very good to us though as we have saved the cost of the garden revamp in stamp duty!

Pepperwand · 13/07/2020 09:51

Can I join please? House was on the market 18 months ago but chain collapsed and we ended up staying put, with stamp duty changes we're trying again. I've instructed the estate agent to get our house back on the market this morning. Feeling a bit excited but also really jaded as it all went wrong last time and was so stressful.

LoisLittsLover · 13/07/2020 10:06

@bells3032 we're 50 mins from St Pancras and you can get a 4 bed here for 400k. A million does sound an amazing budget

notheragain4 · 13/07/2020 10:10

We're also about an hour from St Pancras, 4 bed detached house double garage brand new, £365k. We have moved to be nearer the train station (ironically cheaper as not a "naice" town) but as I can mostly work from home I'm hoping to be able to develop my civil service career by having access to London but not needing it on my doorstep. Our exact house with only a single garage even in Milton Keynes is £550k,
I dead to think what it would be closer in, we've lived in London in the past and I just can't justify the prices, as much as I love the city.

Bells3032 · 13/07/2020 10:12

@LoisLittsLover it's bonkers isn't it? unfortunately we are looking at the NW London/Herts border and the prices are mental. We want to be here as close to both sets of family and given we want to look to have kids within the next couple of years that's really important to us. But the prices in this area have skyrocketed over the last few months (despite that I am having to sell my flat in the same area at a loss from 4 years ago). I am hoping it's just post covid excitement so just trying to sit still and wait it out but getting so disheartened.

Baldatbirth · 13/07/2020 11:30

How is everyone's Monday going? Property prices are mad!

We got our offer but it is lower than expected but not unreasonable. We have now offered on a house and are waiting for the rejection. I hate all the waiting.

notheragain4 · 13/07/2020 11:58

EIGHT weeks since the offer was accepted and our buyer's solicitors are waiting on ID to be instructed. I am LIVID. Waiting for a mortgage offer to come through before actioning solicitors in this climate is completely unreasonable especially as they knew we had a deadline. I am furious with our estate agent for not pushing this. What am I bloody paying her for.

DareDevil223 · 13/07/2020 12:04

Morning all. Just had a phone call from the seller's EA to say that they have accepted our offer. They apparently had asking price offers but went with us as a safer bet.
We are partly elated and partly 'oh shit!'

Off to phone my solicitor and get the ball rolling. Trying to remember that there is still lots that can go wrong between here and completion.

notheragain4 · 13/07/2020 12:07

@DareDevil223 they won't regret that, I'd go massively under asking to avoid this shit show.

Bells3032 · 13/07/2020 12:32

@DareDevil223 yay! hopefully it all goes smoothly. we are also hoping for a similar thought patterned seller as we are chain free too!

seaduck · 13/07/2020 12:35

@daredevil223 Excellent news! Congrats.

Baldatbirth · 13/07/2020 12:36

@DareDevil223 fantastic news. Fingers crossed it will all go smoothly.

How long do people have to wait back on an offer?

DareDevil223 · 13/07/2020 12:44

Thanks all Smile

@Baldatbirth we put our offer in on Friday (second offer) and they accepted it late this morning so it was a twitchy weekend but not too long a wait.

They are moving to a new build in September so it's a pretty quick turnaround really.

Melrose86 · 13/07/2020 12:49

I've had the offer I put in on a house I loved verbally accepted! Now under pressure to sell mine. Went on the market on Wednesday and only had 2 viewings and no feedback from either.

Comps83 · 13/07/2020 13:17

Hi, we're currently in the process of part exing our current home for another with the builder
As you know there is a lot of paper work involved
Has anyone else's solicitors expected them to print everything off themselves? I don't have the means to do this and I think it's pretty cheeky

Didicat · 13/07/2020 13:34

Congrats to all who’ve had offers accepting! Crack open the bubbly and enjoy this moment of excitement.

We have emailed the estate agent and essentially sent them a grenade.... I think this sale is going to collapse. So going to need to start looking again, but nothing I particularly like and the couple I would have gone to view have sold stc.

Bleurgh, why is buying house such a shit show!
