A I think for our family. B has oddly small bedrooms, though hard to tell from my phone!

B for us - the separate study downstairs would be really useful. Not sure about all the dressing rooms upstairs though....

B, much prefer the downstairs layout with the dining room coming off the kitchen and with a study.

B because the kitchen looks bigger. A looks like the utility is huge and stealing good kitchen space. But they're both great really, don't think you'd go wrong with either.

I like B for the lower floor. I'd prefer the sitting room looking out on to the back rather than the front, and I like the study.

However I prefer the layout of A for the upper floor. Trust me to be awkward!

B l like more rooms looking out on garden. I assume these are new builds so I'd ask builder to add doors from sitting room to garden. Not sure why they have 3 bathrooms overlooking garden rather than bedrooms but it might make sense depending on the plot. Plus it's got study downstairs plus 5 bedrooms

I would pick A. I like that there are living rooms at both ends of the house and think the upstairs layout flows much better.

A for family living but the downstairs of B would be ideal for working from home (dh teaches so has students visiting in normal times).

The dining room in A has so many doors it will not be hugely practical.

I think I have a friend who has B. Is it a David Wilson design?

A! Lucky you, they are both amazing! The flow of downstairs looks better in A and the way you can either open up or close off the 3 rooms on the left is great. Very flexible for intimate family time or large parties.

Downstairs prefer B but upstairs A. I don’t like no window for family bathroom in B or that it feels like two master bedrooms - could envisage that causing problems in a family with more than one child.

B for me. I would never use the formal dining room and it could be turned into a snug or a guest room. The sitting room looking out on to the back garden is more restful than it being the front. I also like that there are essentially 2 master bedrooms.

A for me.

My friend has a study downstairs and ended up using a bedroom upstairs instead because when the children are home from school and in the kitchen/lounge etc they are so loud you can't make a call downstairs whereas upstairs you are away from the hustle of where most daily life takes place.

I also like a choice of reception rooms one at the front and one at the back.
