Disadvantages A has too little work space in the kitchen and the utility is too big with too much work space.
B the bedroom 2 dressing room situation is ludicrous.
Are they houses at the point at which internal changes could be made if so I would go for A, but make the utility smaller and kitchen bigger. Make dining room into study and give more space to family room.

Both great. I'd probably go for A, but make the dining room a study and just have the door off the hall. We'd get no use out of a formal dining room.

But the deciding factor would be the plots - garden size, orientation, light, over looked etc.

A flows better for my family anyway we like to open up downstairs we have guests.
A separate dining room like in b wouldn’t get used was much.

I would reject B on the basis the family bathroom doesn't have a window.
I dont like all the interconnected rooms downstairs in A.

I actually think Id continue looking, as all the ensuite and dressing rooms dont work for us. Have you actually been into either?

A definitely. The laundry room in B is way too small. In A the space next to the kitchen by the folding doors is great. I wouldn't use it in the way they have. I'd prioritise the view of the garden from a seating area.

The upstairs of B is such a messy layout, so it would have to be A for me. I don't get this obsession with en suites and dressing rooms atm, it's just more stuff to clean! An internal family bathroom would put me off too, esp if you have young DCs.

Would you use the dining room as a dining room? I think that's the crux of the 'too many doors' issue in dining room A. If it's going to be a playroom or den for teens, for example, that will work better than having to walk round a big dining table as they have it laid out.

Neither appeal massively personally but IF I had to choose I would choose B

But I would opt to remove some of the doors into the dining room and sitting room. I hate when rooms have multiple useless entry points, it does 4 things

  • it leaves lots of redundant space for travelling in and out of the room
  • it reduces privacy
-it makes a room a hallway (REALLY ANNOYING!)
  • it reduces wall space options for furniture

What is your family situation? Really depends how many people living in the house.

I prefer B from a personal point of view.

B would be great if you have children as the dining room could be a play room for them and a tv room for them when they are older. As the kitchen has a dining room. Also, can I come and live with you?

In A I'd block off the doors between the sitting room and the dining room. It only needs 1 set.
The biggest factor will always be the privacy for me though. Pointless having those big doors at the back if they open onto a puny garden and there are neighbours getting a clear view of you wandering around the kitchen in your pants.

I'd go for A but I would scrap the dining room and make that the family room area, so that you could have a really big kitchen/dining space. I think the kitchen looks a bit cramped down one end and I can't see why you would need a separate formal dining room these days.

I would pick based on the site. Both are fine inside but which has better location on the development- I personally wouldn’t want to be stuck at the back of it for example.

I deliberately didn't look at any responses before choosing, but came up with B downstairs and A upstairs, just the same as many others. So much wasted space upstairs in B with the dressing rooms. The master bedroom looks particularly poorly designed and I wouldn't want my clothes in a room coming off a damp bathroom.

They look like floor plans for the Backhouse development being built near me.

I prefer A I think. I’d close off the dining room and use that as a study. I prefer the layout downstairs of B, but upstairs is odd and the bedrooms are quite a bit smaller. Wasted space with a larger landing. I think A would feel much more spacious.

It would boil down to the plot and aspect for me though. I’d want to see them both.

B, only because that’s very similar to my downstairs layout and It works really well for us.
We’ve made the formal dining room into a second living room as we found we were only using it a few times per year.

Another vote for better plot, south facing garden. You could make any of the intervals work if the plot is bright sunny etc

Like lots of posters I prefer downstairs B but upstairs A. If the upstairs of B could be rejigged then I'd choose B. I don't like the family bathroom not having a window, and it's nearer bedroom 5 than 4, which would be a second study anyway. I don't want to walk through my dressing room to the bathroom either.

How often would you use a formal dining room? Or would it have a different purpose ie play room? I think A glows better and the master is better so I would pick A

B-- in A, I dislike the dining room plonked between kitchen and living room. It's like a corridor room but you'd have to walk around the little used formal dining room table to get to your living room
B also has kitchen and living room onto back garden. Like separate study.

With switched the garage from one side to the other, it would really depend on your natural light, and what room gets the best light.

We originally liked B but, the stairs are quite close to the front door and none of the bathrooms were as nice as A also the door to the living room in A feels quite cramped as does the downstairs loo, whereas B has lovely double doors to the living room.
We have a deposit on A now, we loved the kitchen family room and the bifold doors in the kitchen are amazing. The bathrooms are nicer.
We were going to use a bedroom upstairs as an office for my husband, but after your comments I think he will use the dining room (we may plaster up the two doorways). I never liked the corridor feel of that room.
We were due to exchange before lock down and had covid not happened we’d be sitting in A. I feel like we’ve been given an opportunity to really think about our decision and I’m still not sure.
I love the study and dining room of B, but love the rest of A.

Downstairs A and Upstairs B

We have similar to downstairs A at the moment and it works really well- good flow.

I prefer upstairs B because the Master bedroom has the dressing room then the en-suite, whereas with A both en-suite and dressing room are directly off the bedroom. Hate even the thought of hearing bathroom noises.
