I also prefer the downstairs of B because of the seperation and upstairs of A... Just because B upstairs seems odd. Sorry I know its not helping!.....

I've just realised what I find odd.. Its not just the dressing rooms... The family bathroom doesn't seem to be on an an outside wall.. To me it needs a window

B. Hall looks huge and I like it has all the rooms coming off it, while flowing into each other in a loop. Great party house (but lounge could also be closed off).

I also far prefer a lounge situated towards the back of the house (for privacy), and the separate study would be very handy.

I'd make either work though!

B, much better family living space you only sleep upstairs mostly or the kids are in their bedrooms but doesn’t make a huge difference. Living space is more important to us.

B because I prefer the full separation of the downstairs rooms, especially with older children.

But the deciding factor between these two would probably be the garden, direction & overlooked-ness.

I just noticed (in a spot the difference look between the two ground floors!) that ground floor A doesn't have a study. However, the utility room is much bigger and that could be very useful.

I guess it's possible to add a study (garden office, as another poster suggested on the forum on another thread), or change the function of one of the rooms to that of a study, or add a separation room.

For me, a lot will depend on the plot: size, views, neighbouring homes and which way the garden is facing. South or West facing garden, preferably.

You can always make adjustments to your home, but it's hard to change the plot/direction house is facing etc.

Actually, maybe the split dressing rooms in upstairs B works perfectly as a 'His' and 'Hers' kind of thing. Means one part of the dressing room for the two people sharing (that was probably the idea behind it initially). That's rather charming!

So, I'm changing to choosing floor plan B, assuming the plot is decent and garden is either South or West facing. Reasons: downstairs study, upstairs split dressing room can be 'his and hers' and everything else everyone else has pointed out. The utility room is smaller for B, but you can work around that too.

I just looked again and still much prefer the downstairs of B, but don't think the upstairs is done very well. I think the en suites and bedrooms could be flipped easily enough, so I'll give it the benefit of the doubt that it's worth them having their windows at the front. Despite this, there is still a hell of a lot of wasted landing, the main bathroom doesn't have a window which I hate and it seems a relatively long way around the stairs from four to the bathroom.

I just feel there must be a better way, without losing the desired bells and whistles.

The family bathroom in B doesn’t have a window so think I would go for A.

A for me because the utility room has space for a clothes dryer. You don’t want a beautiful house like that and then a clothes horse in your dining room.

Only slight hesitation would be that my kids would spend their days running through the dining room, living room, kitchen circuit and it would drive me nuts. But they’re my kids and you may not have this problem! 😀

I was thinking that too! It's nice to have sitting room opening to garden as well as kitchen and a study is useful. But layout upstairs on B is awkward. Not great to go through dressing room to get to en suite and there is a bathroom with no window in it.

The more I think about it the more I don't like the upstairs of B. I guess it depends which space is more important to you!

Downstairs of A isn't terrible but I would personally close off the dining room to the sitting room so it was a separate room and create more space!

Gosh that's tough, in an ideal world I'd have B downstairs and A upstairs. The bedroom sizes in B are a significantly smaller than A though so ultimately A would win.

Downstairs B, upstairs A. Would choose B ultimately because you spend so much more time downstairs. Don't envy having to allocate bedrooms though

Think if possible I would want to reorientate the family bathroom and the smallest bedroom so they were long and thin but both had windows.

Perhaps stealing the walk in wardrobe from bedroom 2 to make the family bathroom/bedroom 5 better. Who needs his and hers dressing rooms in a second bedroom? You don't often get two couples living permanently in a house like this.

I don't think either are hugely problematic.

If pushed, I think I'd go for B. I slightly prefer the kitchen/family room layout and with A I'd worry that the dining room would end up as a thoroughfare.

I think on balance I prefer B with the downstairs study and rear sitting room, however I would probably use bedroom 2 as master so I can have separate dressing room to dh so I don't need to see his floordrobe!

It also depends how many people are living there. With 3 older dc I would turn room 5 into an ensuite for room 4. If however you have four dc or say 2dc at home and 2 step children or university age children then A looks fairer in terms of room sizes (other than large room 2).

Downstairs B for sure. I prefer separate spaces in addition to some open plan as it means you can do music oractice/have friends over/watch a film etc separately, and if covid has taught us anything it's that you may need proper work space at home so a study is now a must have.

I'm not sure on the upstairs. I don't like the need to walk through a dressing room to an en suite in B, but I don't like the excessive bathroom space in a - who needs that many bathrooms to clean honestly!! Neither of the upstairs are quite right for me.

I'd want the study. I'd think it was a waste to have two eating areas.

@karcheer we went very left field and ended up buying a wreck on a lovely large plot in great location on the south coast. More work, but we figured this way we don’t have to make any compromise on layout. Good luck!
