I prefer B but would probably go for A and block off one set of doors in the dining room. Only because the rooms seem more in proportion.

Agree downstairs B upstairs A.. bit if that's not possible then B.

Like the separate study of B

The dining room of A looks like a filler room with it having doors both sides.. I would be surprised if it go much use for formal dining due to this.

Both are nice big spaces. I think I prefer the downstairs layout of B but the upstairs is on both is a bit weird. Why 2 master bedrooms? None of the rooms are equal in size for any children. But I imagine I could comfortably live in either. Grin
All depends on aspect and outside space as well.
You have a very happy dilemma.

I like the downstairs of B but the upstairs of A.
If I had to choose the whole house I would say A.

A the kitchen/dinning/seating works better whereas with b the dinning seems to encroach into the seating.

Can you move the front door slightly left so you have a view through the hallway-informal dinning-to garden?

I also wouldn’t want to walk through dressing to en-suite. The en-suite are grouped better in a so might be cheaper running the water than b.

B for me. Mostly based on the downstairs layout. Personally I’m not a huge fan of dressing rooms but each to their own (this is an entirely theoretical opinion - my house doesn’t have the space and I’m never moving).

The living room looks out back, you dont want to be sitting watching tv with people staring in, the study is downstairs. The dining room of A has too many doors.

The only disadvantage is the family bathroom is smaller. But the uostairs layout is fine

Oooh I am sure I looked at these floor plans when we were buying. Are you in the South East op? Both are lovely. Which has the better plot?

B is far better. I prefer the way the kitchen is laid out and has access to the dining room. I like the study tucked away separately. I prefer the garage and utility location. Upstairs I prefer the family bathroom not being next door to the master bedroom suite and I like the two large bedrooms being on opposite sides.

I don't like A at all and I know someone who has almost that exact layout but a smaller house. It's not awful but given the choice... it's B all the way, no contest. Smile

I think with older children having several separate social spaces is useful and a study downstairs hugely useful.

I grew up in a house with a similar layout to B downstairs and it worked for us as a family (3 children) and for entertaining.

B. Like the fact the family area is in the same room as but slightly off from the kitchen. Makes sense the kitchen goes into the formal dining room too.

Mostly B. I think the dining room in A has too many doors and I'd prefer a downstairs study.

Some of the proportions seem a bit odd though, especially upstairs. So much space on bathroom and dressing areas, but bedroom five seems quite small.

Also with that much open space in both, I'd ideally have a larder/walk in pantry dumping ground to stash stuff away.

Also agree with pp, downstairs of B is much better for Windows out of the back, but upstairs is odd with no bedrooms at the rear, assuming that's where the garden is.

Overall, A but I'd ask them to leave off the double doors from lounge to dining room, and to make the master dressing room twice as big - other bedroom as loads of room for wardrobes within it.

The double doors from the kitchen would mean I didn't need an other dining table in the kitchen / family room, especially if there's somewhere to sit up to on the kitchen island. And could maybe make that bigger too.

I prefer A, especially the upstairs of A. Why does bedroom 2 of B have two dressing rooms, that's weird.?

However, we need a study because DH sometimes works from home (all the time at the moment) and A would be a very awkward shape to find working space.

Hard choice, so I can see why you are asking.

Given you can't swap the downstairs/upstairs, then I would actually go with A because the upstairs is better. The downstairs on A is fine (B is better though), but I am not sure about the split dressing room upstairs in B.

Is this a self build or new build?

Looks like a new build development - the floor plans look very familiar to the ones my developer presented for 5 bedroom houses. Have you seen the show rooms? If the show room is one of the floor plans then that might help.
