@Karcheer are you buying off plan or have you been able to see them in situ? I think it would make a huge difference to see them on their plots as pp have said, plus work out which of the many cited pros and cons actually bother you. How exciting! Good luck.

B - I work from home and prefer a downstairs study. I also like that the sitting room is off the kitchen and the dining room won't be used and a thoroughfare

Like that upstairs you've got two master type bedrooms at either end

I really like both, can you show is pictures of the front and gardens, that would be a massive deciding factor for me!

B I like the flow, keeps the general family living space together and mostly at back of house overlooking garden.

I think the dining room layout of A would work for young family as a playroom but then become a bit redundant.

Like B from outside, inside I was B down and more A upstairs but B was still good

A looks bigger than B and the layout flows nicely.

No, its a small local builder, i think it's his first development.

B looks really nice. Lovely house with a garage attached. I also prefer the layout of this one can you tell I'm jealous
A looks like you're buying a garage with a house attached. The dining room doesn't work for me with the 2 sets of doors opposite each other - it's a very expensive corridor.

O would say B but would it be possible to have the enquires and bedroom switched around, creating more privacy for the master bedroom so rather than bedroom wall meeting bedroom wall it would be bedroom wall meeting ensuite wall.

I think A but I agree with pp who said there’s not enough work space in the kitchen and the utility is too big. Unless you turn one wall into a huge range of cupboards and just keep food & every day plates in the kitchen ones?.

I don’t like the doors from the dining room into the sitting room, last thing you want is food smells in your best upholstery & you won’t use that room much because the kitchen areas quite useable so you tend to end up in there ime.

I'd go with whichever has the nicest kitchen/family room because I bet that is where you will spend the majority of you time over the years. It will be the hub room of the house.

If one of your bedrooms is spare, I'd fill it with shelving and have it as a store room for all the stuff that never really has a proper home.

Also, if it's not build yet and you are certain you'll plaster up the dining room wall, ask if they'll build it like that.

I would say B, but use the ensuite to 3 as the family bathroom, and incorporate the space from the family bathroom into bedroom 5.

I like A best! I much prefer the kitchen space, flows better. I agree that the upstairs is probably better in B, but downstairs layout is more important for me so I’d go for A.
