This is the upper floor, it has a small hall, bedroom space then storage cupboard which they styled as a gym.

It seems ok with the sloping ceilings.. i think?

This is the kitchen. This is the main problem area for me as we’re leaving a very large and spacious kitchen and utility.

Write a list - what do you want? What does it have? What other places have had the missing bits....why didn't you go with those?
How quickly do you need to move? (Do you need to be in place before a school application is put in? Or is there no deadline.....)
Then go through your answers with your partner and you will know your answer.
You need to be happy where you are moving to, and that isn't just about the size of the kitchen.....(although in the future could you push out to go as far as the back of the garden room to make the kitchen bigger? Or would that impact too much on the garden?)

Don’t be dazzled by show homes, they use a lot of tricks to make them look bigger than they are, ie remove doors, small furniture, no wardrobes.
Think about your storage and where it would all go. I often wonder where people put their stuff if they don’t have a loft.
It’s a nice looking house though from the outside

But where would you hang long items? The bit in the middle that you can stand up in is only a few inches wide. That's why they've put low level gym apparatus in there!
