The facing isn’t great for either house to be honest. But we don’t live somewhere that has great weather anyway so house would always come first.

House 1 - south east
House 2 - north.

Both are in the same location, same school, and same estate. House 2 is probably in the better spot on the estate.

Another point in favour of house 1, then.

However...

If it doesn't feel right, don't do it. Buying a house you later regret is a very expensive mistake!

I think because it could be mine and could actually happen I’m getting cold feet. Also I seen one a few months ago but didn’t act as it didn’t feel 100% right and now I regret it as it was a good price and good location.

I’m worried I let this one go and regret it too! Confused

I think the one thing I don’t like about house 1 is the kitchen. It feels quite small and backed into a corner of the house. Where as house 2/3 seem more open/bigger.

House 1 then, better house and garden and the interior is ready to go. I really don't mean offence by saying this but where are the social housing? Something that could impact you if you came to sell.

What are the gardens like?
House 2 is better,if it faces north does that mean the garden faces south?Also because of the garage there is room to grow.
A garden Room sounds nice but does it face north(if the front is south).

Haha no wonder the show home was SE facing. I would much prefer a SE facing garden and all the perks like landscaping and blinds etc.

Out of interest, what didn't feel right about it?
Some things are fixable, some things are not.
I don't think house 1 2 or 3 are easily fixable, but house 1 is the most liveable IMO.

I see what you mean about the kitchen in house 1, though. I looked at the floor plan again and it is rather small and cramped.

In general I think the jump from my modest mortgage to the house were moving to is making me consider EVERYTHING.

My current house was no where near perfect but it was the best I could do with my budget so I went for it and it’s turned into a house I absolutely love. But it’s in a terrible area so we need to move but to get into the better area it’s costing a lot so making me very cautious.

I’ve seen a David Wilson home with this floor plan. The store room on the third floor was done up as a massive walk in wardrobe - looked amazing.

I would go for the first one. I’m moving to a five bed house set over three floors, so I’m prob bias!

If it will be your forever home I'd go for house 1. Even if you don't utilise the top floor now you will eventually. It has potential to turn the top floor into a den/playroom for when kids are older or a master suite, office, guest room.

Also the garage being smaller, you'll never park your car in there so chop it in half and make it a large utility room, useful to dry washing in during the wet weather too.

House 2 seems to feel bigger but the garage is a waste of space to me.

I'd always go for south facing garden, especially when you've a garden room with house 1.

What's the sq feet of each house?

If in doubt, don't!

House 1 size is 213m2 and house 2 is slightly smaller so house 1 is bigger but only because it has the loft converted.

House 3 has the better utility layout / access as I think 1 & 2 both have the utility in the garage which would be a hassle surely? House 2 has too much garage unless you are actually planning on putting a car in there. No one fits a car in a new build garage do they? So you also need to consider the outside access, driveway, pavement as new estates seem to struggle with cars parked al over.

You could also potentially do more with house 3 upstairs I think though the bedrooms look a bit small.

House 1 because the loft conversion would be useful storage and because of the garden room but only if the garden wasn't too small as a result

House 3 wouldn't work for me as I don't like where the cooker is, I'd have to swap it with the sink. Otherwise you're walking past the cooker for the week and utility. Also double garage is just going to get filled up with crap!

If it's any consolation we made a similar move about 18 months ago. The jump was eye wateringly scary. We actually visited and looked at about 6 houses (so not loads) - there was a new build I loved but we really would have struggled to afford to carpet it etc And you it was a completely new area/estate - where we live there are very big ones going up.
A house we loved and was easily affordable but we just didn't get as our wasn't sold.
A few I saw and discounted.
Then two in the area we are in now - one was 3 story. Nice house. Reasonable price. But dark inside.
This one - we instantly new we were going to offer when we walked into the spacious hall and large kitchen. We compromised on parking, and the garden is East facing and not great for kids.....things I sort of wish were better now....but all the plus points are fabulous - the location is exactly where we want to be, the inside is what we want and works for us, their is an office for my husband. The kids bedrooms are so much better. We did go for the second en-suite in order to future proof either elderly parents coming or kids staying when they are young adults. I never doubted that we had offered on the right house. And once you offer - STOP Looking at other places!!! Also - don't forget that there may well be a further deal to be done than what has been offered to you by the developers.

(A show home sounds great as they will have had to fix issues to make it suitable for showing.)

Thanks everyone.

My head is back and forwards over what is the best decision. I wish we could take our house to the new location as I really love it. We’ve styled it exactly to our taste and whilst the new house is a show home so lovely, I’m not sure it’ll be so lovely with our furniture. So we may need to redecorate anyway!

Our dilemma is take the new build show home.

Wait for an older house to come on and style this how we want to. Hopefully with a larger kitchen. but then it may not be in a child friendly area with lots of friends. At least on the show home estate we have a park and lots of new families/children the same age.

Sell our house privately but then give away the good offer from the builder. I’ve spoken to the estate agent and he said we’d get between £210-222 possibly £225,000 for ours. The builder has offered £215,000 but then saving us estate agent costs of about £2,000.

Think about maintenance of a three storey house. We have to have scaffolding every time we need to repaint or repair.

Nice house. Think about furniture placement in the upper rooms, as the sloping ceilings might be problematic. Also if not very well insulated those rooms could be cold, although hopefully being a new build they have thought of this.
