I think I’d need to get a feel for the spaces in person. They both look pretty good but I’d worry about the corridor/dining room in 2. In 1, Ilovr the garden room but it looks quite cut off from the rest of the family space.

Is the utility part of the garage in both houses? Are you bothered by a single/double garage.
I'm also usually a 2 storey house person, however I'm not keen on the back "corridoir" room of house 2.
How restricted is the roof space in the top room of house 1?
I wouldn't buy either without going into them.

You could get a folding screen or folding doors if you want to hide it all!

One other consideration is the fact that house 2 is wider so presumably has a better drive and wider garden.

House 1 by far. The kitchen space feels much more useable than the long thin room in house 2.

Are you planning/hoping for a third child?
Just wondering why you want 5 bedrooms.
With 2 children, I would prefer 4 good size bedrooms (master for parents, 1 each for children, guest room) to 5 bedrooms, most of which are small.

The utility does bother me. And in the kitchen it’s quite small so not Lots of space for bins etc. The garage having the utility is a concern as we would ideally like to convert that into a room but where would the utility go?

House 2. I like the idea of utilising the garage with internal access to garage. Great for muddy kit.
My friend is an estate agent , she says 3 story houses are very difficult to sell as not universal popular

Oh and I've just realised that house 2 has 2 en-suite bedrooms plus a bathroom, all on the same floor. Gah, too many en-suites is a pet hate of mine with new builds!

5 bedrooms as OH works from home so needs an office and space for guests to stay although that’s not an totally necessary.

We’re struggling to find a suitable house in this area and these are one of the last planned houses on the new estates. There’s been 4 new estates and these are the last few so no more chances for a new build or these estates.

The other houses on offer are often older and need a lot of work which would be ok but for the right price.

House 1 is the show home so includes all blinds, landscaped gardens, flooring etc. They’re also offering 50% towards the land tax. So to buy a second hand house of the same price will actually cost us more.

There is another option which is...

For me I'd have house 1, it's not a pokey townhouse where the living room is on the second floor. As pp have said it's like a loft conversion. I'm assuming they are double garages? I'd personally make a proper utility room.

Don't buy a townhouse they are pigs to sell, you'll very probably lose money on a new build one.
Search this board for "why isn't my house selling" type topics, 9/10 are townhouses.

I would always get a doer upper over a new build.

My DH works from home too. We have been looking for 4 bedroom houses with a downstairs study, or big enough bedrooms that allow for a dual purpose study/guest room.

We have actually decided to renovate instead but that's what we'd do if we were buying Grin

House 3 is ok I guess, still hate the small bedrooms and 2 en-suites plus bathroom.

I would prefer 4 good size bedrooms, 1 en-suite plus bathroom. And then convert downstairs garage into separate office and utility.

Much better layout downstairs and flexibility to use 3rd floor as playroom, master suite, guest room, office..

Plot size, shape and direction facing plus location on the road plan would be a big factor for me too though - any preferences there?

Thanks all.

I’m very undecided and feel like letting it go as it doesn’t feel 100% right but then worry I’ll regret it. We’ve been on the look out for 12 months and feel like I’m getting a bit nervous as it’s the last of the new builds/incentives.

They’ve also offered to buy our house, saving any stress and costs of estate agents and offered £5000 more than I expected. This is all swaying me A LOT.

I prefer house 1 as better living space but - downside is one shower room down.
House 2 has a double garage so there is potential to convert half the garage to a study/office area - or for kids snug and then use roof for office.

Which has better outside space? Which is south facing? Which has better parking for the growing family/visitors? Which is in a better school catchment area?
