Why doesn’t anyone want our house?!

Been on the market since January.
Dropped the price twice, recently switched agents.
Lots of viewings, generally positive feedback. People like the house, but no one wants to buy it!!

Glad you were brave to post & hope feedback was useful. For me, clear issue is kerb appeal. Where's the front door and the appeal? Take off market for a bit whilst you be creative & Invest a little to create a focal point. Good luck

Love the huge livingroom and those amazing built in cupboards but the room looks a bit empty.

Once I saw the front door I wondered how on eath you would get your sofas etc in and out, how would you pull a buggy in the front door etc. Would possibly be enough to put me off.

I really like the inside. The kitchen is very nice and I love that white storage unit downstairs that takes up the whole of one wall.
Don’t know what Bristol prices are like.
The one thing that would really put me off would be the front door at the side, as they’re more of a risk for burglaries, so I’d probably be unlikely to view it.

I would imagine Bristol to be a lot more expensive than Birmingham. That’s just the nature of things. I would never want an en suite under any circumstances.

Birmingham is the second city, it has a lot of appeal. I’m surprised that a three bed with only one bathroom is so much more expensive than our brand new 4 bed, 3 bath, large garden, drive, garage, three story, 4 bed house is.
Wow, what does Bristol have that makes it better than the second city?

Birmingham has some fantastic value homes
4 bed with drive for less than £300k anyone?

Nice kitchen but at the expense of storage that a garage offers - there’s no where to put significant outside storage.

There’s a boiler in a bedroom that would be a kids room most people would want to move it, is it possible to easily move it - people might be looking at that.

People could also be looking to see if there’s room to put a downstairs loo.

The side entrance looks v narrow to get furniture down.

Is there sufficient storage in the master bedroom?

It's a nice house but my opinion is I wouldn't pay that much for it. No idea on house prices in that area though. Few ideas to help sell

-remove all non essential items from rooms

  • remove all 'clutter' you don't have a lot but the rest could be put in storage for now (nothing on kitchen sides etc)
  • have plain single colour bedding preferably white
  • couple of plant pots outside the front
  • paint the yellow walls

Could you rearrange the furniture to make them look bigger/make more sense?

I agree too about kerb appeal.

Ultimately though, it’s too expensive.

It looks worth up to £300k to me, but not more than that!

When people say the house is too expensive are they basing it on where they live or have the looked at comparable properties in the area?

The passage to the front door looks very narrow and I'm used to detached houses being further away. However not much you can do about that and clearly you and your neigh ours don't mind so others wont too.

I don't know the housing market there to comment on whether it's a fair price.

But as a seller of an inherited house in need of TLC our agent said that the ones that he sold fastest were the obvious doer uppers or the absolutely immaculate. The ones which were OK but needed a bit of updating took longest. I'd say yours fell into that category

I think it's lovely. Can't understand why you haven't had an offer. Seems reasonably priced and near the station and school.

I think its a lovely house, if a little bland, but thats good for selling.
Perhaps something lovely and bright in a planter under the ex-garage window would add warmth and make it look less 'Garage conversion, no front door', make it stand out from the others.
I would also put some planters in the garden, add a bit of character.
Kitchen and lounge are lovely - bedrooms not that small Imo.

My family home has only one bathroom and it’s terraced, so no drive or garage. On paper it’s much less desirable than this house (leaving aside the solar panels). But its value is huge- because of where it is. The value of houses in Birmingham is irrelevant.

Looks lovely inside:) No idea if its competitively priced for the area, price can often be a factor, or maybe the markets just slow? The only thing I would do is put some containers or window boxes/hanging baskets at the front.

Usual stuff - get some pots/hanging baskets etc. to brighten up outside - front and back. Table and chairs on patio with a plant or lantern or something to give the outside living appeal. Bedrooms are an ok size but need coordination - go neutral, with accents of colour in soft furnishings. Lose the blue and yellow, that screams omg I need to redecorate the second I move in. Again, go neutral with colour accents. Greys are still v popular and give you lots of options to add colour. Make the beds REALLY WELL, as in have bedding on show ironed. A few plants/flowers here and there, throws to add warmth.
People go too far with the strip it bare thing - look at showhomes, they have full coordination and little things here and there to give the impression of a lifestyle. Too bare doesn’t look like a home, and looks unloved.
I love your kitchen, again, inject some personality in there. Nice bowl of fresh fruit, perhaps a set of bowls/bottles ...
I like the living room too, but it is saying Ikea very loudly!
I know how disheartening it is, OP. The current market is pretty rubbish in a lot of the country, which doesn’t help.
Ours took a year to sell and we had to go through doing all the staging crap, it’s annoying but it generally helps things. Good luck

I think you need to lower the price. It seems alot of money. I can't see anything particularly wrong with the property. Its nice. No wow factor. Just a nice average home.

I think you need to get your price to below £300 thousand. People also going to have to pay stamp duty too I think on it unless it's gone up again. Not sure what it is these days. If stamp duty involved you need the wow (buying and selling type) factor

I like the kitchen and living room but the house is so close to the neighbours. As it doesn’t have a front garden and the back garden is small, that would be any issue for me. Another problem I would have is that the bedrooms are very small and the bathroom doesn’t have room for a separate shower. I would concentrate on improving the kerb appeal do you can get people through the front door.

Couple of potted plants out the front, move the chair from the doors to the garden and brighter coloured bath mats. As silly as it sounds it really can be down to little things like that. Some people (my husband) cant envisage things unless its in front of them. He would walk in the bathroom and say too dull. But a bright blue/yellow mat on the floor he would think it's really light lol!

I think because every tv show you watch is a large kitchen diner overlooking the garden with big glass doors. Yours looks like it's at the front and that puts people off. It looks a really nice kitchen but would be very expensive to adapt to the "tv" lifestyle . I know that's what's been said about a friends house.

The only thing I wouldn’t want is no 2nd loo!!

OMG I love you wall of books!! Totally would buy just for that! Except I don’t want to move to Bristol or have less bedrooms that I currently have.

If I were looking for a house in your area with that many bedrooms, the only thing that would put me off from the listing is the lack of a 2nd toilet.

Is there an under stair cupboard you could convert?

I live really locally to you and have just recently bought/sold.... It is lovely, but I do think it is slightly over priced for the market in the area at the moment. I think £300,000 or just below would be the right point (sorry) Blush

Maybe have a think if a room could have a couple of partition walls and make a small WC?
