Why doesn’t anyone want our house?!

Been on the market since January.
Dropped the price twice, recently switched agents.
Lots of viewings, generally positive feedback. People like the house, but no one wants to buy it!!

Op. Can you add something to the sales blurb saying the solar panels meet the mortgage lenders criteria and all documentation is available?

As these panels can make a property unmortageable, addressing it up front in thr blurb will probably help allay any concern people have.

If it doesn't, then I think you need to take it off thr market and get it sorted as no sale will ultimately go through without it being resolved and uou need to speak to your own mortgage company if you've leased the roof without their permission.

Oh and the previous poster who mentioned magnolia walls.
Our previous house had magnolia walls, every single room apart from the bathroom. We never decorated,it was the previous owners who did it that colour. It sold in a month.
It was in a popular area but it did still sell in a month.

OP when did you get the house valued? I know the area well and I think you're forgetting about the bridge fluctuations. You put the house up for sale right as the bridge became free to use. My friends in Chepstow remortgaged a few months back and due to the bridge becoming free their house value got pushed up 25%!!! The Bristol area is known for being expensive and with so many cheaper properties in South Wales now being commutible to Bristol and the English M4 corridor without a daily bridge toll I think you might still be overvaluing. At the very least you're competing with now a much larger area.

Beautiful house! Very spacious. You could dress it up a little to give it a warm feeling. Must be the price too high

looks very presentable in the photos and for the area does not look over priced and you would think people would make an offer if its the price . I would be asking the agent because in your area its not a really slow market .

Wow. Its lovely. I was expecting something pretty grim. I've nrtft so sorry if repeating. I'd give it some kerb appeal with some flower planters highlighting where the front door is as I can't see an entrance! Good luck!

Look at what else is on the market in the same price bracket there may be a lot of competition. If you have been doing your own viewings maybe get your agents to do the viewings people tend to be a lot more open when it's not the owner showing the house. What has your agent advised if they are any good they should be giving you advice. I don't know what the market is like in your area but it has been really slow in my area this year and properties that should have sold quickly are taking ages you are getting viewings which is a plus point. Sometimes though there is no obvious reason why a property isn't selling. Don't keep dropping your price decide what you can afford to take for it and stick at that price.

It seems a little soulless. Your kitchen seems very bare. The bedrooms are very yellow and extremely small for some reason. I'd expect master to be at least 10ft square and second to be around the same with one small room. Anything smaller than 6x8 is classed as a study or dressing room around here. I'm wondering if your house originally was a two bed with a downstairs bathroom. I'd market it as a 2/3 bedroom house possibly. I don't know much about house prices in your area but near London that would buy you a 2/3 bed with a dining room, sorry. I wouldn't pay that for such small bedrooms.

You could make the front of the house a bit more appealing - fake shrubs in pots if live plants won't grow.

I always find way estate agent pics exaggerate the size of rooms (with a wide angle lens) off putting, but that's what they do.

Im ok with the inside. The front looks bleak,,its a bit close to its neighbours but you cant change that. You really need to work on the kerb appeal. I dont like the white cross inserts in the windows. I also feel your asking too much.

It's too expensive.

I've had a look at other 3 bed properties in Bristol and decent ones start at just over 200k. The interiors might not be as nice as yours, but all it would take is 10k and some imagination to put them ahead of your house. Most people do not want to pay 100k over the odds for a house these days.

We are looking to move soonish and if it was were we wanted to be I honestly would view as it’s exactly what we’re looking for with change left over to make our mark. Not that that’s much help of course

It doesn't look particularly overpriced if this is under offer for anywhere near it's asking price, given the work that needs doing (despite the extension):

For me personally, all that would put me off are the fairly small 2nd and 3rd bedrooms and the lack of a second reception room, but I'm guessing that's all normal for the area so that wouldn't explain it. I don't love the frontage and the lack of a front door, but I think @Tartsamazeballs ideas for that are great!

I agree with PPs saying to ask the agent, perhaps they can get some more frank comments from buyers post-viewing.

It's really nice. No idea if it's overpriced but there is nothing that would put me off it. Maybe stick some plants at the front but I can't think of anything else. I don't know why a downstairs toilet is so important to some people, unless they have a disability it takes seconds to walk upstairs.

I like your house, but I would say that,because I live in a 150 years old terrace cottage,that's falling to pieces. Never heard about people not liking a kerb side view before !!

Brexit. It's causing the housing market to slow down because people want to see what's going to happen before they commit themselves.

I think it would make a huge difference to 'kerb appeal' if you prettied up the front with a few hanging baskets and/or potted shrubs/trees/plants. They make such a difference.

It’s overpriced and isn’t selling because of the leased solar panels, which make it very hard to get a mortgage on. The agents are not doing their job here. It’s obvious why it’s not selling.

I would put some plant pots outside the front with bright coloured flowers to cheer it up and bit and give more curb appeal because it’s the first thing people see of your house. The kitchen/diner is gorgeous except if it were me I would have the dark (is it wallpapered?) wall the dining side the same lighter magnolia cream colour as the rest. The pictures on the wall in the sitting room also look a little messy and unbalanced I would maybe consider taking them down to replace with one larger picture to keep the room in balance. And the photos of the bedrooms look quite large but at a wide angle so I suspect they aren’t quite as large as they look in the photos so that may make a difference to people. Also the yellow is very bright. When my mum sold her place they were advised to redecorate throughout making everything white or magnolia so that it looked bigger and brighter and cleaner and viewers can imagine their own colours in the rooms.
