Hi all. Small update to my last post, our buyer finally has a mortgage offer (last one didn't offer as non standard construction, which advisor should have checked first!) and as his solicitor has already requested searches about 3 weeks ago I'm hoping it shouldn't be too much longer. My solicitor has already completed everything just hoping there aren't too many enquiries. Also buyer went for cheaper solicitor so not local - I hate that as it means posting paperwork, so slow.

Congrats @Blobby10 I bet you are so relieved to finally have a date.

@BeauticianNotMagician81 So sorry your move didn't pan out, our second option if all falls through is to stay and remortgage, make improvements and try again in two years.

@TulipsfromAmsterdam I agree this process is the most stressful thing.

@Little11 Good luck on your move, time frames are impossible to guess as they can vary so much, you just need one rubbish solicitor/EA and it slows the whole thing down.

@MrBobLobLaw Sounds really positive, hope you get a date soon.

I'm here joining in with not much to say. This is my third time on here ( name change) First time I was selling and down sizing four years ago. Well that all happened with no hitch. But....I hate where I live though love the house, it's too rural for me and I'm isolated. I just want to be back in civilisation again and, you know, see people. I put it up for sale a year ago and got buyers within a couple of weeks. That all fell through just before Christmas 2018 so I took it off the market and here I am again. Two weeks in and I've only had one viewer. I've seen a house I like back in the city but, no doubt, that will sell before I've had interest in mine

Hi all. Just checking in. Everything done now just waiting for buyers buyer (FTB) to confirm happy to exchange.... waiting waiting waiting. Painful! Meant to be completing 3 weeks from now... saw the new house again today and I LOvE it so now just so desperate to finalise it all...

Argh!

This morning the vendor was still fannying around signing documents so I thought today was a no go. Lo and behold at 3.30 I get the call that we have exchanged and completed!

6 and a half months gone, on a chain free sale, I finally have the keys

Hanging by a thread here. Buyers solicitor have advised them to pull out as underpinning guarantee runs out next year. Told them they couldn't get a new one. I'm getting a new one (warranty) and hoping against hope it will do the trick.

No problem with mortgage or insurance, or anything. Just a nightmare.

Hooray @Violetroselily!! Congratulations! Have you moved in yet? If so I hope you enjoy your first night in your new home.

I'm here feeling a bit panicked and naive as we haven't sorted out our buildings insurance yet. Is that normal?! I didn't realise we had to have insurance at all until I reread all the stuff the solicitors sent over. We haven't had a mortgage before and our current place is leasehold so it's not something we've had to deal with. Am I right that you have to wait until you receive the survey report in order to apply for the insurance?

Ooo well done on exchange and completion violetroselily I’m jealous!
Got the mortgage valuation booked in for Tuesday and the homebuyers survey booked in for Thursday this week so things are moving on. FTB that are buying my house have made in clear they want to be in ASAP so I’m keeping the heat on. All solicitors paperwork done and hand delivered to the office on Friday. Praying survey is okay and we can crack on with searches etc! I’m terrified to tell anyone in case it all falls through and it’s killing me keep it in- Does anyone else feel like this?

@MrBobLobLaw not sure about the survey, I don't remember buildings insurance being too bad to set up though.

*@violetroselily * congratulations! Hope you are nicely settled in your new home now! Just have to laugh at the way some solicitors operate - oh yes you've exchanged and completed Grin. Even though I had already given permission several times over, when it actually came to exchanging on both sale and purchase, mine had to phone one last time to ask again! Same with completion - she will phone up on 30th October to check I'm still OK with everything.

@MrBobLobLaw you need building insurance from the minute you exchange contracts - the mortgage company may also want to see evidence of the insurance before you complete. It should be straight forward to set up though and if you don't get it sorted (like I didn't accidentally on my last house because I hadn't discovered Mumsnet then and didn't know I needed to!) it shouldn't be an issue unless the house falls down between exchange and completion Shock

@Little11 congratulations!! And in my experience, hand delivering stuff to solicitors is the quickest way to ensure they actually get it! The number of midnight postings I did to mine was remarkable Grin

*@Since2016 * fingers crossed you exchange soon - although with 3 weeks until completion you do have plenty of time to exchange in the legal world!! Doesn't help your state of mind in the real world though Grin

@Blobby10 I know... but apparently the FTB at the bottom of the chain haven’t agreed the date the rest of us have as our buyers solicitor is apparently not discussing a completion date with them until they exchange... wtf. So fuck knows whether we will complete in 2 weeks or not... 2 weeks till proposed completion date on weds of this week. Arghhhhhhhhhhh.

Congratulations @Violetroselily!

The viewing we had at the weekend went well, was all a bit of a faff when they arrived as they were early and the dogs went mental so i ended up going out in my slippers shoes in hand dragging dogs and husband out the door... anyway... they saw 4 houses, discounted two, came back with questions for us and another property. And have now discounted all but ours, so will re-view next weekend.
So we will have them and another couple to see it at the weekend.

@Preggosaurus9 how are you feeling? I'm 38+2 now.. so pregnant Shock chasing after 2yo and packing and arranging all the paperwork and post office runs and carrying on working at home.. I'm so tired! But if we get in on 31st and I get to get in my lovely new roll top bath I will be one happy pregnant lady.

Okay I have calmed down since my previous flap Grin

Hoping for a call from our solicitors today... one week until apparent completion so really hoping that everything is on track. But last time I scheduled a call they never rang Hmm

I still feel paranoid that the whole thing is going to fall through though, so we haven't packed much and I haven't cancelled any direct debits yet either.. when are you normally supposed to do this?

Was getting some serious twinges and back ache last night but luckily baby got the message that he had to stay in for at least one more week.

How's everyone else getting on?

@MrBobLobLaw I notified the utility providers that I was moving out but there's not a lot you can do until The Day when you send final meter readings in. Also notified Council Tax people and Buildings and contents insurance. As I'm lodging with family for 4-5 weeks, I haven't cancelled anything else yet and just put a redirection on all my post Grin.
Remember to transfer your contents insurance - maybe you could use the 'rest' time that I'm sure your scheduling in Wink each day to get a list of all the people you need to contact to inform of change of address? And the phone numbers/other information needed? So it's all in one place and you could do it whilst nursing a newborn?

As far as solicitors go, I would ring them! You don't need this extra stress of waiting for a call. Another way to add pressure on them is to get your EA to chase them. Mine was brilliant at this and I'm sure the three pronged attack of me, my buyer and my EA was what got our exchange through when it did.

Hope your baby doesn't decide to join in the fun and stays put for a bit longer Smile

I exchanged on my purchase last week with a completion date of 31st October and can honestly say that these two weeks are going more slowly than any other two weeks in my entire life!! perhaps with the exception of the last two weeks of pregnancy before each child..................................................WinkSmile

Looks like our mortgage has been approved, subject to valuation which happened this week. I had the valuer round today as he's the mortgage valuer for our buyers too and he said it was all fine. Our structural survey due next week, and then just waiting on conveyancing. I would really like to have a rough exchange date soon - I have no idea whether in by Christmas is even vaguely likely at the moment. Feel in limbo - like we don't quite live here yet but nothing's certain on the move yet.

@AlmaMartyr keep pushing your solicitor and EA for updates. Our EA was great as she could communicate with my buyers solicitor AND their buyers solicitor whereas my solicitor couldn't speak to buyers buyers solicitor - it had to be in a chain! I think a lot depends on when your searches come back and also if there are any queries raised on contracts. Hope you aren't in too long a chain?

And yes,. I can't wait to have my own stuff in my own house again. House sitting has lost its appeal and horrible to say but I'm not looking forward to living with boyfriend for the final 7-10 days - don't want to get in the way of his routine!!!
