Well update from us, buyers have debt back their draft contract and their solicitor has now sent off for searches, estate agents say our area have a current turn around of 3-4 weeks so ticking along nicely we think, all being well they are thinking to exchange mid Nov which takes us to about the 11th week mark which is fine by us.
Moved a load of packed boxes to my mums so now have more space for some more packing although the bulk that's left is husbands garage & loft and the kids toys so I think I'll be nagging him rather than fight with the kids Grin

Ugh, sorry about the snarl-up @BeauticianNotMagician81 – these things are sent to test us and put us off ever moving again, I think.

Nothing is happening up and down my chain. Our vendor is still failing to complete paperwork and generally snoozing on the job. But we officially have a mortgage offer! So I can call her estate agent tomorrow and put the heavies on them with the might of borrowed money on my side!

Our second offer was accepted! I'm feeling a bit shell shocked now but quite happy. Now we need to instruct a solicitor and get started. Can we start mortgage application at the same time?

Hope everyone else is getting on okay!

We had another viewing Monday (2 hours notice but luckily I had the day off work!) viewer was an elderly lady and I feel like perhaps she just wanted an hours company 🙈 she arrived 30 mins early (agent was meant to be hosting) and weather was awful here so I let her in and did the viewing myself! She was here ages and I got the full life story bless her. Feedback was good but she’s concerned about the stairs...couldn’t help but think perhaps she should look at bungalows but hey ho! She wants to book a second viewing on a “brighter day, as it was all too much to take in” .. is waiting to come with her son who is always busy apparently. Not holding my breath!
And my cold feet about moving just keep getting colder 🙈

Oof, the viewing sounds a bit painful but fingers crossed! Sorry you're having cold feet - my feet have been freezing this week so you're not the only one. Feeling a bit better about it now though.

Thanks, yes the viewing was painful! To be honest I’m feeling a bit indifferent about it all now. Maybe that means I don’t want to move after all?! We are currently swaying towards leaving it a few more months then taking it off the market if not sold and redoing kitchen etc and staying a few more years.

This week has been a hectic one for us. We had 2 viewings last week and the ones who saw our house on Saturday have put in an offer. After a bit of haggling a price was agreed and we have had an offer accepted on the property we have had our eye on for a few months accepted so we are now moving to the next stage.
We have been on the market since the early Summer and viewings in our area have increased over the past few weeks and most other properties now sold.
We have instructed solicitors and got rid of the large sofa that won' fit the new place. Very long forms to fill in from solicitors - not sure we know all the answers to the questions.

Can I join? Our flat went on yesterday. We have decided not to offer on a house which I had totally set my heart on, but that needed lots of work & would probably have left us no money.

I can’t get my head round it at all. I think we would manage but it would be tight, but I can entirely see that DH is being sensible. I just don’t think we’ll ever be able to afford that area otherwise.
Sure it’ll be fine & we’ll find somewhere else.

Just checking in after recovering from hectic sale process and moving out last week followed by stinky horrible cold and disgusting cough - thank goodness I've been on holiday from work!!

So sorry to read of the issues that some of you are having - perhaps we should all get together and work out a much more efficient and effective way of selling and buying houses that could be implemented Grin

Purchase at my end is going OK I think - picking up some docs from solicitors today as 3 kids need to sign them and they are all in the same place tomorrow for the last time til Christmas Grin so I decided not to trust the post again ! Still working towards a 31 October completion - fingers crossed Smile

@coldhandscoldheart my big tip would be to not be over enthusiastic about your house! Obviously you love the house but you need to let the potential buyers develop their own opinion. I learnt this the hard way on one house - got feedback that I was too enthusiastic and put them off Sad.
Let them in the room first, give them the bare facts, let them ask for more info if they want it. Don't try and fill the silence (this is really really hard!). Show them the key selling points first - if your kitchen is to die for then let them see that first. If the master bedroom rivals the Queen's, take them upstairs first. And at the end, suggest they have another look round on their own and they can find you in the kitchen/living room/garden whereever.

I've not done viewings before but would definitely agree with @Blobby10's advice. When we do viewings, it's difficult if someone's talking to you all the time and not giving you any time alone. Good luck!

I'm looking to sell a 2-bed maisonette in Sidcup. Based on the estate agent's feedback so far there have not been many enquiries over the past 3 weeks it's been on the market. Still hopeful that we won't have to reduce the price too much.

Thank you, they cancelled last minute, so had psyched myself up & cleaned the flat for naught. And reverted to ‘we’re never going to well it’ but there’s three more on Wednesday, so we’ll see.

Rubbish at checking in sorry. Blush Hope everyone is well and things are moving!

Everything ticking along here, we've sent off the mountain of paperwork and forms for the Sale of our property and our purchase. Remortgate/loan is all agreed with bank and in place. Over a year to get to this point and I almost feel it's going TOO smoothly now haha (can't win can you).

Awaiting the next step, we're in a very small chain (first time buyers buying ours and house we're buying is moving in with family) so hoping to be in for Christmas! We have two little ones who are very excited and already picking out bedroom colours Grin

We still haven't exchanged and it doesn't look like now. The bottom of the chain FTB has her dad giving advice and he has asked for a letter from the council regarding a wall which has been in place for over 5 years. I'm not sure exactly what he wants to know as the words were swimming around my head. The letter will take 8-10 weeks. Our EA told him the chain is likely to collapse if he pursues the letter, when EA has managed to obtain an email stating the council won't do anything with the wall.

We find out tomorrow. Our buyer had someone around to look at her house this evening as they think it will be quicker to re-sell. I very much doubt that. Either way it looks set to be right on top of Christmas. No way are we moving close to Christmas with four children. I think we may just pull out and cut our losses. We can't take much more and the children don't know if they are coming or going. Everything we own is in boxes 😫

People can be so shortsighted, selfish and stupid.

I hope there is a chance your chain can be salvaged.

BeauticianNotMagician81 that's so awful - really feel for you.

After 3 nights I'm already fed up living at my parents house (they are on holiday!) with my clothes in cases/spread around assorted bedrooms and not having my own kitchen to cook in! Solicitor isn't getting any joy from sellers solicitor about confirming exchange/completion dates - we are happy to exchange tomorrow and complete on 31 October as originally stated - sellers solicitor called it a Fixed Completion date but won't bloody confirm it!!

However, compared to what some of you poor sellers/buyers are going through I have it very easy right now so will keep checking in here to remind myself of that fact!!
