@Minnie881 yay you've exchanged. Do you complete on Friday. So pleased. I hope the move goes smoothly.

Well buyers solicitors have responded today with enquiries which our solicitor had replied to with a not needed answer. They want all the plans for our housing estate, park etc which was all carried out 15 years ago. I really feel like they are just trying to delay. I'm getting so annoyed now.

@BeauticianNotMagician81 - is your buyer an FTB? Sounds like they are going a bit overboard with the enquiries. I think your solicitors response is quite reasonable.

Things going OK with us with for exchange on Friday. Our buyers are being quite sensible (hallelujah!) and understand our position.It looks like they will allow completion at the end of August to tie in with our purchase - so need to sofa surf.

They have asked if they can do some building and maintenance work between exchange and completion. I'm very relaxed about that but some of the things they want to do seem a bit OTT. They've read the survey and decided to do everything. Very FTB! Luckily the DC (all teenagers) will be around in July and August to let builders in and take dog out (he hates strangers in his house).

I do like FTBs but can understand why vendors find them frustrating.

@sandybayley yes they are FTB I don't think they've asked for all the enquiries I think it's the solicitors. Our FTBs don't have a clue. They didn't/don't even understand the process of exchange and completion. It was one of the first things I googled when we bought last time , the whole process. I've sent an email today to say if we aren't completed by next Wednesday we are pulling out as I've just had enough now. The lack of communication about what's going on from our buyers side is stressing me out.

What do they want to do between exchange and completion? We asked for this too. But obviously it won't happen now. We just wanted to paint and redo the flooring throughout. It's quite risky though. A lot of solicitors won't allow it so it depends on the works. For example if we damage anything between exchange and completion the seller could pull out and we would have to put things back as they were.

@BeauticianNotMagician81 - the buyers do sound like they are delaying, perhaps they are very nervous.
They can have a look on google earth ;)
We are waiting to exchange, they have till 4.30pm, but the vendors solicitor are just waiting a redemption figure - hope it doesn't take long!!

@BeauticianNotMagician81 - the buyer is a bit of an IT geek and wants to wire up the house to his requirements. They want to line the chimney, do some electrics, sort out guttering etc. Nothing major but I guess less hassle for them to get it done before they move in. As I say I honestly wouldn't mind if we'd exchanged and they're paying.

Like your buyers ours had to have the exchange/completion difference explained to them regularly! DH also finds it confusing.

I think your ultimatum will pay dividends. Fingers crossed.

@seaorrell - any news yet? It's gone 4.30...

@Minnie881 - how are plans going for Friday? Are you surrounded by boxes?

Our story gets even more bizarre. Our vendors solicitor inexplicably suggested 5 July (yes next Friday) for completion thus afternoon. We've countered with 12 July and it's going up and down the chain as I type. Looks like we're on for exchange this Friday.

Please god no more nasty surprises. Even DH (the original gloom merchant) admitted thus afternoon it might just happen for us.

@seaorrell - things kept changing by the minute. I get my head around one scenario and something else changes. It's so infuriating as I am a serious planner. DH is very zen about it, which winds me up more.

I'm afraid I don't have a clue about redemption figures and what they mean. I think it sounds like it will happen tomorrow?

Ah I've googled it. That's not very complicated surely? Only complication is that it changes by the day with daily interest. We don't (currently) have a mortgage so I haven't come across the expression.

@sandybayley. I know, haha that would annoy me if someone just kept telling me everything will be fine!!
I am hoping it can just be tied up tomorrow, I think the redemption thing may be because it is a relative with power of attorney selling the flat and I know there are management charges to be settled.
I have done a bit more packing, I finish work tomorrow for a week, so can get the rest done by Friday. We have been living surrounded by boxes since February!

fingers crossed for both of you that all will go smoothly sandybailey thats better than the end of august i bet you will be opening a big bottle of bubbly when your journey is finally over and you get into your new home, and seaorrell hopefully yours will be sorted tomorrow, we are are just about to sell my partners moms flat as she is in a nursing home with dementia and he has POA so we will be the other side, got to give the current tanant notice , negotiate the sale deal with the holding company , we are in Yorkshire she is in essex this will be fun, added to hopefully moving in the next few weeks ourselves gin and tonic anyone

Oh @seaorrell I couldn't imagine the stress of exchange so close to completion. We have packers booked so if we need to it can all be done the day before. I may do some sorting / packing myself but I'm away the weekend before the suggested completion date with DS1 at a uni open day 'up North'. I think if we do exchange on Friday I'm going to devote this weekend to house stuff / dump runs.

I work for a major retailer so will be using my staff discount to stock up on the champagne! Our new house has a fabulous island with bar stools, I am sooooo looking forward to the champagne sitting on a bar stool!

@sandybayley I hope I get an email tomorrow saying exchange has taken place. We have been packed since our last failed completion in February (28th, as it happens) so have only the kitchen 1 bedroom and bathroom to do.
Most of the furniture is staying as it is too big for the flat, so there isn't much to move. We are getting a storage unit for all the stuff we haven't needed for 4 months as we have jobs to do at the new place - so we can load that on Thursday.
The island sounds lovely - just don't fall off the bar stool!! ;)

@sandybayley yes absolutely surrounded and our toddler is wondering what an earth is going on but also having fun playing with the boxes! Bit stressed neither of us have time off but we are trying our hardest to get it all done with some help from the in laws! It's amazing how many definitely we are taking things turn into- it's too much hassle! Fingers crossed for Friday.

@seaorrell our solicitors insist on a phone call before exchanging and then another to say it is done rather than email. I think that's the done way..

Sandybayley woah, there's a huge about turn. From 'might not happen; to 'yes, but August' to next Friday is utterly insane. Here's hoping they go with the 12th and all is well and you can finally believe it'll be yours.

After first viewing the house we want in September, we've finally signed all the paperwork, all queries are complete, and we're just waiting for those at the bottom of the chain to finalise their approval of a drainage report. Plan is that we exchange this week and complete next Thursday. Fingers tightly crossed.

...and we're back to 30 August. Our vendors' crappy solicitor (I'm tempted to name them) made a mistake in suggesting 5 July as that was the last date mentioned by the vendor. However that was back in May before the Court Case. I am gobsmacked at their incompetence. Have phoned Mr Vendor to get him to put a rocket under them.

@sandybayley aargh. Can everyone agree on the 12th July? Is it possible everything can be in place for then?

So we issued our ultimatum and got nowhere. So our house is going back on the market tomorrow morning 😢. Haven't told our vendor the great news yet. Our buyers are still waiting for the gifted deposit funds to be released and no one seems to have any idea how long it's going to take to sort. There is absolutely no way I'm moving over the summer holidays. We have 4dc and no childcare. I really don't want to have to wait until September and I've used up all my holiday with work. What a complete disaster.
