Hi all! First Time Buyer here, our offer was accepted on the property on Thursday much to our excitement. We only saw it last Saturday so it feels like everything is happening quickly right now! We've instructed our solicitors and completed their forms, next is to get a mortgage which I expect we will do next week when my partner comes back from his weekend away. Don't want to get myself too excited as from reading the thread some of you lovely people have been waiting such a long time! Not too sure if our sellers have a property to move into next however we're renting so at the bottom of the chain Confused

Hi @applepineapple and welcome to the the thread. Plenty of FTB here so hopefully lots of support. Sounds like you are on your way, I think from my experience it'd be useful for you to understand what your sellers next steps are. Are they looking for a property as this will extend the chain? Worth bearing in mind that until the chain is complete it's probably worth being cautious of doing too much in terms of solicitors work such as searches or indeed your survey unless you are very confident!

Hi @Minnie881 thanks for the welcome. The sellers are looking for a property, when we looked round they did say they had found somewhere they liked so they may have now decided to proceed with that. We haven't yet booked any surveys, the estate agent the property is with (Purple Bricks) wanted conformation of solicitors so they could proceed with taking it off the market and I think just verify that we did indeed want to buy the property.

@sandybayley thank you for the advice. You are right and we need to know where we stand. Today I have contacted the estate agent and asked them to contact our buyer. I have stated we will be pulling out if we don't exchange by Friday. Very nervous but at least we will know and can move on.

My lovely Mumsnet friends @BeauticianNotMagician81 @Violetroselily @Minnie881 - we have news! Court has found that exchange has to happen by next Monday - hurray! But has said completion can't happen until after August Bank Holiday.

Now trying to see what f we can persuade our buyer to wait until August or if we are going to need to sofa surf for 6 weeks. We're on holiday for two weeks and another friend has offered her house for two weeks so I think we could make it work if we need to. DH is talking about throwing in his bike sheds as a sweetener to our buyer. Feeling happier but not yet relaxed....

What is your buyer's situation? Fingers crossed that they play ball, but if not, like you say it should be doable with 4 weeks already accounted for....

@seaorrell - here's hoping. DH has offered to pay our buyers rent for August on the basis that it's easier for us to stay put and incur their costs.

I'm slightly bemused as to what Mrs Vendor thought could be achieved by all of this. I wonder if she thought resisting the process might somehow make it go away?

I feel a bit (not a lot) sorry for her. She's incurred significant legal costs (for both sides) for no good reason. You'd think a lawyer or friend could have advised her it was foolish to embark on the process in the first place.

@sandybayley great news. I'm sure your buyers will be fine. I'd ask them first before I offered anything as with it not being so far away and exchange being promised I don't think they will have a problem.

@sandybayley, she is probably just bitter (it is a divorce, isn't it) sometimes people in that situation are not logical, they just want to make their ex suffer. Our little s**t of a buyer wants us to exchange and complete on Friday. Our solicitor has said no way. I think he wants to reduce the price when we are all packed and ready to go. I am fuming

Hi All,

We've EXCHANGED!!! Finally... my goodness what a journey.

Advertised end of Jan for sale... sold in 3 days with a couple of offers...

Found our first house quite quickly offered after second viewing and accepted. Our vendors found somewhere a few weeks later.. surveys etc all done and searches. Our vendor decided after survey they didn't want to progress with their house. Found another a few weeks later but ended up being a probate property. Fast forward a few months and no probate coming forward we pulled out..

Found property two which we LOVED from the moment we saw it. Our buyers stuck with us. They found a property searches and surveys etc again and then guess what? They pulled out after survey... but they found another one again very quickly which was a new build and needed to move quickly.

Lots of stress along the way.. lots of ups and downs but you WILL ALL GET THERE.

Hi - could I join in?

Decided a couple of weeks ago to try and sell up after viewing a house we loved.

A move was on the cards at some point but now not a great time - trying to go for it anyway!

Current house is quite big, been here many years (first on my own, then later with DP then kids). Last few years have been extremely turbulent for us and it's got into a bit of a mess. After two weeks of clearing out, it's still a mess and losing the will to live.

How long did it take other people to get their houses ready for selling?

We will probably lose out on the we want so I'm frantically searching around for alternatives

Goodness, I totally sympathise EagleRay. We're not the tidiest of people and had a very old cottage. We had great pressure because I was talking about the fact that we were going to put our house on the market to someone I know and they had friends who were sold and renting, so keen to find somewhere. We had about four days to clean the place and tidy up. It was quite physical and definitely a two person job. Massive pressure and exhausting, but we managed it. Realised it was a hopeless case as soon as we saw the guy, who was about 6 ft 4 - not a good fit for our low ceilings and doorways! Anyway we got the agents in after that and my husband continued to do small bits of decorating (filling in cracks mainly lol!!!!). The photographs were done by a specialist photographer and they were excellent. We sold after two weeks on the market, so were very relieved we didn't have to keep in that false state of immaculateness for very long! Not much decent property on the market to buy we found - we only started looking after we accepted our offer. Viewed one house which we loved and offer was accepted. Hang on in there, if you do want to move it's worth the effort!!!!

Ah thanks @balalalala and @isseywithcats - still feeling twitchy but I think we can sort things out tomorrow.

If we have to be homeless for August we'll cope, particularly given we'll be in the south of Italy on an all inclusive for two weeks of it ☀️ 🌊 🇮🇹 - I could cope with two weeks at my in-laws! Dear Dog can stay at my in-laws for the whole month.
