Critique my house

Our house has been on the market for a month. It went on the day of the brexit vote which was probably unfortunate.

We’ve had a few viewings and one second viewing from someone who said they’d probably offer when theirs sells. But there’s not been as much interest as, I’ll be honest, I was confident there would be.

I’ve got my tin hat on, so please, give me your honest views.

FYI the bedrooms are not as vibrant colours as they look in the photos and the garden is huge and mature - the winter photos aren’t showing it at its best.

It looks fine to me. I particularly like the green and orange bathroom tiles.
Is the price reasonable for your area!

I don't like the first photo. I imagine when property choice is scarce people look past that, but it didn't give me a great impression. The photos inside of the downstairs are much nicer. I'd definitely prefer a photo of he front of the house as the first photo, it doesn't look that bad I don't think.

The bathroom tiles are ... interesting
And I’d possibly tone down the crazy colours in every room
Besides that it’s a perfectly nice house, I love the quirky bedroom with the step up bit

As far as I’m aware we’re well priced. It’s a funny area in so much as it varies street by street but others on the market around us seem to have a similar price.

Notes about the photo - will ask agent to change.

Try to define dining room and living room better. De-clutter living room, and dining area has a big cupboard I would move as well, so it has clear seating area. I would change walls from magnolia as looks bit dab.

The colours in bedrooms/ kitchen are not to everyone's taste, so you might want to tone them down / update to more modern. And de-clutter (or better storage options).

Oh interesting, I hadn’t realised it looked cluttered but now you’ve said that I can see that all the surfaces have things on. My ‘nicely displayed’ could well be someone else’s ‘too much stuff’!

The interior photos are great but that first picture of the exterior is awful! I’d get them to take that one off and replace it with the one of the front of your house.

I can't see the floorplan clearly. It is oversized and blurry on my mobile.

I think you have too many photos. You really want one maybe two of each room so that if there's any doubt in a buyer's mind they will come and view rather than having doubt and then seeing another photo of the same room and then it putting them off.

The photos aren't grouped together by room so it flits back and forth.

The kitchen looks empty

Lounge looks overcrowded making it look small

I really like your house though! I think it looks as if it's got great character but can't really tell.

I agree that the colours are too bright. The walls and the tiles - but they may be to other people's taste. Generally a nice house though.

I like it but I guess the bathroom tiles might not appeal to everyone and it's a bit of a job to replace.

Easiest jobs would be to repaint the kitchen and bedrooms neutrally and adds colour with accessories. Painting doesn't phase me but some people want ready done.

New photos of the garden now spring is almost here?

The inside is really bright and fresh, but the exterior photo that would be the first one people see when scrolling Rightmove isn't appealing at all.

Have you got daffodils/snowdrops or any other spring flowers out now? If so, might be worth getting the agent to come back on a sunny day and get a better exterior shot that shows the garden off better.

I love your house. It is just lovely - but I do love color! Agree that the first picture could be better - adding some lovely spring flowers to a front shot would do the trick.

Perfectly nice house, well-kept, welcoming, liveable. Too much colour for me but probably perfect for everyone else. Put some flower boxes by the parking space.

Just a quick one...
Yes, the bathroom tiles are personal, so are the colour of them.
The kitchen is ok, but where’s the fridge/freezer? (Couldn’t see it in the pics)
The aga needs to be shown off better, and the kitchen colour makes it look dark.
The dining room is at the front, could you jig it around so the lounge is at the front and dining room at the back?

The master bedroom isn't obviously the master from the photos odd angles of the bed and I had to take a second look as I thought I'd missed it - think the stairs to it may put some off.

Lovely house but kitchen seems small for the size of the property ( love your bathroom tiles)

You have a really nice family home. I do think that it was unfortunate that the photos were taken in winter because the garden look a bit messy, but only because there is no greenery.

I love the bathroom tiles, but I can see why they would put people off - especially those who can't afford to re do it.

I agree kitchen seems small for a four bedroom house.

If you can do anything to the outside like put some pots where the white walls are that might help. The unattractive outside betrays the beautiful inside.

My first impression was whoever took the photos should have cleaned their camera lens beforehand!
They are all slightly blurry.

I think you have too many photos. Take down the one of the sink and also no25 and 26 of the garden which make it look shabby (tatty winter lawn / algae covered decking). Plus maybe some others. I think you only need 15 max.
The bright bedrooms are not offputting to me, but there is a strong contrast between them and the very neutral living areas.
The photo of the outside of the house is taken from a very awkward angle.

I like your top rooms. Color and decor smart. Your garden is a nice size. But I would not be keen on all tbose crazy bright colours. I would be thinking I had too much work just getting it back to a neutral.

Actually. I think it looks lovely.

But it looks like it doesn't really have a kitchen, hardly any wall cupboards, and where is the fridge freezer.

I'm also not a fan of the bathroom tiles and I'm afraid I'd need to reolace those, so that would be a consideration on the price,

Past that I think the colours are really pretty.

The house looks more attractive on Google street view because it had pots of plants outside, needs a bit more "friendliness".
The kitchen looks bare - maybe a blind or a picture on the wall to the left of the window?
I'd be put off by the colours of the bedrooms because I'd need to redecorate.
Too many photos and not many showing the to to their best advantage.

Agree that first photo isn’t great. Maybe also ask them to tone down other photos so colours are more palatable? Garden photos also just don’t do it for me.
