Our house has been on the market for a month. It went on the day of the brexit vote which was probably unfortunate.

We’ve had a few viewings and one second viewing from someone who said they’d probably offer when theirs sells. But there’s not been as much interest as, I’ll be honest, I was confident there would be.

I’ve got my tin hat on, so please, give me your honest views.

FYI the bedrooms are not as vibrant colours as they look in the photos and the garden is huge and mature - the winter photos aren’t showing it at its best.

The main bedroom has too many photos so it's confusing. I thought it was two rooms at first.

I think some flowers and other things out in the kitchen would make it look more welcoming. Or a picture on the wall?

Also some flower boxes/big plants near that white on the front of the house would look nice.

Area is great for train station. I know a few people who commute to Manchester from that station so it might attract people commuting. Price seems ok for area.

I think some small changes and some new (fewer) photos would work.

I’d change the colour of the front door and garage door.
In the picture they look red front door and feeen garage.
Maybe change them to white or grey?
And put some plants in for some keeb appeal.
Other than that the inside is fine. Just needs a little bit more simplifying of your belongings.

Ooo love looking at houses!

  1. I would ask if the photo of the front of the house could be taken from the opposite side - either more front on, or from an angle starting with the garage.
  2. Lovely size lounge / diner but I would ask if they could get a shot that doesn't show there's a house right behind you. Think it could be misleading about how overlooked you are - and if it isn't, you don't want to point it out to people
  3. Paint the kitchen a neutral colour and ask for shot to be taken at a slight angle so the bay window is more obvious
  4. Love the quirkiness of the stairs down into one of the bedrooms and the sideboard bit but would delete picture 9 as makes it look like a small bedroom at first glance, rather than an additional part of a room, which can then be clearly seen on 10 and 11.
  5. I wonder if they tiles would put people off? They're very unique and central, meaning all tiles would be damaged to change those ones
  6. Clearer floorplan as very distorted

Lovely house overall though. Perhaps just timing?

It's a really nice house. I don't like the bedroom colours but they wouldn't put me off the house. I really don't like the bathroom tiles, and if hate the waste of replacing them. I like a kitchen without much in it so the lack of tiles is fine with me, Id like some shelves though. I think the first picture is off-putting though and whoever took the lounge pictures didn't do a good job.

The bedrooms are really nice and the lounge. Kitchen looks bare, I would paint it a plainer colour and add an injection of colour/pattern with a blind or pictures. Next to last picture of the garden is very bleak. Try brushing the dead leaves off the decking, paint the decking and freshing up with some colourful flowers and plants. If you're going to keep that garden furniture then at least dress it with some throws or cushions?

I think the photos let it down.

We moved recently so I have looked at quite a number of these..

The photo needs to be of each defined space. It makes it a little easier to work out exactly how many rooms there are without constantly reverting to the floor plan.

a bit of 'dressing' works wonders too. Declutter a little + it makes it easier to see what's what.

Can you take your own pics or do you know anyone who has a good camera? You might do a better job than the estate agents. (some pay a photographer to do the shots rather than just the agent snapping on an I phone).

Getting people through the door is what you're aiming for.

Oh I love it OP!

But... can you get a better picture of the front? It lacks a bit of kerb appeal and the garage at the front looks a bit warehouse/workshop like, can you have a picture from the other angle?

Also the kitchen looks a bit small/basic, can you jazz it up a bit, maybe with some accessories from TK Maxx or the like?

It looks massive though and the garden is fabulous, hopefully it'll sell soon!

It's only been a month, so it may pick up.

I am not familiar with the area, but searching on rightmove if I was to move i would be considering other properties just purely because of price, no downstairs loo, small kitchen and the garden being narrow and layout of the garden. It's a nice house, but so are the others on rightmove.

Fab house but I would be put off big time by the feature tiles in the bathroom. But lots of people on here love them so 🤷🏽‍♀️

I’m surprised such a large family home doesn’t have a downstairs loo.

It’s a quirky layout which might not suit all families, I’d be tempted to knock through into the garage and extend the downstairs space, the kitchen is small for the size of the house.

Sorry I know that doesn’t help your attempts to sell!

I think it's a nice house and I like the garden too, agree that the kerb appeal of the house needs working on, plants paint job.
I think the bedrooms are just fine as they are, perhaps the living/ dining room could be de cluttered and furniture rearranged, not a huge fan of fish tanks, sorry, but I'm sure you will find a buyer

I suggest a new front door. It's a little dated and doesn't give a great first impression. Also the front of the house lacks uniformity - lots of different brickwork, plus the white walls at the bottom. I'd paint those in an exterior stone heritage colour and try to unify and give symmetry to the front of the house with 2 identical trees in planters in front of the door (olive or conifer) and lots of large pots with shubs on the right. Palms and architectural plants would look good there.
But I really love the interior and your back garden. Great house!

I like it. I can't tell how you get in though, is the front door up some steps? If so is there level access elsewhere? And the floor plan isn't clear, is there a toilet downstairs? I can't read what the little room off the hallway is. I would put a bed into the small room, or a cot, to show that it is big enough to be a bedroom. If that's not possible I'd get one drawn in on the floor plan.

For me there’s lots of good things but there are a few things that would put me off:

  1. the first photo doesn’t sell your house as well as it could.
  2. the lime green kitchen could do with repainting more neutrally.
  3. the bathroom tiles would really put me off. I could live with the orange ones by the shower but not the green ones with the comic slogans. I’d see it as having to re-do a bathroom
  4. you can’t do much about it but the shape of some of the rooms is non-standard with the sloping roof and layout. Depends on competition in your area but if I could get a more normal layout for a similar price, I wouldn’t consider yours because of the sloping ceilings.

I love all the colours, I like the quirkiness of the upstairs rooms. BUT (and I'm not sure what you can realistically do about it without spending loads of money) it's top heavy. The living space downstairs isn't enough for the amount of bedrooms upstairs. If I were to consider it, it would need the kitchen knocking through into the utility to make a larger kirchen/diner, and then space taken from the end of the garage for utility/toilet etc. There's only me, dh and ds, but only having one reception room, one toilet and no dining kitchen or playroom would be an issue for me.

Love the garden, but the first photo would put me off looking any further as it looks boxy and drab.

It's actually lovely inside, and although the colours aren't to my taste, I can see past that, but many can't.

I would also want to see more photos of kitchen and bathroom from different angles as those rooms are important to me.

I'd repaint the kitchen and try to get a more flattering photo of it.
The colour is a bit 90's which makes it feel it needs modernising, which might be offputting.
Agree with others on kerb appeal and garden.

I love the bathroom tiles though!

It's a decent part of Sheffield if my memory serves me correctly from an Aunt who used to live not far away from you.

It doesn't appeal from the outside - can you do anything to improve the kerb appeal at all? It also seems to be overlooked at the back which would really put me off.

Inside:
Picture 2: It looks like a lovely room but the chairs close to the camera look like they are squashed together by the fireplace (?)- maybe remove one while a new photo is taken?

Picture 3 & 5: I'd put a plant or bunch of flowers in the middle of the table to make the house opposite less obvious.

Picture 6: Add a bowl of fruit or the infamous stunt pineapple. I love the colour - and the pineapple would match! The room could do with some brightening up - the work surface is too clear. Can the picture be taken from a different angle? What is on top of the oven?

Picture 8: Are there stairs in the corner of the room? Have the picture taken without them. There don't appear to be any banisters? It detracts from a picture of a nice room.

Picture 9: The step up bit puts me off - not safe for children and not practical for older adults. I'd step back and fall off it! I'd also wonder if there was enough head room.

Picture 10: What is up those little stairs? It's a quirky room and I like it.

Picture 11; Can you do something to the window like blinds to take away the view of the house opposite. It's a lovely room but seems like you have no privacy.

Picture 14: How do your neighbours feel about the telescope?! Grin

Picture 15: Declutter!

Picture 16: Isn't there a door on the room?

Picture 18: people will look at that and see a room that they need to retile. I'd happily keep the orange but would see the picture tiles and think I need to do the whole wall - or are they tile stickers that you can remove?

Picture 19: Put a blind on the window - people can see you in the shower when the lights are on.

Picture 20,21,22: Ditto the picture tiles.

Picture 26: you've got no privacy in your garden which would totally put me off. Up until seeing that picture it would have been a house I'd choose to view because i love the colours you have used

I love the interior. The front of the house is the problem. Very uninviting and unloved. Get some plants out there.
