Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

SandyBayley really gutted for you. It's so hard when you come that far for it to be snatched away. The worst bit is that we have no control over anything. Maybe take a few days off to think. Will the house you are buying wait for you to find a new buyer?

Thanks @MrsPatmore and @ErickBroch - I don't know if our vendors will wait. EA say they have taken an instruction on a house next door but one front m us that they are about to launch and it is going on at £10k like as than we marketed for. That's £30k more than we accepted so we could have a go.

I think our vendors were keen for us to exchange but wanted to delay completion. I suspect if we were to sell again then DH would go back with a reduced offer as I think they are going to struggle to sell at the price we offered. I wouldn't renegotiate unless we do have to accept less but I suspect DH will want to as our vendors have not met us half way on anything.

Just so depressed that I have to start tidying up again and cleaning.☹️

@sandybayley oh no thats terrible Sad and really unlucky with the reason behind pulling out, not like you can say it was totally their fault or being difficult about something.

Fingers crossed your vendors give you time to find a new buyer given that they wanted a later conpletion date anyway, plus you can get your new buyers to purchase searches your current buyers have if they are not too old.

Oh @sandybayley that is so utterly shit. If you feel ready for a crumb of comfort then at least it was completely beyond your control and nothing to do with your house/area/survey etc.

Hope it all comes together quickly and someone snaps your house up asap.

Which is why i'm chasing everyonr left right and centre to exchsnge asap because im worried it will fall apart again without any warning.

Got my EA, my solicitor and my buyer chasing rest of chain every 2 days now to see if last bit is sorted and we can exchange.

This buying process in the UK is so messed up >.>

I feel your pain with the tidying/ cleaning too, doing that for another 3 months in between 1st buyer and 2nd buyer sucked!

@sandybailey oh I'm so sorry to hear this SadGin like others have said at least your house isn't the "problem" and you will find another buyer!

We exchanged contracts today I cant actually believe it!!! And we have all agreed on a moving date of the 28th!!! My solicitor needs to process some forms now that we have a firm completion date and she wanted to push for the week after 28th but we said no get the forms done asap 7 days is plenty of time surely? She had told us before that she needed 4 working days to do these specific forms so shouldn't be an issue.

Fingers crossed it all sticks to plan and on Thursday next week we all hand over the keys!

Yes been packing for a while bit by bit so hopefully shouldn't be too difficult now!! But started to have panic dreams that the couple turn up and the house isn't packed...

@Milly90 - so pleased for you. Keep the good news coming - it gives hope to those of us who are still on this journey!

Still feeling sore after yesterday's turn of events but determined to crack in. Will speak to EA about reduced price (just over what we accepted) for a quick sale. I'm also going to only allow viewing from proceedable buyers. I can clean and tidy up but not fir time wasters.

We're also going to get the HB survey and go through to see if there are things we could quickly sort to make conveyancing easier.

Once we have a plan with our EA I will speak to our vendors EA. Oddly enough whilst I still want the house we were about to buy I don't feel worried that we might lose it. We may well do but there is another house round the corner which we'd be happy with as well.

We are moving ahead, looking forward to the finalising of enquiries on our sale over the next few days. On our purchase, mortgage has been applied for and solicitor appointed. Starting to think about what we can do to that dated house on our small DIY budget...

Glad to see you are feeling a bit more positive SandyBayley - as my mum is always fond of saying, things happen for a reason. We were really upset when our last sale fell through but this led to us finding a better house and our new buyers are in a much less complicated position.

Milly90 - congratulations! You must be so relieved. All the best with packing etc.

We received the contract for our sale yesterday so just need to get signatures witnesses and will send off. Awaiting feedback from yesterday's survey on our purchase. I was hoping the surveyor would give me a quick call with the main findings to put me out of my misery. Might fire off an email and see what he says.

Glad that you're feeling so positive @sandybayley as @MrsPatmore says I'm also a believer in things happen for a reason, but it's not always easy to deal with when it happens!

We are going in to see solicitor this afternoon to sign contracts and all sides are hoping to exchange tomorrow but we'll see. This solicitor has sent has nothing at all in regards to fixtures and fittings list, searches ...nothing so which means we'll have to look at everything today. I remember when I bought my last property everything was sent through to me as it was received. Suppose they all work differently.

Anyone else exchanging or completing tomorrow?

I'm feeling a bit low. I had 3 offers which I didn't accept because I couldn't find a property and now that I have all the previous buyers have moved on 😩

Lesson learned . Fuming as I've now been told to drop the price to get buyers in again. I'm thinking of withdrawing the property from the market and regrouping. Has anyone done that?

That’s odd @alifelessordinary We’ve always had fixtures and fittings list in advance so we know if we need to buy curtains etc. Fingers crossed for exchange today!

By some miracle we exchanged yesterday! After so much stress and so many years absolutely over the moon, and bearing in mind it seemed a million miles away just the other day hope everyone manages to keep the faith. Still can’t believe it, can now enjoy the last few days of pregnancy without worrying about having nowhere to live; everything is packed and a team assembled to help out with the move haha! I hope everyone gets good news soon x

We won't be exchanging tomorrow unfortunately because out buyers query on their sale still isn't sorted! maybe next week but who knows, I am so hacked off with the uncertainty of this process and have said I am never moving again!

Oh my..... we're just under offer! I actually never thought this would happen again after our sale fell through in the summer and the endless ridiculous low offers from people just trying it on (no, the market has not dropped 10% in a year!) , but just when I'd given up all hope..... we had a reasonable offer last night and it's all systems go!

sandybayley I feel your pain , it is the worst feeling but at least it's the spring now so you're on the market at the best possible time.

tiddletat great that you're making progress at long last , I am hopefully going to do what you've done and try and let sale happen first and then look at buying as it's just too stressful otherwise - I'm in rented so it's possible - so I'm actually hoping nothing I like comes up!

long road ahead - but at least i'm on it again and not parked up in a cul de sac.
