Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@thesunshinesupernova - it wasn't really 12 weeks as we got close to exchange and then lost our buyer. We took the house off the market for two months in the middle while the conveyancing was proceeding..,

So update again, sent a stern email to estate agent saying we will not be doing any works on the roof or reducing our price for this, as per our solicitor on a homebuyers report it will always say there is wear and tear on a roof that isnt brand new!

We have sent the solicitor the indemnity insurance for the chimneys tack and extension. So wont be reducing price or investigating that further.

We wont be doing anything about the shared lane maintenance, it services 100s of houses along two roads, if ever it was in need of maintenance then it would be done so with annual agreement with the surrounding houses and everyone would make a payment. This has never come to light since we've lived here or our previous vendors. It's just a mud and stone back lane!

We will do a gas safety certificate that's fine but wint be doing a new electricity certificate as it was done last year and lasts 10 years.

The window wear and tear we will be fixing and have asked them to contribute half (£110) as it's for their benefit not ours, if worst comes to worse we will just pay the full amount for the window maintenance but we thought it was worth an ask. We qont be installing all brand new windows like they wanted us to or reducing the price for this either for what they wanted to spend on a holiday!!

We've asked the estate agent to let the buyers know today as we want a response asap as to whether we need to go ahead with the window maintenance or whether they are going to pull out so we can get back on to the market with serious buyers that know the roof isnt going to brand new on a 50s house.

Our solicitor reiterated today that they are just trying it on but it doesn't make my anxiety any better regarding this.

Remind me to never ever move again after this!

@thesunshinesupernova - our buyers found out they were pregnant with twins and decided to move closer to family. You couldn't make it up.

@WBWIFE -well done for not putting up with their crap. They are trying it on!

Finally, we've exchanged!! Excited but scared at the same time as it's a new area and bigger mortgage! 10 weeks from offer to exchange in a short chain of three with us in the middle. Staying with MIL until the last weekend of the school holidays when we'll move. Gives us a couple of weeks to re-floor and decorate.

@MrsPatmore - brilliant news. The good news stories on this thread are what keeps the rest of us going.

Waiting to receive MoS for the house we're hoping to buy. Our buyer has gone to Australia to visit family (grrr) but has left funds for searches with his solicitor and is progressing his mortgage application. All parties aiming for end of June completion so at least we're on the same page.

Feeling a bit more positive today and had a flick through pictures of potential new house. It has a built in coffee machine in the kitchen which I'd completely forgotten about and an American fridge. Obviously they'll probably take the fridge but the space is there if I can persuade DH to upgrade ours..

Thanks SandyBayley, wow built in coffee machine - sounds lush. Our vendors have moved abroad and left a big Rangemaster cooker and newish large fridge freezer which they didn't want any money for. However, I have a very old Smeg fridge freezer which I can't bear to part with! What to do... Your new buyer seems to be ploughing ahead despite going abroad - really hope it all works out for you.

Our horrid buyers came back today and said they'd found out we had a quote when we koved in for windows and doors which obviously means all windows and doors are fxcked! Um no we had a quote as we wanted to change from white to grey but in the end prioritised a new driveway instead going from a 1 car drive to 3 car driveway!

Once we went back with that they then said theybhsd difficulty opening the porch door so it is broke, I advised the estate agent to invite them round and I'll show them how to properly use the porch door, ensuring the unlocking mechanism is fully up before opening to release the lock!!

What a joke.

We gave them an ultimatum tonight, buy the house or dint and we will put back on the market tomorrow because I've had enough of their messing!!,

They were overheard in the pub saying they'd use the price reduction for a holiday. Cheeky beggars. As if!

@WBWIFE - they sound truly awful. I think you definitely need to stick to your guns but say they do accept things as they are can you be confident they won't pull a fast one before exchange? If they don't play ball tomorrow you may be best rid of them.

Unexpected 'bonus' today, turns out that our solicitor will cover the costs of the searches for our new house. So the only thing we're out of pocket for is the redundant survey on House A and mortgage fee.

Where is @TokyoSushi - hope she's not still sitting outside the EAs!

The ultimatum worked! They said to the estate agent that we are being unreasonable as everything they've mentioned we have batted back at.. um yes because there is nothing wrong with the house!!

So the estate agent negotiated with them so that they could keep our smeg freestanding oven!! (How lovely of him😂😂 it was second and as we bought it off the vendors last year) - so he has said hell give us another £200 off of our fees with him.

Hes already took £500 off as he messed up with the solicitors they made us use.. so that's £700 off of his fees which we will have in writing tomorrow!

Sale is back on and I am telling solicitors to push for completion asap so I can get rid of our buyers asap!!

Our buyer has stopped responding to anyone. The house is back on the market, estate agents are trying to drum up some viewings.
We don't know what will happen to the place we're buying, hopefully they'll give us some time to get a new buyer.
People are idiots sometimes.

@Glitteryfrog - best of luck finding a new buyer. Make sure you keep in touch with your vendors. When we lost our buyer we tried to but I feel like we should have done more to keep them engaged. They ended up dumping us for another buyer. Still feeling sore about it...

@WBWIFE they made some lame excuses on thurs. They had today to get people instructed and have disappeared. Fuck 'em.

@sandybayley we've met our vendors, so hopefully there is a personal connection. But I'd totally understand if it drags on that they've got a place to move on to.

@WBWIFE does buying a house turn people into idiots, or are they always idiots and it just comes out during the process.

Good Luck @WBWIFE you've done well to stick to your guns.
I can't loose these buyers mine went on the market 1st August I've had 2 viewings and second lot put offer in October 31st,
Im still waiting to see if they will take the grand off to cover neighbours chimney repair, I've knocked 7 grand off and left the cooker and washing machine, I've even left a bottle of prosecco, this rate I'll be going to get it!
Please god can we move forward next week 🙏

@Glitteryfrog I think they are a special kind of idiom and it gets worse through the buying house processes. I wouldn't DREAM of trying it on and pissing off my vendors so much!!
