Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Hello! I’ve recently put my house in the market.
Been on since 12th March and only 3 viewings with no feedback. I’m not the most patient of people and trying to stay calm.
Instead I’ve hired decorators to smarten the walls up and now trying to redecorate the whole place. I must control myself...

How’s the market? We are in south east. I love my first house so much I’m finding it hard to let go tbh Grin

Shitty homebuyers report has come up and said about

  • windows a few have defects need immediate attention (we are in the process of changing the locks as some are sticking)
  • shared driveway needs maintenance? - not a shared driveway but a lane which over 100 houses have access to, as most have garages, ours doesn't even have a garage so I'm most certainly not paying ti maintain the lot!!)
  • chimney stack - we have a massive steel that was put in in the 1990s when the house extension was done which clearly supports it, we also have the indemnity policy from our previous vendors of this house covering that
  • gas and electricity certificate for services - yep we will do that one, that's fine
  • roof celt is torn in parts (just as any house without a brand new roof has, the roof is watertight and in fine condition!! Its a 1950s house not a new build!!!)

Our buyers asking us to sort all of these or have a price reduction.

Told the estate agent we will sort window locks, gas and electricity cert.

Wont be doing anything else. If they dont want to buy it because the roof isnt brand spanking new then crack on.

Get this, their buyers homebuyer report said same on their house regarding roof and their roof is fine and aren't giving their buyers a price reduction!! Cheeky f**king beggars.

If they want a house with a brand new roof then good luck to them finding a 1950s that has 😂😂😂😂

@thesunshinesupernova were in the south west and sold in 1 day of being online. Had 4 viewings booked in and first viewed offered asking price eventually. They put in 2 cheeky offers

@WBWife, none of that seems bad at all? Nothing wrong with checking the gas and electrics but they're the things that tend to come up on every survey. They really are cheeky beggers...

@Thekitten none of it is bad. They wanted us to put a new roof on and new windows throughout!! Or price reduction to reflect it.

A mutual friend heard buyer in pub saying he is going to get the windows condemned by a window friend of his so he can use the price reduction money elsewhere!!!

@WBWIFE none of the people have left feedback, I believe the agency as have used them before and didn’t have any problems. Very annoying tbh. I also believe the EA are possibly sending people that aren’t the right fit anyway as it’s a bit of a peculiar house.
Oh well at least decorators are here to keep me company while my impatience hits new limits...

@thesunshinesupernova -we're London. It took us about 8 weeks to find buyer no 1 and 4 weeks to find buyer no 2. It's rubbish but patience is your friend.

I have to admit when we started looking I gave very detailed feedback to the EA on each house we saw. Later on I was less detailed and towards the end it was pretty limited. We had a couple of viewings where I knew it was a 'no way' straight away but I felt it was 'rude' to just end the viewing - how British is that! But I do think you n Ed to give a reason for 'no' even if it is one sentence.

@sandybayley I can assume some of it is people being polite. That’s why I’ve said the EA can show the viewers around as I felt they might be more honest with them.
Would be handy to know if it was something silly so I can fix it. But I suppose I have to wait it out.
12 weeks for you! I am praying we don’t have that long but I do need to appreciate it can take a long time I think.
