Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

We thought we might move when the profits of the house we inherited are through but I can't face it now.

@BeauticianNotMagician81 - primary or secondary? Good news that you have two offers. I think you need to dig a bit more into the finances and circumstances of those offering. Have your EAs checked both out thoroughly?

@sandybayley secondary. Ds1 is autistic and we are having problems being across county. Buyer 1 has agreement in principal and agent said the offer can be accepted but won't be made official until their finances are checked. Buyer 2 I'm not sure. I've asked if they have AIP in place.

@beauticiannotmagician it’s quite a short chain and we are next to top (our vendors have already relocated) and 2 below (our buyers and another). All seem to want to move quickly so hoping that’s the case. Not sure how long will take!

@sandybayley I think being detached is a good way to be. We were so upset when our sale fell through before so are also trying to be more cautious this time.

On a positive note though, at what point do people generally contact removals for quotes?

@amroc18 we contacted removals once we had a rough estimate of completion.

Our sale and purchase have been ticking along seemingly ok. Last week after agreeing to sign all the paperwork we threw in a suggested completion date that I thought was optimistic in the hope it would get people moving further up the chain.
To my delight they are all happy with the date and are working towards it. However yesterday we heard the FTB at the bottom of the chain wants to move either next week or the following week. I appreciate that the person at the bottom has waited a long time however what I don't understand is why their solicitors haven't mentioned their hoped for dates previously! It's a bit of a spanner in the works. Do you think the extra week will cause them to pull out and have the whole chain collapse?? Particularly with that extra week not being a full working week due to Easter.
I'm really anxious now that they feel really strongly about this and that their solicitors haven't communicated their dates and that this is what they have wanted for some time iyswim!! Whereas my dh thinks they wont pull out after months but rather they want a little bit off the agreed price.
This process really is such a mess!!!

Hopefully your FTBs in chain are just pushing and are ok to wait a bit longer, fingers crossed

@BeauticianNotMagician81 - I see. I'm guessing that your DS won't be going this September but next? When do you need to be in the new address? I seem to recall it's when you apply in about October?

We don't have any particular requirements about when we move. The only time to avoid is the first week of June (or too close beforehand) because DS1 has exams which will be used to predict his A level grades and I don't want to disrupt him. Poor lamb returned from his D of E gold expedition yesterday and stank to high heaven!

@Tokyosushi authority given here, too. We have to have exchanged by midday. No word yet on whether that is going to happen or not, so I still have no idea of I'm completing tomorrow yet.

Congratulations to those who've exchanged! It must be such a relief.

We are due to exchange tomorrow but my solicitor is on holiday until the morning so hasn't reviewed our paperwork yet. I'm desperately hoping it's all in order otherwise we go into next week. We were hoping to do stuff in the house over the Easter holidays so just want that 12th April completion date now.

Quick question (maybe paging @minecraftmother) does the leasehold management pack or LPE1 form come from the vendors solicitor or the estate agent? My solicitor forwarded me an email (past midnight!) chasing up the estate agents for this as they’ve not received them but I thought it would be sols not agents?

The seller's solicitor gets in touch with the management company and/or the landlord (sometimes there are two packs to get, sad times) and asked them for their pre-contract sales pack. Some of the little management companies need the seller's solicitor to send to them the LPE1 and yes, technically, this should come from the buyer's solicitor.

These days however, in an attempt to be efficient, I just email the seller's solicitor and say "Hi XXX, I presume you will just print off a copy of the LPE1 and get it to the management co?" and they are all, without question, happy to do this themselves. It kicks out that useless, inefficient step.

What I would do though is contact the management company directly and pay for the pack yourself. then tell your sol this is done so they don't have to fuck around with getting the money from you, waiting for it to clear, raising a cheque....etc etc.

maybe the sol (working so late!!) thinks the agents can put a little pressure on the sellers? they've prob not paid.

No... What a nightmare! I am on my own in the office and absolutely beside myself, checking my emails about every 30 seconds, I feel completely sick! I literally cannot bare another weekend in the hotel!
