Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Exchange won't be today as we are waiting for confirmation of funds from my buyers lender. The solicitors anticipate this will be tomorrow. So I won't know for sure if we can complete friday until this is in place. I suspect we will probably have to complete next week to be honest, but we are all still aiming for Friday.... at least once we have exchanged I can relax a bit.

My solicitor have been in contact and asked me to insure the new house (now done) and given written authority to exchange (also done) let's see...

So I messaged our local council to see how long a local authority search takes as we were told was requested in Feb. They said 8 working days and advised they've not received a request from our solicitor! Fab!

Long time lurker here...reading through people's stories makes me feel better in that there is light at the end of the tunnel and this awful selling process will end...eventually.

Bit of back story - put our house on the market in July last year. bought it in 2016 and fully renovated. EA said they would easily sell it within 2 weeks. First time selling for us so very naive...did get an offer after 3 weeks but £50k under asking! Changed agent in September and since have dropped price by £25k. Viewings happening slowly but now 9 months on the market and it's all getting a bit too much! Couple that with DH trying to find a new job and starting TTC our first...life is crazy right now.

@tokyosushi congratulations on nearly getting there!! How long has been for you since going to market?

Really keen for someone to tell me that we will eventually sell and this nightmare will end!

If anything...I'm fed up of not having to keep my house spotless 100% of the time!

Some advice needed here today.
As you know I accepted an offer on my house at the end of October, my house is now empty, and there is no chain..
The problem has been that my neighbours chimney is in a bad state of repair, and letting in water into my loft, neighbour says he is aware and will fix, but won't put in writing, my buyer suggested that I and her both get a quote for the works and we take things from there, the solicitor suggested keeping money back from the sale, if neighbour does the work I get the money back, should he not I loose that money.
I've told my buyer I'd rather reduce the sale price than go with the retainer idea.
So now quotes are back mine was 2,600 and hers were 2,520 so not a lot in it.
I've taken 7,000 off the original asking price and I've left a lot of things in the house.
I'm thinking of knocking another 1,000 off the asking price, I think this is fair as its my neighbours chimney, but I want things to come to a conclusion here now.
Any thoughts I'd be very grateful for any advice, thank you

@WBWIFE 👋 when I'm buying a property for a clients, I send enquiries to the other side and they take as long as it takes to get replies back to me.

That timescale is now out of your solicitor's hands, but the agent can chase.

Do you know what type of enquiries they are?

Some are A LOT easier to deal with/take a view on, than others...

Hi everyone

I'm selling a house we inherited from my late father in law.
It has solar panels that he bought outright. We are certain of this.
We can't find any paperwork for them. The company that installed them is out of business
We have buyers ready to go but the lack of details on the solar panels is causing a delay.
We need to prove they are owned and not leased.

Has anyone come across this before please?

Who were the original solar panel installer company?

Find that out and look on Companies House to see if they have a successor company. If they don't, then that is that.

If they are leased there should be a note on the title to the property as a new leasehold title will have been created (air space).

Definitely bought outright. The company went out of business last year. I looked at all the companies house records. Nothing else I can find to follow up. Email and phone number unrecognised.

EON run the feed-in payments. It's a good little earner. They had nothing to help me but made the point they wouldn't pay out if the panels hadn't been properly installed by a registered installer.

@Tokyosushi, looks like we are exchange twins then! The purchaser's solicitors have just confirmed they are ready to exchange first thing tomorrow. Not sure if Bellway will still let us complete on Friday, but at this point I don't care.

@Smart123 - I'd be inclined to knock £1k off and be done with it.

@MiaMoo007 - I feel your pain. We've just gone under offer for the 2nd time and the stress of keeping the house tidy drove me to distraction. I don't think I could do it again if this sale falls through. Where about are you?London market has been frustrating for us.

So it looks like we are back on. Offer accepted on House B. DH is feeling pleased with himself as it was £10k under our agreed ceiling. Just need to hope our vendors can work to our sellers proposed timeline. Their lease is up on 1 June but vendors don't want to complete until end of June.

@TokyoSushi frustrating for you... but it will be such an immense relief when you have got over the line.

Our solicitor has stopped digging in his heels and is pushing ahead with the last enquiries. Fingers crossed for exchange this week or early next week, we are getting close.

I'm after some advice. I will look back through the thread once the children are in bed. So both viewers today have made an offer. One has their agreement in principle the other is just waiting for full mortgage to go through as they aren't sure they will afford it. Is an agreement in principle usually what's required to secure at offer stage? I can't remember. I'm sure we had the agreement in principle when we offered last time and then started our full mortgage application once the offer was accepted.

@BeauticianNotMagician81 on the basis you describe the people with the AIP because it seems the others are less likely to have the mortgage agreed. The AIP is not a guarantee but is an indication of what they can borrow. Were the offers for a similar amount?

@TiddleTaddleTat There is £5000 difference between them so not much in it. The better offer, the one with an agreement in principle out her offer in before viewing as she didn't want to miss out. It baffles me.

@MordredsOrrery when we bought I had to send a copy of my bank account savings for the deposit and the agreement in principle and it was put as SSTC once they were received.

@cazinge I've known quite a few people end up with their dream house by letter dropping. Go for it.

@wangxiaosara good luck. I'm dreading the packing and moving. We've always come from a rental so have been able to take our time.

@tootyfruitypickle I hope it all goes well. I'm a wreck and I haven't even sold yet so no hope for me.

@amroc18 Pleased that you've had your offer accepted. Is it a long chain?

@MiaMoo007 It will happen. Lots of people on here are so close to completing now. It only takes one person to love your house. Has your feedback from agents helped, anything you could change if need be?

@Champagnebrain - you've posted four times. The pressure must be getting to you 😉

I'm not sure I am staying sane. DH and I have had some awful rows since we started this process at the end of October. Now we're onto our second buyer and second house I'm slightly more sanguine about it. I want it to happen but if it doesn't it doesn't. We're OK where we are, just a bit squashed.

It would be worse if we had to move - I do feel for those who have to because of job, schools or divorce.
