Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

firefirefire its a difficult market - I think people are wary of over paying as it's likely that house prices will stagnate or decline now. The only houses flying off the shelves near us are those open to offers/big reductions unfortunately. We had to accept a 6% reduction but luckily got the same reduction on our purchase. Still nervous that we've overpaid though.

We are supposed to be exchanging on Friday but our solicitor is on holiday until then. Hoping all the paperwork we returned is ok.

Similar time scales to us and yeah, all the houses we like have been on for ages too.
Same round here that several houses sold at Christmas time and then it seemed to be slow again. One house sold down our road within 24 hours last week but it was £30k less that all others are up for! Found out it was a divorce so they priced it very low to sell it very quick

@MrsPatmore. Very true. Our solicitor who is dealing with the sale of our rental house said she hasn't noticed less work so fingers crossed it will all pick up

@BeauticianNotMagician81 @Farontothemaddingcrowd we have been waiting since the start of February! The valuation came back over 3 weeks ago and only just heard. We were sporting our mortgage and borrowing additional though so thought it would be quick as last 2 times we have bought it's been sorted within 2-4 weeks!

Our house sold in 24 hours of being online but we are in quite a sought after area. Bristol hasn't slowed massively but parts have gone down in price slightly! We made 15k in a year luckily. So the cost of our drive plus moving fees thankfully

Gosh I really hope we exchange soon. We are expecting to complete on Friday but nothing is firmed up!

Once you've had your offer accepted, how long do you expect it to take before the vendors estate agency stops marketing the property online?

I'm nervous because there's a section 21 interest and I can't shake the feeling they're not completely committed to accepting us, even though they claim to be. I can see this whole moving malarkey is going to do nothing good for my stress levels!

I was on previous threads and had to come off as our situation is seriously affecting my mental health but just to counter WBWife's response, I will not let our agent take our property off the market until financials and chain have been verified and solicitor instructed in the future. I know of people who won't allow it to be marked SSTC until survey has happened, although in all cases there is an agreement for no further viewings. Having been treated the way we have recently I'd walk away from an offer before accepting one who asked me to remove it before those things had been checked.

The due diligence on our financials and chain was done before the offer was put forward to the vendor. Since accepting our offer they've also sent their details to put solicitor.

I'm going to check with the agent tomorrow that they've stopped taking viewings

Thank you. Congratulations on having your offer accepted! If due diligence has been done and solicitors details sent then I agree it's time for that conversation, if there were anything else that was going to prevent them removing the property from rightmove etc then you should have been told at the point of offer so definitely time for a nudge. Best wishes with it all.

Yes congratulations @tokyosushi! Worryingly, things are moving fast here. Buyer (who has sold sstc to a couple who are selling to ftbs so fairly short chain) has instructed solicitor, confirmed that she is indeed sstc via her agents and bringing in proof of funds tomorrow. One house was added today, and it's not enough bedrooms. Seriously considering a letter drop a la Kirstie & Phil.

My house is currently upside down, boxes everywhere! Picked up a van today and parked it on the drive, get ready start to load. I would not want to do this again in a very long time I think.

I am due to exchange today hopefully. Both solicitors have requested funds for Friday when we are, fingers crossed, apparently completing. I'll believe it when it happens. It's been insanely fast. I put my house on the market on February 1st. In the meantime I've found new schools for the kids and a new job as I'm moving area. It is terrifying as there's a lot riding on this.

Let's hope so! Houses sell very fast in my area and I've got a ftb buying my house and I'm buying a finished new build. So no chain and new builds push for early exchange.

Still involved in negotiations with House B - not made easy by the fact that they're a divorced couple and aren't speaking. There are two negotiators at their EA - one is spectacularly crap and one seems on it. The good one wasn't in yesterday but is apparently back today so maybe we'll make some progress. Ability to make progress on anything in the house sale business seems so dependent on the attitude/ aptitude of the individuals involved!

Hello everyone, I'm being a bit quiet on here as I am quite literally holding my breath as we are so close to exchange. Although the buyers have just booked a late survey (they only had valuation so far), which I think is fair enough but it gives me another thing to worry about. We're really hoping for an exchange within the month. I really don't know how I am going to react should this actually exchange - but I would like to breathe properly again! So where I totally hear you about the effect on mental health - mine has really struggled with all this. It's when people mess around so much that you lose all faith in human nature - our previous buyers were absolutely horrendous. These ones have been so straightforward that I can't actually accept they could be for real - so ... we will see.

tokyo you've been on this treadmill almost as long as me but with far more twists and turns so you must be in complete shock that it's actually almost over!

sandy based on my personal experience of being that divorced not speaking couple - I'd make sure the EAs are having exactly the same conversation with each of them - and not expecting them to communicate - or you might not get anywhere!

We’ve accepted an offer on ours now and have had one accepted on our onward purchase. Crossing everything now to hope it goes relatively smoothly. EA on sale end and our solicitor are very on it, hoping the same is the case up and down the chain...

I know what you mean about mental health effects @where it has been such a drain so far even getting to this point and we’ve been ok the market since last summer. Just want it over now and never to do this again!
