Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Our house is now back on the market as of today. Have got to unpack all the boxes and put beds back together to get ready for viewings again...hey ho!!

@alifelessordinary - bloody hell. It was you whose purchasers had their mortgage pulled because of an HMRC default I think? Why on earth do people not think these things through before making offers and messages by around with people's lives.

Looks like we are both part of the 'so near and yet so far' club. I'm still annoyed by the collapse of our sale though I can't blame they for having twins.

No offer on the table yet from our 2nd viewings but I do know DH is not an impulsive man so can only imagine they're mulling it over. We have four viewings booked on Saturday so not despondent. Plus DH has booked a Cornish mini break for the first week of April so I don't feel like our lives are too much on hold.

Got an email from our sol this morning saying the buyer's sol had just raised a further 11 enquiries!! The buyer pushing for exchange. I'm at a loss and was close to calling the agent to give them a piece of my mind, but then I wonder if my solicitor may have been partly responsible if he'd answered the previous (three) sets of enquiries in a very vague way?

Oh I meant to say that it pays to be really nosey about potential purchasers. The n the excitement of getting an offer it's important to really dig for info and intelligence about their circumstances. And in the same vein as a prospective purchaser take this 'interest' as a good sign that the vendor wants to get on with a sale.

Yes good memory @sandybayley! They had their mortgage pulled by nationwide just before we were due to exchange and complete , tried a second application with Halifax and got turned down by them. They then tried raising the cash from friends and family but we have given up on that.

Yes it definitely pays to dig about offers and buyers. I had a gut feeling about these people from the start, I should have listened to it.

Good luck with the viewings this weekend, sure our luck has to change soon!

@tiddletattletat some solicitors do seem to give very vague or not answer questions at all. So hopefully they'll get answers back quickly.

That's where I am at, waiting for new enquiries, hoping they will come soon, this is going on since October, I'm putting it down to my buyers solicitors..
So hoping for some dates this month 🤞

Were currently on week 19 but it's mainly down to our house not being ready. We've had threats from our buyer of pulling out and now it's her holding us back as her solicitor needs 6 full days to draw the funds.

Still nothing in writing that next Friday is the day but I'm holding out hope that we'll have that tomorrow! Honestly I don't want to ever do this again, it makes me wish we'd waited a bit longer and gone for our forever home. But we're near the end now just have to keep it in sight (and drink some wine) and it'll all be worth it.

More good news! Phew!!

I saw our solicitor today. It was good to speak in person and thankfully she is really on the ball and thinks all is progressing well. Although the chain isn’t ready to exchange tomorrow, we’re still set to complete in a fortnight.

We’ve started packing our less often used stuff and I’m having second thoughts about not using the packing service!

@alifelessordinary it can be really hard to know whether it's your own solicitor or that if the other side that is being unreasonable (or both, or neither). I know I've answered some of the enquiries sent to me today previously, so either the buyer's solicitor has lost them or my sol never passed them on.
The frustrating thing is I've paid a premium for a really expensive deed of variation so that it will be done quickly (on their request) and now they are slowing us down again. Argh.

Results of our 2nd survey for our purchase is back with the cracks being not really subsidence so that's fine. But the roof is falling apart and needs immediate work.

What would you do? I'm inclined to ask for a price reduction ..

Our sale is going ahead quite well and we are ready to exchange I think!

Can I join? Been a long time lurker (too long, thought would have been moved by now).

How does everyone manage coping with all the uncertainty? Feel so on edge all the time. After our last sale fell through a couple of months ago we have an offer on table but non proceedable. Couple of viewings a week on average too, but a very niche house. Getting impatient for things to move now, worried about losing our onward purchase as that is back on the market and nothing else in the area suitable. Sad

And congrats @tokyosushi! Been reading about your trials on here!

Sorry to hear about the roof in trouble. Did your offer include costing up roof repair? If you didn't spot it I would be inclined to request a reduction. Whether they agree is another matter. Could you afford to soak up the cost of the repair if they refused?

It is a really uncertain time. Our agents in London are very on edge and sales are falling through all over the place. We are getting close to exchange and I really wish it had happened sooner and before Brexit. I am worried ours will fall through if there is a major development on that front. Our buyer is an investor and intends to rent out the property. I don't really see how the uncertainty will affect him on that front but am worried he'll ask for a price reduction - we can't afford that mows

Can I join in too? Had my house on the market for around a month now, quite a few viewings, one offer that then went wrong. Feeling fed up, feeling like the house will never sell and hate having to have it all clean and uncluttered all the time.

Still no confirmation! We've emailed sols and not had a reply, loathe to ring them on a friday as I know how busy of a day it is. WIBU to call the EA and see if she has heard from the buyer? The ball is in her court now.

Losing my mind currently, everything seems done except for a building certificate for a new boiler - she can't find it and it's been 2 weeks and we have heard nothing!!

Chased solicitors again today, not sure what else I can do as it's her solicitors and not sure how long it takes! Argh!!

@TiddleTaddle I worry about Brexit too and how that will impact offers, just want there to be a resolution soon

@megrichardson so get the whole being fed up of tidying thing, esp with toddlers who keep getting stuff out that I put away!
