Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Hiya! I've had a bit of a read through this. First time buyer here, in the very early stages. Had offer accepted on Thursday. There's no chain so hopefully all will be smooth. Viewing it for second time tonight with my dad cos he's a joiner so will look at the building aspect of it to tell me if it all looks okay.

Basically all that's happened so far is we've chosen a solicitor and had some paper work through, need to go in to take I.d and sign some things and make an initial payment. Hoping to hear from mortgage broker today or tomorrow regarding the mortgage application (that's the scariest bit!)

I guess next step is we need to arrange a survey? But not sure on that yet, assuming the broker or estate agent will advise us when to do that? I hope!
We are a couple with a 3 month old baby, getting married in November, it's a pretty exciting year!
So excited to have a house, praying it all goes through okay

You can call your lender directly to find out what the issue is. Your sols probably found some matters that "may" affect the valuation, so they referred the case to the lender's valuer to decide. It is annoying, and to be honest, I suspect sometimes sols pick up these issues mainly to cover their own professional liability rather than out of necessity.

Also, it is possible that the case has to be further referred to the underwriter as well, which will add more time. I am going through a similar process and just found out my lender forgot to forward the case to the underwriter! So it's better you chase your lender directly.

Thanks @tenapenny2018 we used a broker do we have to speak to them or the lender?

They are still directly your lender, you can speak to them directly as the customer even if you went through a broker.

I work for a financial advisory firm and my mortgage adviser who did my mortgages works here, but i always called myself after hearing back from solicitors :)

We called the lender but that department was closed. We've received a revised offer letter today from them but nothing has changed?

I am definitely cracking out the wine tonight I'm fed up with it all WineTo everyone else fed up too!

@hartof Call the lender first thing tomorrow when they open and see if they can explain what's going on if anything. They will be able to see every query your solicitor has put through for the house you are purchasing (as the legal adviser for the lender).

When my solicitor referred the fact we had no building control sign off cert for extension and fensa window certificates to the lender; I was able to phone up and have my lender read out the whole letter response they sent to my solicitor following this, so it's worth getting the 1st hand information from the lender as it makes a lot more sense.

I too have been drinking wine most nights for weeks as I've been fed up with it all and the disappointments and frustrations; I only usually drink a few times a year, but this process has turned me to it to try and relax a bit.

@hartof - get on the phone this morning! You are the customer here and they are going to be making a lot of money from you - you deserve answers.

So we had a second viewing yesterday. The wife viewed on Saturday and brought her husband back last night. I'm hoping this will lead to an offer but after the twins saga I can't get excited about anything and assume the worst as a coping strategy. God that sounds really miserable.

There's been an explosion of houses suddenly coming on the market or having their prices reduced in the area I'm buying in. Makes me feel like I'm over paying now but can't do anything about it and not do I want to anyway, but getting slight worries about selling in the future..!

Also getting closer to the finish line on my purchase. Just a couple of minor outstanding queries. Fingers crossed it all goes smoothly from here!

I can't phone the lender as the mortgage is in DHs name and he is in meetings until this afternoon. Hopefully by the time he's out we'll have an answer from the sols.

We’re meant to be signing contracts today but the buyer’s solicitors has suddenly sent through some queries. I knew that solicitor had been too quiet. Hopefully it isn’t anything that will hold things up. I can’t help feeling nervous. I just want to exchange asap and lock everyone in!!

The solicitor just called, we gave to go in and ring something this afternoon but she's as sure as you ever can be that it's going to go ahead!

Loads of emails flying around today!

My lender responded that the defective lease is not a problem, if the seller purchase an indemnity, which can be done cheap and simple online.

I just signed and dropped the documents off at my sols office. We may be able to exchange tomorrow and complete next Friday, if the seller acts fast.
