Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Bit of good news here! Had 2 viewings since we went back on the market on Wednesday. Had an offer of the full asking price today from a cash buyer which we have accepted so fingers crossed it’s 3rd time lucky and it all goes to plan this time! Feeling positive for a change but don’t want to get too excited as I’m so wary now of things going wrong. I think we all deserve a Gin tonight! Grin

Congratulations tenapenny and hartof! I'm hoping to hear some news on our sale next week but it's not tying up with our purchase. We may also be looking for temporary accommodation as, above all else, I don't want to lose our cash, no chain buyer! Still feeling very anxious about it all and can't sleep properly.

Aw thanks everybody!!! We're out and completed, and now embracing the fabulous world of 'temporary' accommodation!

2 weeks until our amazing new house apparently, let's see, I'll still be here until that's sorted!

I'm currently recovering from surgery I had last Thursday, so we only emptied the property on Wednesday, thinking ill be out of action for 6 weeks, I'm worried sick, we've no chain so baffled it's taking so long 😔

OK, a lesson for everyone - before you transfer your deposit etc, call your solicitor directly to double check that the bank account is correct! My sols changed their bank during conveyance and didn't tell me!

Luckily, I had a hunch and called them just before do the online transfer!!!

Week 5 and our solicitors finally received the sellers contract pack. They have sent off our searches and raised 15 enquiries with the sellers solicitors. Signed some papers and sent off.

Adding another set of enquiries to send as we offered 291k in the basis that the sellers removed carpet and underlay.. fixtures and fittings have been passed to us and they are now trying to leave the carpets and underlay amongst other crap when they agreed to leave property empty on a condition of our offer! So not happy!!!

Transferred all funds ready for completion on next Friday! A bit sad looking at our now nearly empty bank account... took us so long to save up.

I think there are many mental sellers in our city (I blame it on the cannabis culture). It is annoying, but don't stress yourself with things that are not really "deal breakers". I don't both with them, if the implication is just a few hundreds pounds. Are the carpets that bad? If it really bothers you and is costly to rip out, then you can ask your sol to add it to the contract. It sounds like an older house. Have you done the survey?

Lots of movement on here since I last checked in, congrats tokyosushi that gives those of us who have been on this treadmill for a long time a lot of hope - that was an unbelievable ride for you - I bet it hasn't even sunk in yet!

A month to go and then I've been trying to do this for a year. No news on our buyers, I'm trying to think no news is good news, it's still early days and they needed to sort a mortgage, so next week should be the week that gives some indication of whether there is a chance this really could be it or not.

Nothing for sale in my very specific area that works for me, which is good, as if the perfect place came up I'd have to offer and then I'd be stressed out of my brain over the sale . I've noticed though that a lot keep going under offer and then collapsing within a few days. Not sure what's going on there. So just reminds me not to count any chickens on my sale until it's over the line!

Had another wobble earlier - Barclays have (according to my broker) suddenly reduced the max. amount they’ll lend for flats in London meaning I couldn’t borrow enough. This seems to have changed in the last 2 weeks since the DIP was issued...
It seems Virgin are still OK with it so he’s applying with them and managed to get the same rate so fingers crossed. My heart did skip several beats when he first called though!

@Fleabag123 I sympathise with feeling wobbly every time the phone goes with someone connected to buying/selling... whether it's the agent, solicitor or broker my heart always skips a beat and I fear the worst.
I hate stewing at the weekend too!!

Thanks @TiddleTaddleTat, it’s so horrible isn’t it. And yes, definitely didn’t expect a call at the weekend. I get emails from my lawyer at odd times out of hours too so not great at switching off at the moment!

@tenapenny2018 we originally would not go higher than 287k but she would not budge under 291k, we said the only way we would go higher is if she would remove carpets and underlay and dispose of which she agreed so it was a condition of our offer.

It was up for sale from August until Feb, we were first to view and first to offer. Whole place needs gutting, is a shit hole and absolutely stinks of cat piss, cat litter and wet dogs! We also said we wanted it emptied but she is trying to leave lots of crap which were willing to get rid of, but carpets was a condition of the offer so most definitely want them removed. Our solicitor is contacting theirs.

She is in her 70s but is very young 70s but an absolute crazy at the same time.

Are you in Bristol too?

It's a 1930s bungalow, we have family and friends in all trades which have looked it over and all seems well. We are ripping out and changing most things anyway so it'll all get redone. My dad lives two doors up same style bungalow and built at the same time.

Our solicitor is asking for planning permission on the decking because it's above 30cm from ground level, never knew you needed planning permission for decking either lol!

I just hope were moved in by end of June..

The reckon is going as well as soon as we move in but our solicitors insists on the planning permission apparently!
