Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Blimey @TokyoSushi that’s quite the turnaround.

We paid for packers last time we moved at it was very stress free. Take out anything you’d need in temporary accommodation and let them deal with the rest.

I’d be loathed to pay out before you know for sure what is happening though. Can the solicitor offer reassurance that it is going ahead?

How long before the new house is ready?

I'm waiting to hear from the solicitor, yes also loathe to pay anything out seeing as its already cost so much!

About 2 weeks for the new house I reckon so not so bad, have asked the solicitor for a timescale!

Just found out my lender (due to an oversight on their part) has been sitting on its axx without passing the case to the underwriter until I called them today!! So it will be "a few" more days. Angry

At this rate, it will soon be Easter!

TokyoSushi I don't know how you are coping - that sounds so incredibly stressful.

Good luck to everyone - we are all ploughing on.
It looks like our house sale and purchase are not going to tie up either. Our corporate buyer has to complete by the end of March so our solicitor is looking at exchange week beginning 18th March. We won't get another buyer in this climate for our awkward house so will have to bite the bullet and find temporary accommodation I think. I'm pushing our solicitor to at least exchange on the new property by the end of March so we know the temp accommodation will be time limited. More £££

Crikey @TokyoSushi that's a bit stressy! Do you have any funds available for unexpected temporary accommodation if needed ? Some friends of ours had a similar situation with a new build not being quite ready and they spent some time in a hotel in the end.

On our purchase, our solicitor has requested the freeholder completes the DoV and has asked the buyers solicitor to insert a clause in the contract to allow us to exchange prior to the DoV but require it on completion. I'm not sure if they'll be happy with that - but they are insisting on the DoV (despite it being a fairly minor issue) and also impatient for the purchase to hurry up. Hope they will agree as I will be very relieved when (if!) we finally exchange.

Yes, can pay for the temporary accommodation, irritating though it is! Currently checking my email every 3 minutes for an update!

Ok, I've found temporary accommodation, cleared the annual leave, arranged to have the cat vaccinated, found a cattery, and found removals people with space.

I can't book anything, because I don't know anything, but I could book the things, if only I could get the go ahead!

I feel slightly less stressed, but only slightly!

Can anyone advise?
I accepted an offer on my house in October 2018,then with Christmas, the buyers getting their mortgage structural surveys.
We are now in March and still no exchange date, all the forms have been filled in, all searches completed, property is now empty, it's going to be a second home for my buyers, I'm not buying anything at the moment, so what's the hold up?
The more it goes on the more worried I'm getting, my solicitor says she's waiting on their solicitors.
Anyone's thoughts be appreciated

@Smart123 we have a similar timescale to yours. Does your solicitor say what they are waiting for from the buyer's solicitor? Presumably it must be in relation to enquiries? Try and get some specifics and hurry on your solicitor to get them moving. Id be wary of offering ultimatums or deadlines unless you really mean it!

It must be enquiries that I answered almost 3 weeks ago, my solicitor told me she had messaged them today to see what the hold up was, I'm a worrier and find the silence worrying

I think I’ve found the people I need! Hope it’s not too late to join...

We put our house up early January and had a lot of initial interest. Accepted an offer for full asking price after 2 viewings and cancelled the rest. Unfortunately buyers mortgage fell through despite having the agreement in principle. Back on the market and had another viewing and offer the next day, accepted this after a few days, slightly below asking but within what we were willing to accept. Buyers had their survey done just under 2 weeks later, this was the 12th Feb. Haven’t heard a thing since, found out today from estate agents that they haven’t managed to contact them at all and their initial ID check hasn’t been submitted. Do we go back on the market? Or hold out for a buyer who has instructed their solicitor and had a survey done? First time selling so not sure what to do! We’re moving regardless in 4 weeks because OH has a new job in another country starting April and we’d hoped to complete by then. All advice welcome!

Thanks for the advice. We’ll definitely be going back on the market today. OH spoke to estate agents this morning and coincidentally they’ve finally managed to get in touch with buyers. Apparently the survey came back undervalued by 10K... Hmm Buyers originally offered 10K under anyway so not sure whether it’s true or they’re playing a game... So stressful when we’re having to move regardless. House is not in a good state for viewing with boxes everywhere!

I feel your pain.. Its the most stressful thing ever, I'm currently recovering from surgery, so probably more time to think, I'm thinking almost 5 months and we are still asking questions, ask them and let me answer and get the hell on with it 😕

Argh! Signed all our contracts for the new house and sent them back yesterday, told the sols it must be by next week that we move. Now they've said "We reported to your lender last week and they have responded to advise that they have forwarded some information contained in the letter to the valuer for their comment. We require an response from them before we are able to confirm a completion date."

I don't really know what this means, do you think it's something to do with the Lease on the new house (that has taken 6 weeks to hash out with their sols).

Argh indeed @hartof I don't know why they can't just speak in plain language it's often hard to understand what they even mean!

I hope you're not getting embroiled in a lease issue!

Solicitors have just kicked into action here, received 2 emails just now, things continue to creep along. Have delegated to DH to call the removals people, again, to see what would happen if we needed to move at super short notice!

Shouldn't be, the developers sols had to admit defeat and amend points of the lease. Hopefully the valuer is nice and quick so we can get a date. I'm at the stage of packing where whats left has to be done last.

They're a nightmare aren't they though the sols, hopefully your movers are okay with being last minute!

@TokyoSushi I hope completion is Friday for you; it's really difficult not having a definitive plan with a 100% confirmed moving day, knowing you can't plan/ pack encase it doesn't happen but knowing if it does you won't have time to do it so you have to pack anyway - hope you don't get too stressed by it, I know it's been a long old road for you.

@hartof Perhaps go back to your solicitor and ask them to explain what they mean and timescale for hearing back from valuer?

Our buyers solicitors have sent out transfer deed and other docs to them and their ex-wife for signing which will hopefully be received by both today, and they have said they will send it back to solicitors by Special Next Day Delivery.

Hoping these are received by solicitor no later than Friday as they said once they have this they will be able to set a date for the transfer to be competed - which is our exchange date also.
