Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

We might have a bit of a development here. Although the lease still isn't signed by the leaseholder or the property management company, it is at lease now correct. Our buyers solicitors, who are conservative at best have drawn down the money from the mortgage as they're fairly confident it's going to come together next week!

If not the mortgage expires next Friday and then it'll be a 6 week wait for a new one.

So, it seems that after 28 bloody weeks 29 on Monday we might have to move out all of a sudden and it will almost come as a surprise!

Annoyingly, most of the enquires are back now with our purchase (3rd house) but I still think we're going to end up with a couple of weeks gap and the joy of temporary accommodation is looming again!!

Sounds like the end is finally in sight now @TokyoSushi you've had such a long journey to get there, not surprised if things finally take you by surprise.

So all queries and searches are back now bar one query about getting a leak fixed before exchange. Hopefully they'll do it as it benefits everyone..! Got all the contracts etc here to sign and send back, need to pay the deposit, then it's all down to the vendors onward purchase! Exciting times!

Congrats @kernowgal and tentative congrats @tokyosushi - soul destroying to have been at it for over 6 months but looks like the end is in sight.

I’m amazed that paperwork has been flying between solicitors already - last time it took over a week to just get the memorandum of sales.
Applying for new mortgage though and terrified it’ll be rejected, having to provide bank statements for December looks rubbish - I know they make allowances for Xmas but I’m still anxious!

we are currently in the process - we've sold but now waiting to sort out exchange and complete.

but seems every few days the fucking awful solicitors throw up a different issue. currently 12 weeks in the process they've just realised that our buyers house was bought with a help to buy loan and theres a 15 day time frame for the government valuers - why the fuck has it only taken till now.

just really pisses me off they the legal process in anything seems to take an age and they charge you through the roof... rant over

@lovelyupnorth it's so frustrating isn't it!! We're buying a new build and our solicitor has said theirs is incredibly lazy. So much so ours has has to draft a new lease with amendments she's insisted they make and send it to them to sign. This is the developed lease so should be done by them!! The whole thing had me in tears yesterday I was so fed up. Fingers crossed yours get moving soon

@WBWIFE 4 weeks?! completely unacceptable IMO. So much easier when they do everything by email. My solicitor forwards me copies of everything he sends and receives

I feel like packing and tip runs are just never ending, good job i didnt wait till exchange (still hoping this is end of next week).

Its taken a month to empty the loft! And we have the garage still to do, who would believe you could have this much crap in a 2 bed apartment.

I would love some tips on how to stay sane in all of this. Paying out for surveys when you don't know if it's money down the drain if the chain falls apart... not knowing whether the EA is just messing with you or if your solicitor really is very slow! Don't know who to trust and wonder if the EA has lied about the buyer thinking of pulling out just to panic us. What I do know is we are in the weakest negotiating position because of our buyer pulls out we lose our purchase so having to pay out £1700 for the deed of variation is just crazy but hope it resolves the issue. No one is talking about dates for exchange yet but hope that will be the next question once this lease is sorted out.

I'm definitely not keeping sane I'm afraid. Can't sleep properly and lost a few pounds due to the stress. I just wish everyone was upfront as can't believe the lies we've been told!

As expected, we have not heard anything today, but will call tomorrow to check what the underwriter thinks of the defective lease.

@tenapenny2018 is that a defective lease on the one you're buying?
As expected, our buyers solicitors have refused to pay for the deed of variation (and why would they, since we can't sell the place to anyone without the lease being corrected)
So I've transferred £1700 of my emergency fund over the the solicitors

Well we've come home tonight and the sale board has gone from the house. Do you only get so long with it? There's nothing in the contract we signed and it was too late to ring the EA.

TiddleTaddleTat Yes, we are buying.

The defect is fairly minor and the lender's valuer already concluded that it does not affect the house price, but still the underwriter has to agree as well, so we are waiting on that.

How odd @hartof Perhaps it is a mistake?

How is everyone getting on? All 3 parties in our chain have agreed to exchange on Friday but there are some outstanding enquires and we haven’t signed the contracts yet so I expect it’ll get pushed back. Our buyer is a FTB and I doubt he is pushing his solicitor along. I certainly didn’t when we first bought a house. I just presumed in was all in hand which is why a simple 2 party chain took over 4 months!

Called EA this morning they've not got a clue! Said they'd ring the board agency and find out.

We signed all our contracts for our new house and popped them in at the sols this morning, we're really pushing to move next Thursday. I know its not a traditional completion day but we want to be able to get the carpets fitted the next day. Not sure how that's going to go seeing as the developers sols are really lazy.

We are still in the process with no end in sight... chasing solicitors and estate agent often currently. Waiting on a building regulation certificate... no idea how long that will take.

Feeling very despondent at the moment!

Well, this is rather stressful! It seems that there is a very good chance that we might complete this week on our sale, although we've not yet exchanged. All of the outstanding bits are coming together and it looks like they will be sorted by the end of this week.

Due to our buyers mortgage, we have to complete on Friday, or not for 6 weeks.

I can't book any movers because you have to pay a fairly large deposit and you won't get it back if you move them to 6 weeks time! Also, the new house isn't going to be finalised and ready to complete by Friday.

So here I am, on Tuesday lunchtime, not packed, because I don't want to pack everything up if we need to continue living in the house for 6 weeks. No movers, nowhere to put the cat, no annual leave booked and a minor detail - nowhere to live with DH & 2 primary aged children! (All family live too far)

I've just sent the solicitor a slightly desperate email.

It'll be fine, right? Right?!
